Flipping is a really scummy practice
I do all this by myself… buying, Reno, ect… just did a 2500sqft house with a 3600 sqft shop on 5 acres, took 100 days, $230k in net profit. Just did another earlier this year, newer 3/2 1600 sqft and got 120k profit.

You should do the math on what you are bleeding IF you have to LTR (long term rent) those based on changing zoning or market conditions. That you do not want to see happen, but in real estate and business in general, prepare for worst case scenarios.
What market is this in? Are you sure you can build the guest house for that price? Seems like it could cost more depending on market and finishes
