I fail to see why new agreements for council house / Housing Associations should be on anything other than a market rent with housing benefit (possibly with tweaks if necessary) to make a tenancy affordable. Unless this is changed we will continue to have instances where highly paid people get subsidised rents. Councils may need to provide (emergency) accommodation but there is no reason it should mean subsidies for life and where it does it means taking away property from those who need it to those who can afford it anyway
Small brickwork contractor here wolverhampton ,just closed down our small company , no profit in it no more Who is going to take all the risks to get nothing back An architet told me walsall council are paying local builders over 250k for a 2bed thats giving the land to the builder Affordable houses ?? Themoney does not add up

Stamp duty is 8% in Scotland (Additional Dwelling Supplement, on top of LBTT tax of between 2-12%). This tax is suffocating business. It simply tells me the Scottish government does not want a private rental sector. Why else the huge disincentive.
Its starting to look like the UK will be one of the only Deep State, Cabal, Marxist,Totalitarian, Dystopian, Illuminati,Swamp Puppet Wanna- Be Gov's.. left !!... With interest rates still up and the rip off extra stamp duty, it’s a bad time to buy any more I did have plans for a few houses this year 25 but I’m saving up and might just wait,
I think the hikes in tax duty is actually more reason that its a good or better time to buy... its a sign of strength in our position as landlords and i intend to expand in 2025. Dont be too cautious is my advice

You're a very wise man John. Too many on the l3ft playing down the impact of IHT on pensions. Those hit (anyone having a DC pension) will spend it 'abroad' out of spite if nothing else. IMHO the path to self inflicted death of the UK has been set in motion. The next government cannot undo what has been done as the additional taxes have been earmarked for civil service pay increases (and we don't have an Elon Musk to cut the civil service spending).
Two wrongs don't make a right. IHT should be abolished. The other point is that taxing the farmers more on IHT and fertiliser costs etc. it is not to raise revenue it is to decrease the food supply further. Alongside the ridiculous payments for not farming the land, it all goes hand in hand to decimate the country.

Looks like developers got it wrong. We need developers to stop paying crazy prices for land. The price of land should match the ability to pay for the final housing product after all development costs are added.
Money for the housing associations in the form of government grants, or private capital? If government grants then obviously we are talking about tax increases.
MAYBE, if PRS investors were commended rather than vilified; if their interests were enhanced rather than diminished; if their rent and possible damages were insured by public funds, private investors might step-in.

Being a landlord is a mugs game
so they intend building hundreds of thousands of houses , while reducing london housing targets -on the assumption that people will either buy or rent them - at the same time cutting infrastructure projects - which means more people will have to commute along the same roads already clogged up meaning longer journey times, more pollution even if there is a rail station nearby (and we all know about endless strikes and over crowding) - all for a government promising growth and wall to wall green policies while doing nothing to tackle the reason why these houses are needed - i.e. massive population increase due to uncontrolled immigration of all kinds. The only thing labour are thinking off is how to ruin people's lives at an even faster pace..........

300k houses per year is probably not a realistic target. However, I think under Labour there will be more housing. Grey Belt eg car parks etc. ; as well as many Offices can be converted. Also, as mentioned below, they will combine smaller/newer towns. It may depend upon how well they transform the Planning system.
