In my family, including my ancestors, money is managed by woman, they actually do investment. Men just earn and give it to woman. If I am correct this is common for most of house hold in india.

    ## Analysis of Mumbai Property Prices (January 2025 Data) The provided data paints a picture of a potentially overheated Mumbai real estate market: **High Prices Relative to Income:** * **Price to Income Ratio (28.44):** This indicates that the average apartment price is nearly 29 times the average annual net income. This is extremely high, suggesting properties are significantly unaffordable for the average resident. * **Mortgage as Percentage of Income (306.84%):** This implies that monthly mortgage payments would consume over three times the average net monthly salary. This is practically impossible for most people, indicating heavy reliance on family wealth, multiple incomes, or substantial down payments. * **Loan Affordability Index (0.33):** A low index reinforces the unaffordability, suggesting limited access to financing for the average person. **High Rental Yields (But Context is Key):** * **Gross Rental Yield (City Centre: 2.60%, Outside of Centre: 2.81%):** While these yields might appear low compared to other investment classes, they should be viewed in the context of India's overall economic and real estate landscape. Factors like high inflation and long-term capital appreciation expectations can make these yields attractive to certain investors. **Potential Overvaluation:** * **Price to Rent Ratios (City Centre: 38.52, Outside of Centre: 35.64):** These high ratios suggest that buying is significantly more expensive than renting. While cultural factors in India favor ownership, such high ratios can be a sign of a price bubble. ## Forecasting Future Prices & Potential Crash Predicting real estate crashes is notoriously difficult, but several factors need consideration for Mumbai: **Factors Favoring Price Growth:** * **Strong GDP Growth (7.24%):** Continued economic expansion can fuel demand for housing. * **Population Growth (0.70%):** Although not extremely high, population growth adds to housing demand. * **Redevelopment Projects (70,000 CHS):** While potentially increasing supply, redevelopment often leads to higher-priced, more modern units, not necessarily a significant increase in affordable housing. This can actually drive up average prices. * **Inflation:** High inflation can push up asset prices, including real estate. **Factors Suggesting a Potential Correction/Crash:** * **Extreme Unaffordability:** The current price-to-income and mortgage-to-income ratios are unsustainable in the long run. A correction is likely if incomes don't rise significantly. * **Interest Rate Hikes:** The current mortgage interest rate (8.99%) is already high. Further increases could make borrowing even more difficult and trigger a slowdown or price decline. * **Increased Supply (Eventually):** The 70,000 CHS redevelopments *will* eventually add to supply. The question is whether this new supply will match the demand profile (e.g., affordable housing). If it creates an oversupply, especially in specific segments, prices could fall. * **Economic Slowdown:** A global or national economic downturn could significantly impact demand and lead to a price correction. **When Could a Crash Occur?** Pinpointing a timeline is impossible. However, a crash or significant correction becomes more likely if one or more of the negative factors materialize: a sustained period of high-interest rates, a major economic downturn, or a significant oversupply of housing relative to demand. **70,000 CHS Redevelopment Impact:** The redevelopment projects will likely take many years, even a decade or more, to complete. The initial phase may even exacerbate the affordability issue by driving up average prices. However, as more units come online, the increased supply *could* eventually put downward pressure on prices, especially if demand weakens due to other factors. This won't be an immediate effect. **Conclusion:** The Mumbai real estate market exhibits signs of being overheated and potentially vulnerable to a correction. While factors like GDP growth and redevelopment projects support continued price increases in the short term, the extreme unaffordability and potential for increased supply in the long term pose significant risks. Monitoring interest rates, economic growth, and the pace and nature of new housing supply will be crucial for assessing the future direction of Mumbai property prices. It's advisable to exercise extreme caution in this market.

Correct !! But Wadapav makes a great on the go meal ! Your fingers become oily if you hold the wada directly! Also the hot hot fried Wada is difficult to hold ! Pav makes your fingers less oily , less messy and you don’t have to hold a hot hot Wada in tension ! The paav solves all these problems, plus you can eat as you drive 😂😂😂🎉🎉🙏🙏❤️💛🧡💙💚💜💕💕

AVOID ULIP's and Fixed Income plans(max 6% returns per annum), better alternatives are available. (Mutualfunds+Term insurance) instead of ULIP's and debt funds or hybrid funds instead of fixed income plans. I don't understand how can they sell these ghatiya products to anyone, sharam maar ke sab khaa chuke hain ye log. They give 35-40% commission to the agents to sell these products, 35% agent le jayega to growth kahan hoga paise ka and on top of that, agar policy ko poora nahi kiya to 6% bhi nahi milta, SHAMEFUL. Anupam sir, I am a huge fan of yours, PLEASE AVOID inviting these type of agents 🙏

How will diamond price increase when it's manufacturable? Price will drop for both types till manufacturing cost of lab grown + profits reach a point where new entrants find it unprofitable. Incorrect information by guest. Seems trying to lead viewers. In a yellow gold setting you don't need pure white yellow is fine too. GHI colour. Lab vs natural is 5-10x difference I see. Lab growns can be made to be FL or IFL. Not found typically such flawless in natural. Natural have nitrogen impurities which can be detected by a uv spectrometer. Not possible to find out by eye piece. Both will show same view. Only lab growns are more defective free

Deepak, your journey from podcasting to penning this profound book is inspiring. The evolution from exploring others’ perspectives to crafting your own unique narrative resonates deeply. Your metaphor of ‘a torchlight versus a nottar’ perfectly captures the need for clarity in navigating life’s complexities. The way you address midlife challenges and the multidimensionality of potential strikes a chord-especially in a world where balancing roles feels like steering a ship in turbulent waters. Thank you for giving language to these nuanced aspects of human potential.
