Stay in Boise! I sold my Boise, it get out of HOA Land. I went to SE Idaho, it's a freak show. I'd advise not going anywhere Mormon. It's the worst place I've lived in 30 years. Most the people are discriminatory and mean even to children.

@Livinginboiseidaho-candid I'm in Rigby Idaho, don't invest here! I'm finishing up some lawsuits and coming back to Boise. If you actually research the Police Chiefs you will see major corruption, abuse, even accusations of theft...it's like a whole nother world over here. If any of your clients wish to find out what it's like to live here BEFORE they buy a house, I'd be happy to consult with them on my and several others 'experiences. Our Judge put a innocent man in Jail for 20 years! Google Judge Daniel Clark, can't make this stuff up!!

Idaho wages can't afford Idaho anymore. CA came in and ruined it.
Thanks for watching & taking the time to contribute! Across jobs, our salaries are definitely lower here in Idaho compared to California , which can certainly be hard (especially with how high housing prices now are).
Since Im sure you see a lot of local CC&R's- how about a video on common do's and don'ts listed in a lot of Idaho HOA's and what benefits do you get from them in your state. Where I live HOA dues cost hundreds of dollars a month and are run by tyrants.

Is it true that’s it takes a long time, like 5 months to get to see a specialist doctor? Also, I heard that is really hard to become a patient of a family MD. Many doctors are not talking new patients. Is it true about Idaho?
Great question! Medical & hospital concerns are completely valid. Thankfully, over the past three or four years our healthcare system has really stepped up and has grown significantly. In our family, we have five family members who are between 82 & 95 - and all five of them have received great medical care (when need be) right here in the Treasure Valley.
I'm so old, I remember when Idaho had NO sales tax. Then the politicians got greedy (of course) & they instituted a 3% TEMPORY sales tax. Was supposed to sunset in just a couple of years (I don't remember how long). Well, what do you know, they somehow made it permanent. Now, it's 6%. And people wonder why we have such a low opinion of government/ politicians. Ask any REALLY old Idahoan who was the best governor. They will tell you "Smilie" (look him up). When asked why he was the best, the usual answer will be something like: "Because he didn't do a damn thing!" This perfectly illustrates the mindset of Idahoans: LEAVE US ALONE!

Boise native of 42 years and the treasure valley is being ruined. Our wilderness are overcrowded now, our road infrastructure was not built for the traffic and our views and land are going bye bye to pack in every house on every piece of land there is. It's sad natives and long-time residents are being pushed out because of all the people moving here. It makes it nearly impossible for Idaho residents to own or rent anything. We now have huge rats due to all the people moving here. We've never in the 42 years I've lived here, had rat problems. We live in a desert area, and the more people move here, everyone should be concerned about future water supply. The winters here are mild compared to what it used to be and it's definitely due to the population growth. So so sad to see what this area has become.

Just straight out, many of the changes we've seen (due to our rapid growth) are definitely very concerning. And the changes that we're seeing in the natural environment and wildlife (like you mentioned with the rats and water concerns) are huge. Truly appreciate you taking the time to share your insight & thoughts (and I'm sure others with as well). Very accurate video, Idaho is a VERY 'be self sufficient' place, DEI=No, government mandates=No, guns (2A)=Yes, Woke=No, massive 4th of July fireworks=Yes, and soon to be this year, finally, school vouchers=likely yes... I would bet that you don't have much in the way of crime in neighborhood, unlike here in Kalifornia. Also, 6% sales tax sounds better than my Kalifornia county of solano at 8.125%.

My kid is up there for college. We have tons of friends up there & would love to move up too but housing is soooo expensive. Also we don't want an HOA since we are trying to get away from dictatorship😆. Seems like all new builds have HOA's. I pray there will be room and affordability for us to bring our red votes! when floods do occur in the Boise area, do insurers actually pay up or do they find ways to deny claims?
Flood insurance in the Treasure Valley, like in most parts of the U.S., is typically not covered by standard homeowners’ insurance policies. Instead, flood coverage is usually provided through the National Flood Insurance Program (NFIP) or private flood insurance policies. The only somewhat “major” flood we’ve seen was back in 2017, and most homeowners in subjected areas that we knew did okay - was it stressful though? Absolutely!!
how often to natural disasters happen in Treasure valley?
Great question! The Treasure Valley is deemed as being pretty safe when it comes to natural disasters , especially compared to other parts of the U.S. Here's a quick breakdown of what you could expect: Earthquakes: While Idaho does have *some* seismic activity across the state, the Treasure Valley itself is not in a high-risk earthquake zone. Most quakes are minor and happen in more mountainous areas, like near Stanley. We had one slight earthquake in 2020 (because everything happened in 2020, right?) but no significant damage occurred. Flooding: Thanks to the system of dams and reservoirs along the Boise River, our valley isn't prone to major floods. However, there can be localized flooding during heavy rain or rapid snowmelt in spring. And that's especially felt up in the foothills and surrounding areas during our hot and dry summer months. And then while wildfires can impact our air quality, the Treasure Valley itself doesn’t usually see fires reaching urban areas. Winter Storms: Snowstorms and icy conditions can happen in the winter, but they’re usually manageable and rarely severe compared to northern section of the state. And that's really it. Great video. What’s a heavy rainfall like in the Treasure Valley area? Measured in inches?
Thank you for watching and good question! In the Treasure Valley, heavy rainfall is generally considered to be around 0.5 to 1 inch of rain over a short period (such as within an hour or two). However, since our area has a semi-arid climate, even smaller amounts of rain-around 0.3 inches in a short time-can cause localized flooding, especially in urban areas that have less permeable surfaces. I have family and friends that live in Idaho, I live in Montana and I always laugh at the locals blaming new residents in both states complain about the prices of land and houses. I always respond, well your family or even the person complaining about the prices, you didn’t have to ask the high prices they request. I’ve seen generational ranchers sell their ranches for top dollar and then blow through their money within 3 to 5 years. Then they try to get back into ranching and just can’t afford the land or the taxes. A Lot of people watched Yellowstone and think their 5 to 20 acres is 100,000 acres, they go out and buy a cowboy hat and boots and think they are cowboys, then since their lack of cattle ranching, they go out and try to milk a Bull. But in reality, 90% of the people who move to Idaho move to the Boise area, only to have neighbors houses on every side of their house where you can hear them fart. I understand that a lot of people moved to the Boise to get away from the nation’s worst government called California, but they’re disappointed when they move to the two big colleges, Boise, and Pocatello how blue they are. Don’t get me wrong, we have it to in Missoula. They’re overpriced colleges that are bluer than an eskimo‘s Gonads on the tundra while dropping his pants to relieve himself. Unfortunately around 70% of Idaho is government owned, so the days of buying lots of ranch land are gone with the large mansion, unless you win the mega lotto. Still a beautiful state with reasonable gun laws. And don’t forget the only Blue Football stadium.

What are the pros of cons using a realtor for new construction?
Thanks for the question! Having your own representation is almost always the smarter choice of when it comes to new construction. The builder’s sales agent/sales team represents the builder, not you. Their goal is to sell the property at the best terms for their builder. Your own realtor, on the other hand will work exclusively for you, ensuring your needs and interests are the top priority throughout the process. And while I can’t speak for every market, here in Boise’s Treasure Valley, all of the main builders are covering the buyers agent’s commission (so your agent’s) in full. So by not having your own agent and representation (and instead just going with the builders sales team) you’re essentially losing out on having your own advocate (who you don’t even have to pay for).

Having buyers agents commission covered is incredibly helpful for all of our buyers! And good question about CBH. There was a time that we weren’t thrilled with the quality we were seeing (mainly around 2020/2021) but after that (Boise is a surprisingly small area - and word spreads quickly around here) they really worked to pull evething back together and get their quality dialed. That said, it can vary based on community (and the supervisor in each community). Over the past several months we have helped five families buy CBH homes - and for all of their unique situations CBH was a great fit. The incentives, layout, communities and price points can be ideal for many. Totally just case-by-case. Thanks for the question!
Yeah we got fires....big, hot, voracious, blast furnace like fires......and when we're not burning we're buried under many feet of ice and snow....and Grizzlies....its common to see them chucking down one of our slower residents in the middle of the street.......if i were any of you i wouldnt risk it - do yourselves a favor and stay away

One of the bigger check points on my list for Idaho home is Radon. How to go about checking for that in a new home?
Great question! We have several “go-to” home inspection teams here in the Boise area that we love connecting our buyers to. If radon is a concern (either on the buyers side - or based on the area & community’s history) we just ask them to be sure to include that test in their inspection. If/when there’s a concern it is ALWAYS worth including (and isn’t difficult (or expensive)to do). Thanks for the great question!

You’re welcome, glad it’s helpful! 🙂 And gosh, the “best” time to visit Idaho is a tricky one - I’d say that the most beautiful (and most comfortable) time to visit Idaho is between late May and early November. But for our clients, who are seriously considering moving here, we often tell them that the “best” time for THEM to come visit would actually be during what we would deem the “worst” & “ugliest” time here - which would be between January and early March. Reason being - we always think it’s best to see an area at its absolute worst/ugliest/coldest - because - well, if you/they can love (or even like) it at its worst… well then… all up from there right?! 🙂

Another good video with useful information. After we could not find the perfect house, our agent found us the perfect lot, with a local builder, and she stewarded us through the process of purchasing the land, and the monthly draws on the actual build. It was WELL worth the commission to have her involved, and we're extremely happy with everything. Please keep these videos coming, they are extremely informative...

Great video! Nampa seems like such a hidden gem. Curious-how does the cost of living compare to other cities nearby?
Thank you for watching and commenting! Nampa has a lot of areas and communities that often take people completely by surprise. And the average home price is lower than most of the other cities that make up the Treasure Valley. Right now, Nampa's average home price (for the past 6 months) is $440,000 which is roughly $125k below the average in some of its neighboring cities such as Boise, Meridian and Star. And then as far as the overall cost of living goes, Nampa is generally considered to be a bit more affordable compared to nearby cities like Boise or Meridian. But really, I tend to think that aside from housing - utilities, groceries, transportation, etc. are pretty darn comparable. If you're considering a visit or a move, I’d definitely recommend checking it out firsthand!
If Boise fixed its infrastructure I guarantee you would not think it was so crowded.

quick answer could’ve been money, ie. cost of living brought about ironically by realtors sharing poor information on fires, politics etc.. leading to population changes - Idaho is NET positive on people - HIGH net positive; so why talk about about the poor few souls who can’t afford it ?

I moved to idaho from California in 2005 My experience here has been nothing short of a complete hate crime, My grandparents are from here, my Mom is from here I have experienced so much hate ,persecution, Slander even attempted murder all because I am from California Shame on you , who would think that hating and destroying someone's life could be so much fun.
