    Stay away from Colfax. Anything south of Mississippi is fine. The neighborhoods around Colfax will eventually be gentrified and the trash pushed out to GVR and back into Denver.

    The only thing that is really bad in Aurora/Denver is public transportation. Without a car, it is not ideal to move within the city.

    It’s a dump. Just sold a $550,000 paired home with million dollar homes across the street and weekly gun shots, car break ins all over nextdoor, homeless at most intersections. Moved to Castle Rock and never moving back.

    I would not recommend centennial for singles; I would ONLY recommend to those are thinking about starting families or already have kids. Literally EVERYONE here raised their kids here or are currently raising their kids here. Even the empty nesters move once their kids are grown. It is suburbia hard core. Boring af for even a teenager let alone a young single. Also the guy says you could use public transportation instead of a car. I mean sure technically maybe you could but I would highly not recommend it. Also I’m not sure about all these restaurants he’s referring to? It is only chains. Honestly if you couldn’t see the mountains in the distance centennial could look like any other suburbia in the US. Also we are seeing a lot more homeless people here because denver has been pushing them out of the city recently and into all the suburbs

    Yeah, I would avoid Denver proper and parts of Aurora. But, there are some decent suburbs. For me, none of them felt like home so I went with Colorado Springs. As with any metro area, yards are a luxury. You really need to be in a smaller down or on the outskirts. Colorado Springs does have areas like Black Forest known for large lots (2-5 acres) - and even so, those with homes start over 1 million. Considering how expensive it is to water a lot of land, you really have to pay to have a yard in Colorado. I totally agree with the weather - and you can change with elevation too. Summer in Denver but a blizzard on Mt Evans. However, the 300-day figure is technically a myth. We get more sunshine than Florida but not 300 days - closer to 280. The problem with real estate agents doing videos like this is that you typically don't cover the really important topics like schools and crime because you are barred from doing so.

    I grew up in Elizabeth. Back in the day, our town didn’t have anything so Castle Rock is where we would go to do our grocery shopping. My first job was at the outlet mall. Castle Rock has really sprawled out since then.

    If you are remote (don't require actually commuting to Denver), then the best place is to live within 90 minutes of Denver. That way, you can enjoy the amenities of a large city like Denver without the big city mess that goes with that. I'm in northern Colorado Springs and love it. I moved to Colorado for similar reasons - when we lived in Florida, we would fly into Denver and go skiing during Spring Break. Every visit,, we would say something like "we should move here" - so one year, we did.

    If you aren't the kind of person who wants to spend hundreds on a meal then the best food in boulder is probably the occasional taco truck. There are a few local places like Rincon Argentina or Tiffins that are worth a visit but in general eating out in Boulder is such a bad value proposition that I now exclusively cook my own meals. I live across the street from Santo and cannot believe this place has a Michelin star.

    We lived in Boulder from 1977 to 1980 .It was wonderful.But at first we felt it had something against blue collar workers. But we finally got factory and machine shop work . My wife worked at Barcarde and sons steak house.( Is it still there?) The world needs regular people you know. It all can't be high tech. Please have a video on where regular people might work. How can I get this video to play for people again. Don't want to go on to your next one without being able to show this one. The only reason we left was because wife got to missing her family back hear in Missouri. Thank you . please reply if you can.

    G-maps and G-images makes Boulder look small, clean, quiet, and home to passionate athletes - just the place for me, or so I thought. I packed my sh*t and left on a new adventure. I crested the hill that separates Boulder from Denver, concern permeating my fatigued mind as a vast sea of city lights once again filled my vision. This place looked as busy as Denver! After pointlessly conversing with a Hilton agent about my reserved room for almost half an hour, I left my parked van and bought two frozen burritos from a Whole Foods for almost $8. So, busier than I was hoping, and more expensive than I was hoping... not going great. I was greeted in the lobby of the hotel by a relatively clean and lively homeless man. He said something about "individuals with the CIA" and was interrupted by an actual employee greeting me. I got my room which was more expensive than I was expecting, and got ready to sleep. As I finally began drifting off after 16 hours of focused driving, the FIRE ALARM began blasting my eardrums, causing me actual pain. It took a good 20 minutes for them to turn the d*mn thing off. After getting a measly 6 hours of sleep, I woke ready to begin my day of home and job searching... I had to wait a few hours in the hotel because I woke up too early. I went to an interview I had scheduled a few days ago and found out that they'll only work me 7 months of the year... I couldn't find anything else that day and the best apartment I could find was a 500sq/ft box for $1,195/mo on a loud street that was as well-paved as a Texas back road, the agent for which treated me like I was a criminal or something. I was nice to her and she mellowed out, but was still unpleasant. Regardless, I put the money down to secure it. Throughout the day, about an hour of driving was spent getting lost and being stuck in traffic. The roads there are not only terrible, but also terribly confusing. They curve and wind and go under and over, and suddenly you're on a one-way heading the wrong way. There was a homeless man on nearly every street, and every person that greeted me was either an unfriendly middle-aged person or a rainbow-haired 20-year-old. I met two nice people - the bank lady by my potential apartment and the homeless man in the hotel lobby... and two of the receptionists I guess. I went back to my hotel to reserve a room for three more nights, as my apartment would be available to me then, and the guy at the counter said the total for the three nights would be almost EIGHT HUNDRED DOLLARS. After all the struggles and imperfections that I'd ignored since my arrival, I FINALLY began to get concerned. I booked the rooms anyways, and went in and out of my room multiple times to grab stuff from my van and to buy some food as I had none... Once I though I could finally make it through the night, I layed down on the floor for an hour. I broke down. The reality of this place being a lie rose and collapsed onto me. I rushed to the lobby and canceled two of the three nights, got in the van and drove to the leasing office to take my money back, The same lady sassily dismissed me. I couldn't believe that I had been treated like this - ripped off, insulted, generally lied to... All in two days. I got up at like 4am and f*cking left that sh*thole. I didn't even wait for the sun to rise to see Boulder's mountains. I got to see Pike's peak on my way out, though. I saw the Spanish peaks, that mountain range to the West of Trinidad... My drive away from Boulder was nicer than my stay there by a long shot. I felt like trash when I got home, though - considering my plans for the future fell apart in a day and I was now struggling with yet another existential crisis. I still want to live in Colorado, but it's going to take a lot more planning and a much longer road trip to tour the different towns. Somewhere around Salt Lake City might be alright too, but I haven't been there at all yet. I just see the mountains on G-maps and know I need to ride there. Finding housing is never hard when you have my super-low standards, but getting a job is always hard. Anyways, Boulder f*cking sucks and I will never live there.

    I despise the place, and I was born there and lived there 45 years. Born at old Community Hospital. Closed now. Right in the shadow of Sanitas. Which is terrible to hike anymore due to the foot traffic. Everywhere is traffic, pretense, and terrible people. Boulder was great. Once. When it was working class. California and the plague of locusts ruined it. Don't let the view fool you. It is crowded. If you want real outdoors, you have to travel for hours in Colorado. Boulder is accepting? I am a native and coined the term 'liberal fascism.' They will enable anyone and their 'culture' except for people who actually live there, work there, and pay taxes. Diversity? 98.5% of one demographic. You had better make at least $25-30 bucks an hour to afford an apartment. There are entire neighborhoods owned by people of a certain faith. It is not a place for you if you work for a living, were ever told 'no' as a child, don't smoke pot, dont have a trust fund, actually want access to the outdoors that doesn't resemble a Los Angeles health club, mind your downtown being overrun with homeless, rats and the smell of urine or if you make less than 200k a year. Oh, and I promise anyone moving into that city that all the local moving companies charge higher rates for Boulder jobs. Just for having to deal with that city and the people in it. They won't tell you that. Yet they do. I moved to Idaho. They still put criminal vagrants in jail here. The outdoors is 5 minutes away. With a fraction of the traffic and none of the pseudo intellectualism.

      Real estate agents can't talk about those topics. I've seen some dance around the topic by simply quoting an online source but even that is questionable. The bottom line is that all major cities have crime and homelessness. Some more than others and crime isn't just one stats since there is a difference between property crime and violent crime. If you want a place without crime or homelessness, try a field in Kansas. I moved here from Orlando. They had a lot of homeless but it made sense. While it was hot/muggy, it rarely got too cold. I don't understand how someone can be homeless in a place that gets -10F nights in the winter. I know shelters exist, but I also know not everyone uses them.

      I will definitely find a way to work that in. I actually have an Masters in Natural Resources & worked as a Biologist for 13 years before going into Real Estate. I can tell you high level we do have wildlife in Colorado as much of the state is natural wilderness. But, we are not over run by the wildlife. Most people love the chance to have a few deer in their yard, they can impact some trees and shrubs, but very easy to deter. Bears are not a major concern unless you are in the high country & even then all you need to do is have tight lids on your trash, bears generally want nothing to do with us. Coyote & fox are common near open washes and open space, and they can pose some concerns to owners of small pets, but they too are very skittish and will avoid people. Lots of free resources and details on this as well on the Colorado Division of Wildlife website.

    Funny that you're from Ohio and lived in DC. I'm from Indy, older sister moved to DC when I was a kid so have been going there for most of my life, whole family moved there in 2015...parents still live in Tysons/Vienna VA...moved to Denver in 2017 went back to DC for a while, lived in AL and TX then missed CO, have been in Littleton since 2021. All your points are absolutely spot on. Overall I love living here, maybe one day I'll move to Washington state or Oregon. Just don't know if I could do the damp/cloudy weather longterm...a couple of friends used to live in WA and said moss would grow on their cars lol.

    Grew up in castle rock in the early 2000s, it was Amazing! I go back now and just get sad how much has been developed. Used to play in plum creek along the meadows subdivision, now its all developed with roads and bridges going over it, real shame.

    Great podcast! As a snow-embracing Boston area native whom visits my daughter’s young and active family in the Boulder area, I’d add … 1. The air’s so dry in Boulder, every day is a good hair day 2. Property taxes in Boulder and Colorado at large are ridiculously low. While at first glance it’s great for housing costs, it means fewer municipal and county services, as well as caliber of public education. And it shows. 3. Boulder’s homeless population is growing, everpresent, and alarming - it’s become commonplace to have homeless riddle your mailbox, sit on your porch, try your locks, and rummage through and sleep in your car if it’s unlocked, leaving a cloud of sickeningly stale sweet pot smoke behind. 4. The K-12 public schools aren’t high priority, and it shows. I think those whom can afford it and care go private. 5. The city doesn’t plow its side streets during snowstorms. FWDs be damned. 6. The altitude takes getting used to - especially for those with COPD. Take it slow, drink lots of water, and rest as nec.. 7. Not only the restaurants, but the supermarkets have extraordinary organic produce and meats - Sprouts, Alfalfa’s, King Soopers, and more. I cook major dishes (whole chickens, chile rellenos, that sort of thing) whenever I visit, and delight in Boulder’s local fare every time! 8. Nothing is cheap in Boulder except the public’s access to nature. 9. Drivers are incredibly polite and civil compared to Boston. The little side street rotaries are charming and remind drivers to stop, ‘mind the gap,’ and smell the roses. 10. The diversity of architecture is unparalleled, and ranges from bright colored humble bungalows with book drops and flower gardens out front to stately historic mansions behind grand iron and red rock entrances. 11. Nobody seems to wash their car. Maybe the air’s so dry, rust is slower? 12. The resident population and local businesses are keenly earth-aware - sustainability is assumed, as is recycling. 13. Pearl Street shopping and dining are easily a great full-day adventure, from the wonderful and independent Boulder Bookstore to the distinctly-Boulder Liberty Puzzles flagship store, to Island Farm to countless arts and crafts stores and my favorite - the amazing Peppercorn. Eateries dot the way. Pearl Street’s core pedestrian walkway is filled with benches, other respite areas, sculptures, and flowerbeds. 14. No deep-dive Boulder visit would be complete without dropping into Boulder Furniture Arts (on Pearl for decades but now on 26th street) for the finest custom-crafted heirloom pieces west of the Mississippi. 15. Boulder housing, whether buying or renting, is very expensive, even for high income techies. For buyers, my best advice is to buy as close to downtown as soon as possible just short of going over your financial head. Never take what your lender claims you can ‘handle!’ Lenders don’t give a damn about your financial reality, and are in business to make money off you at any cost. Distill the madness, trust your gut: plan a big down (20+%), no HOA (HOA fees are uncappable, will eclipse your mortgage payment, and cede real ownership), and get a fixed rate 15-30 yr mortgage. Have your ducks in a row and be ready to pounce for the right listing.

      Haven’t been to Portland yet but from what I’ve heard Portland is more eccentric, and exciting of a vibe than Denver. Portland also has access to ocean, a much more humid climate, and green forests. I live just outside Denver and will say it is not for me due the dry climate, intense sun, and no access to the ocean. I want to move to Portland for these reasons.

    My favorite part of visiting Denver (probably a dozen times a year) is leaving. If you like to pay just over top dollar while having homeless shooting up in your bushes, and panhandling on every corner, and stealing anything you leave in your yard, Denver is definitely for you!!!

      I live in downtown Denver, everything you said here is a lie... There is no homeless issues compared to other cities, shootings are primarily in the east in Aurora, very few panhandlers. We moved here from Portland Oregon , now that's a crap show!

      @@chadl1876 Aurora is the location I would have to go.. Although I have been throughout Denver, Boulder and some of their venue's. Nothing is all bad, but there is a lot in Denver, Springs, Pueblo, even remote areas like Alamosa. But coming from Portland most anywhere would look better.

      Yes, anything is better than Portland. We decided to move here after being in the middle of 2 different shootings in Portland. I have to say we have not felt threatened in any way here in Denver though. It also makes me sick to hear people try to make claims that Denver is some dangerous hell scape when it is most definitely not. @@gregorygrant8856

      Denver is one of the biggest financial hubs in the world, trillions run thru Denver every year and the wages are also very high compared to red states! Very livable and allows individuals the extra income to travel the world.

There are thousands of cars stolen every day in the Denver area and the state and local governments have 0 political will to even acknowledge the problem.

    I lived in Boulder for 17 years. Expensive town… rent, food etc., very hot in summer 90+ degrees. Nice people overall… most are well educated. 30% of the population are students and the population is not very diverse. Naropa University and Shambhala Institute give Boulder a nice vibe.

      This is highly variable based on your preferred location for living and any stipend earned via work, graduate studies, etc. I unfortunately do not work in rentals or stipends, so I would recommend checking with your contacts at CU, guidance counselor, or colleagues to see what they are doing.
