You mentioned having dedicated entrances to each unit removes the requirement for the 2nd exit so you didn't need a 2nd exit door in each unit. Does it also remove the requirement for one window in each unit to be an egress window? Or did you have to allow for that? Thanks.
Good project..It would be nice to know the total cost of renovation to justify the $9200 total rent. Sometime condo size units may not be that appealing to some tenants.

@suiteadditions I met a guy he told he got a personal line of credit for $250000. Put $50000 down payments on five houses in brampton and put as many students as he can in the house.

Hi Andy from Suite Additions. How do you think the 4 million plus temp workers and students Canada wide with expired visas with clear indications from the "new incoming" Canadian Gov explicitly saying they want them to leave, will impact the needs for rental units in Ontario specifically? Thank you.
I think things like rooming houses, small condos, studio Apts etc will have less demand. But single family homes for multigen living, multiunits, and wealthy families will be in demand in the next 5 yrs.
Incoming government will also take GST and encourage reductions in PST and dev. charges off units, should boost much needed supply of townhomes and detached homes.
@@Wildbore48 The reason why I ask is because cities like my that were flooded with students and temp workers will see decrease in demand for housing. The SIGNIFICANT reduction in population trough deportation will alleviate many problems including healthcare and housing shortage………and will make incoming gov look good so they’ll have every reason to push for deportations. For us real estate investors, not so good because we can expect decrease in rents., which makes location location location that much more important. Also basement units will see the biggest impact.

@canadavj In my opinion well run students rentals near good schools like McMaster will stay in high demand.
I am a landlord and love more revenue as much as the next guy...but isn't $2400 for 600 sf just robbery?! Who can afford that? Don't we as landlords have a responsibility to not just take advantage of people and markets? It is these rents that get landlords in trouble when they want to sell their properties. No one can afford to move and you are forced to do cash for keys deals for big money.
@@stephenlewis1747 Those are estimates. If it's too high, it won't rent.

i guess my comment with a link didn't go through. there is also a Canada Greener Homes Loan which is interest free. its up to 40K. Not sure if you know about it. and if it can be doubled up with secondary suite as well.

Are these potential rental income numbers backed up by data? It seems way off for the size of the unit. How comparable are these to condo rentals with the same size? Its def a cool idea, but I think for the 4-plex to work, you'll have to do a tear down or addition to make units that people want to actually live in. min 1200 sqft. I think a duplex would probably be the best way to convert these single family homes + garden suite. You may lose out on some rental income but shouldn't be by much?
The rental numbers were comparable to other similarly sized 1 bedroom units in the area of multi-unit homes. Condos of the same size would be similar in price, and there is a big demand from people who want to live in RD zone for access to community amenities not available to condo residents.

I will admit the 4 units(1bedroom each) are nicely done. On the other hand why would you charge 2400/2200 month when most are suffering with $$$$ , why not charge 2000 each ,that 8000/month or even better 1800 ,thats 7200/month ,this would help the renters and also some cash flow for owner. What will it to get people stop thinking about there dam wallet and starting helping each others out .
It was very expensive for him to do the conversion, and the market rent only covers the cost to maintain the mortage and the expenses that went into this large renovation. $7200/mth does not cover the cost to acquire the house and all the work that went into this project unfortunately - as well as ongoing maintenance.
@@suiteadditions Ok ,so 7200 covers the mortgage and reno's I get it ,I'm sure they will rent , but for 7200/month I would have bought a tri-plex with 6 full aptements including parking and laundry with positive cash flow from day one

A quick question. I assumed no major structural changing on foundations, and no new roof replacement needed. Just electrical, water pipes, heat pipes, entrances doors are needed in main. Am i right? Cant wait to see the GS. And i really want yo see the cost breakdown. Thanks
They did extensive fire separations, replaced heating system with zoned radiant heating, and used very high end finishes for kitchen and baths. The scope was quite extensive to get it to the high quality units with individual water and hydro meters.

This does not make any sense. Who would rent this strange units if you can get the full condo for that price? Basement room for 2K? 600 Strange 1 bedroom for 2.2?? 3.5% cap rate at best? + vacancy + Hussle.... unless i do not understand something... not worth it unless you live in one unit and rent the others but the life experience will be so so...
Yea those rents are absurd for a one bedroom in a bungalow. You could have your pick from a wide range of condos with amenities at that price.
There is proximity to a hospital and has access to many community amenities that are not available to condo residents being in a RD zone.

Very interesting, looking forward to see a cost breakdown for all this and maybe even contacting you to see what's possible. In my opinion the rent numbers are very inflated even for Etobicoke. You have to consider the income, family side, parking spots for renters that choose to live in this style of property. Since this isn't even a low-rise and very cramped with no balcony and very little outdoor space.
One more question, for the washer/dryer, are those all in one units? Both drying and washing? is there a vent required?

Excellent video, very informative. Regarding the sub-meters, could you provide the link or name of the hydro and water sub-meters used? By the sounds of it, they are some kind of smart sub-meters which transmit data to an online database for the owner to use in splitting the bills. This property is located in Etobicoke, and it has a double wide driveway that can support many vehicles (although it's not required).

Sounds legit but I recently upgraded my windows, had an energy assessment and my R2000 Home did very well. Also installed a higher efficiency furnace which helped a lot. Unless it comes out again in a few years I missed the boat.

We have 36Wx24L basement sliding window, can we just replace with tilt and turn window - same size, which makes it egress, that way we dont have to enlarge? thanks

Given min separation requirement decreased from 5m to 4m, surprised that the distance for 2 storeys (6m height) is not decreased accordingly, like 7.5m to 6m.

This is a huge step forward with the province recognising that more leeway is required for property owners. The % of built ADUs vs the submitted permits remains low. This combine with lower interest rate should provide some momentum in the development of ADUs.

The building codes are still too restrictive. If I own the land I should get to decide what I do with it, no one else.
Permits should get issued faster once these rules come into place. In Toronto if you get an Engineer to take responsibility for the full code design the city won't even check for code compliance anymore and leave it all on the Engineer and issue the permit once zoning is confirmed. Not sure if you've made a video on that new policy but worth diving into!
Not entirely true, even with an engineer most plans examiners will still review it. Although I think private plans examiners and inspectors (what they have in the US) would be good here.
@@suiteadditions When you say plans examiners yes the zoning examiners will review it. The new policy eliminates the building code plans examiner review and puts the full responsibility on the Engineer as long as they sign the new Assumption of Responsibility for Engineering Content. When a building code examiner receives this form they will just issue the permit with NO review. You should read that form. It literally eliminates the building code review process in this case.

This is indeed welcome news. It seems like many municipalities are doing what they can to limit secondary suites by creating onerous bylaws with the sole intent of making compliance next to impossible. A common hindrance being particularly rigid is parking. Good on the province!
I don't think it's intentional, it's just that sometimes there are unintended consequences of overly complicated bylaws. But yes good that the province stepped in on this one.
