Northern Michigan is damn frzzzimg cold 10 months out of the year. Only July & August are summer. It is sandy and buggy. Even if it was free I’d never live up there.

if you think your buying a GOOD lake front property in Petoskey FOR $418,000.00you are crazy. Even any lake front in Northern MI.

Northern Michigan is beautiful, but winters are expensive. Increased heating costs, high taxes, high cost of living with low incomes (if you are not already well off) are reasons so many move out of the state. I only truly miss the falls and summers in MI since I moved to FL. Just keep in mind if you are considering a move to northern MI that your bills will be double, or more, during the winters. This video is made by a guy selling expensive property to VERY well off people.

I grew up in northern Michigan. Lived in Michigan for 47 years. I moved away 10 years ago to South Carolina. That being said I’d love to move back to Michigan. People are dumb everywhere but SC is something special.

Cool, they've priced the working class out of the ability to live in northern Michigan and now they can price out the ones that displaced us!

Everyone mentions the winter, not a single person has mentioned the blackflies and mosquitos that will carry you away. Northern Michigan is an awful place to live. Everything is terrible here. Stay in Texas please and keep it crowded and over run with people there. Thank you.

Northern Michigan is great for vacations, but you wouldn't want to live there. Not much entertainment, few good restaurants, lack of medical care in most areas, lack of services. Southern Michigan is a much better place to live. Visit up north, but live down south.

This guy is a REALTOR he's trying to get you to move to Northern Michigan so he can sell you a house. Michigan has been losing people for years because the people that are retiring can't wait to move somewhere else where the sun comes out between October and April. The UP has if not the highest alcoholism rate in the country then it's second. No sun will do that to you. There are few if any jobs in Northern Michigan. The only people I've ever met from Texas in Michigan were a few here on vacation in the summer. I have relatives in Texas that moved out of Michigan to get out of the cold, snow and endless days of darkness. It's cheaper to cool a house than trying to heat one. The real reason the houses are cheaper here is because we have a lot of houses that have seen better days which lowers the state's average price. We have some of the higher priced utilities in the country and the price for gas for your car in Michigan would make you Texans cry. And the state government in Michigan right now would make you freedom loving Texans cringe. Just thought you should know the bad from the good from a born and raised life long Michigan resident. I would move too but I have too much family here but I enjoy Texas in the winter.

I do see a lot of texas plates in the Ludington metroplex. 5-6 months of winter isn't for everyone especially if you get a prolonged ice storm and your power goes out for days., and N Michigan gets some very long stretches of deeply cloudy " Can't see the sun through the clouds" type weather.

Please be advised you will experience an awful lot of snow in northern Michigan; much more than lower Michigan. No question the summer and fall are beautiful, but short.

I've lived in the Austin area since '99, have spent a good deal of time in Northern MI, and plan to move there in the next year or so for all the reasons Geno mentioned and more. Toughest decision at this point may be deciding between Petoskey or Traverse City, but either way I know I can't lose. Geno mentioned the weather as a reason Texans are moving up there and related to that, one of the reasons I'm leaving TX is I'm tired of worrying about severe weather - hailstorms and tornados - every year. Yes, I know N MI isn't immune to severe weather (Gaylord had an EF3 tornado in '22), but it's not nearly as common as TX. And trust me, Texas "lakes" don't hold a candle to the way more numerous, NATURAL lakes of Northern Michigan.

Lake Travis is a man-made reservoir. Natural lakes in northern Michigan much nicer.

Spot on! I'm a hard-core Texan whose family on both sides have built this state since the 1800s. But it's not Texas anymore. It's changed. I love my state but I'm tired of so much that changed here in the past 20 years and not necessarily for the better. I traveled the entire world the past 40 years looking for someplace at least at good as Texas or better. And I found only two places in the world that are as good or better than Texas that would make me leave my home state - New Zealand and Northern Michigan. My wife and I are hoping to relocate to Traverse City, Charlevoix, or Petoskey within the next 2 or 3 years. Lake Michigan is one big, beautiful clear ocean to us without the salt water stickiness, hurricanes, sharks, alligators, and water moccasins that I've spent a lifetime dodging along the Gulf Coast of Mexico here in Texas.

I personally loved Petoskey the best of our Petoskey/Traverse City 10 day tour. It's such a beautiful town!

Living in Northern Michigan all my life, I would choose TC by a landslide. Bigger, more things, and getting from one side of Petoskey to the other is HORRIBLE, with only one real main road through the city. Takes forever to go from one side to another.

Your video did an amazing job hilighting the beauty of the northern Michigan areas. I would only wish to point out that the influx of more super wealthy residents (especially in Emmet county…Harbor Springs and Bay Harbor) has created a hardship duality of super wealth versus poverty. The people who live and work here can barely afford to do so due to the increase in housing costs. Add to that the self importance and entitlement the new comers bring make it difficult to keep our retail and eateries staffed due to verbal abuse that is experienced. I would just ask that you use your position in selling these high end homes to bring awareness to your buyers that the people who live here and serve them are human beings who deserve as much, if not more, respect as they are working overtime, living paycheck to paycheck while the super rich come here to relax.

Good morning Geno I live in Canton Mi just outside Detroit. My wife and I just sold our condo in Florida and may sell our place in lower Mi. We are thing of locating up to Traverse City area near the Airport no more than a half hour drive and a Budget of 500,000 with nice wooded area this is just talk between the wife and me. Thanks

I'm glad I bought 15 min south of Traverse city in 1992 1500sq ft house 13 acres $68,000.

Family members lived in Bay City. Glad to get out. Lots of blue collar workers with right wing views. Private militias are a real thing. Recent attempt to kidnap Michigan governor.
