Good evening Jeff. I live in southern California and good deals are hard to come by now. I've been looking into out of state deals, somewhere more landlord friendly. A couple quick questions; Do you do loans in all states? Would you be able to recommend a realtor agent in other states? Last, can I purchase using a DSCR loan without ever seeing the actual property in person?
Yes I do loans in all states and have some Realtor connections for you. California is really tough market. And you can definitely buy without ever seeing the property.
Is it possible to refi with no money down with the cash out refi option?
Yes with refinance, usually closing costs are taken out of the loan proceeds on a cash out. The only cost prior to closing would be the appraisal fee.

Yes you have options. There are some lenders that allow 0.8 dscr and even some that are no ratio. 👍

@@andres_does_rentals you don't have to pay anything with reserves. It's just a risk calculation for.lendsrs to see if you have the capacity to pay the mortgage should your property be vacant.

Can someone indulge this scenario: 1. I’m buying a new townhome, and I am able to put down only 5% with NO PMI required. Would this get me a better interest rate than putting down 20% down or the opposite? 2. If I get favorable rate with 5% down then I pay a lump sum (recast) to bring my monthly payment down. Would this be favorable financial strategy in the long run?
Great questions. I'm not sure how your not going to have PMI on the 5% down, unless it lender paid in which case it would be built into the rate (so higher rate). I've used this exact strategy a few times and it really depends on market conditions. Sometimes the rate at 15% down is slightly better than the rate at 20% down. Sometimes it's not. If if is, you could use the strategy to do the 15% down first and then a month or two later, recase the remaining 5% to eliminate the mortgage insurance.
@ this is very helpful thank you. I need to find out more on layout of ‘No PMI with 5% down only’ - this was advertised so I wanted to strategize before going to the lender. Is the strategy something that I can be transparent with my lender on? So I can get the best rate for me or will they use this information against me if I communicate my strategy to them?
@@VeleFX I'm not sure how they will react. They should be looking out for your best interest, but you never know.

i got my 1st home before covid with fha ..it now has 100k+ in equity . i want to purchase a quad/triplex...live in one and rent the rest. is it best to do a cash out refi into conventional and then purchase the multi unit property under fha or a heloc loan? it has a 4% intrest rate but i dont mind losing it as i need some of the equity for fha downpayment on multifamily property

How much is the average appraisal? Let's say on an 80 unit
On an 80 unit? I have no idea. On residential 1-4 units, probably ~$1000, although that varies by location.

Right now I'm looking at 5 rental units that are 46 to 101 units based on that number I would imagine I might need to put aside 25k just in case I need it if not that's beautiful to I have to strategically plot and plan how to underwrite a creative finance deal that works out for all parties involved 🙏 thanks again for your response Jeff

Hi Jeff, is there a renovation loan that can be attached to a dscr like a 203k for fha?
You can do a fix-n-flip loan then refinance into a dscr. Most other renovation loans are for owner occupied, where as dscr us not.
Whats a example of having 40k left after the process is over ?
For reserves? Money in your 401k would be an example.

You'd have to refinance out of this fha loan at some point, then you can use it again.

@jmaxvil7978 yes you can. The tricky part with fha house hacking on 3-4 units is the self sufficiency test. The new property has to cashflow. Also, look at the 100 mile rule for FHA...property would need to be great than 100 miles away from your current property.

Unfortunately no. This would have to be multi-family commercial. Dscr is one of the metrics they use though.

I’m brand new to this process and real estate investing. I this this kind of loan is perfect but I have one question that is not making sense to me… the initial loan is meant to cover the monthly costs plus $1 but how does that work if the property is not ready for renters yet and needs rehab first… is the initial loan based off what the property will be or its a lower loan at the beginning and then refinance with another DSCR loan to pull out equity and pay off the first DSCR… just trying to wrap my head around this
You'd probably need to do a fix-n-flip type of loan first if the property needed renovations. Then you could do a dscr cash out refi to based on the new appraised value.
