    You're full of shit. Unemployment is rising, and Canadian US trade will be affected (tariffs) after Trump wins. I know you are a realtor who is interested in making money by selling property by giving all misleading facts to your client. Above all majority of the real estate data market is negative.

    You forgot to mention that sales are still below the ten year average while new listings are above. With 5.3 months of inventory, technically it’s a buyers market so the trend is actually moving in the opposite direction. However* I like your optimism.

      @@stevenvanderheide6472 Technically the numbers you’re referring to are a balanced market. If you continue watching the video, I name several reasons why the market might not go up! I tell it like it is, we may see an increase in prices and buyer activity but nothing like 2021. Interest rates are still higher than they were then.

      @@ownre.ollienietzel With extend 30 years amortization and 1.5 million CMHC insurance in middle of Dec, plus with interest rate keep going down. Spring market will be the turning point .

    I agree Vancouver housing market will be boom in no time in next few months when interest rate is drop few more times. Rent is high , ppl will buy , no one wants to pay rent , pay for someone mortgage

      Because developers haven’t been starting new projects due to interest rates for the past 2.5 years I think once the glut of inventory dries up thats when the “left over units” will boom in price. Its always supply and demand

      @@robertgrey5993 It is a problem with interest rate. The mortgage payment is the big issue . I were paying $2500 a month few years ago on the mortgage with interest rate was low. Now I am paying $3600 a month. House price has not changed. If I can pay the same monthly payment, I have no issue to buy another house with high price .

    Overall GVRD sales are rending 48% this same time last year. Both asking and selling prices continue to fall and today's buyer is getting "more for less" compared to peak pricing levels. As for inventory levels...who cares?

      Numbers are behind. Recent activity which you cannot see in the "numbers" has increased. Multiple offers and over-asking prices are not uncommon. Low inventory and easing interest rates are all driving factors for this increased activity. Of course, the numbers are down from last year but the market has shown signs of increasing strength since the middle of January. "Inventory" is one of the most driving factors in any market, not just Real Estate. Supply and demand my friend.

      @@ownre.ollienietzel Any increased sales activity is due to falling prices and, price drops are what housing corrections are all about. As for inventory, it's a non-issue. Using realtor mathematics/logic, zero inventory = prices to infinity. It doesn't work that way and...it never has.

      Board numbers are dated. Realtors working in the field have an advantage and can see what's happening to the market well before the numbers get released to the public. The last few months have been a great example of that. Stay tuned for next month's update!

    Thanks for insightful points to consider. Only recommendation is to remove the distracting rock guitar music in background, so the content can be heard better. Ie: Moving camera and occasional video insert is enough “dynamic” stimulation. 😊

    I’ve noticed these obstinate listings as well. They’ve become the tallest pole in the tent and the property to use as an example of what not to do. These aren’t market makers and in my opinion, preposterous to suggest.

    I been in real estate a long time & we both know you're beating a dead horse. The good news is realtors can make a good living Wether ur in a buyer or sellers market. (Realtors will make more money in a sellers market. But party's over ur gonna have to work more than 3days to sell ur listing at a lower price which means lower commission because of decreased price & the war between agents for the lowest commission fees. IT IS WHAT IT IS. PARTY IS SOOOOO OVER.

    Confusing - but July was a mixed market (low new listings -when you subtract the # of ReLists from published total) How about First half of August? Toronto sales continue approx 35%below 10 yr average for August

      Clear as mud. Of course, the number of Sales is down in Metro Vancouver too. However, year over year the Benchmark Price is still up. Not sure about Toronto though. Be sure to check out August's video coming out in just a couple of days.

    Early In 2020 we thought prices will have a nose down fall…..the opposite happened……it is difficult to predict which way changes will happen this time…….real estate has and will always be a relatively safe place to park money in which most people have plenty yet.       Hey Cody. Rates are still low. Variable interest rates will not see the same levels as the projected fixed rates in the future. Variable is the play.
