Hi there, this example and the template used is for residential use. The idea is that on that piece of land you could develop a residential condominium project. If you know what can be built on that piece of land, you can work back what are the costs and how much you can afford to pay for the land parcel. For a commercial project, the calculation works the same way in principe, just using slightly different assumptions. Hope that helps!

For greater clarity, the 'Implied Net Cap Rate at Exit' is calculated using 'Y=10 NOI' divided by the 'Y=10 Terminal Value.', whereby 'Y=10 Terminal Value' is calculated using the 'Y=10 Rental Income' divided by the 'Exit Gross Cap Rate (or Terminal Cap Rate)'. Would my understanding by correct? Lastly, I am wondering if updated versions are available for re-download from existing customers? Cheers!

If the model results in an error, very often it can mean that the underlying assumptions are not consistent. That is all. Hi there, in SaaS modeling, many businesses experience an exponential growth curve which needs to be taken into account. So if you take the last 12 months annual numbers and divide by 12, then your MRR would also account for the first months with lower revenues, meaning you are understating the MRR. Therefore, for SaaS businesses where the monthly revenues may change a lot, it is a more solid to look at effective active subscriptions as per a defined month to determine MRR. So thats why, we model subscriptions on a monthly basis and try to reflect the growth curve - including the effects of renewals and churn - on a monthly basis. This normally leads to much better insights than if you just take annual numbers without knowing which months are included when exactly.

Hi there, the model is done from a financial point of view to figure out if a project is feasible overall. The model relies on good input from a mine engineer which tries to optimize the economics of a mine already. If you do it this way and you figure out that the overall financial feasibility leads to too high or too low returns, the its mostly a sign that there is already a problem with the mine economics. You can then go back and recheck if the mine plan is realistic or still can be optimized. Its like a partnership, you have to look at a project from both angles. I hope this clarifies.

In the Executive Summary sheet only a few of the Balance Sheet positions (Cash, Equity, Financial Debt) are shown. They come from a more detailed Balance Sheet forecast in the yearly sheet. It is important to also think about the Balance Sheet as especially for high-growth and very scalable businesses such as e.g. a mobile app , we need to know how much investment in Net Working Capital will be needed as the business grows and we want to double check by calculating the common financial ratios if our business case makes sense and is solid. We also want to know in case our business plan would result that we run out of cash.

E.g. receivables are linked to the days sales outstanding, similar concept applies for other net working capital items. Some figures are just examples only which you need to replace with your own figures. If you want to know all the details where the figures exactly come from and understand each formula, please get the Excel model.
