    Nobody in their right mind will pay 53,000 pesos per square meter for dirt to build. $280,000 just for 299 square meters? That's insane. Only investors buying flipping to other investors. Allegedly Koreans or Chinese with dummy Filipina marriages. Wake me up when tbis bubble begins to burst. Ingat po

    Real estate in the Philippines including condo is now at a decline phase due to overpricing of these greedy developers providing substandard houses that sometimes looks like a shoe box. 7M for lot only is really steep unless you are US retiree but why would you put all your money in one basket when you can rent, no maintenance, taxes, less headache and move if you get tired with the place? Unsure if they're marketing these properties to OFWs or retirees because not a lot of Filipinos can afford this even people from the states who live in a better place will have to think about it or must be drunk when they sign on buying it. :)

    Nothing is cheap in Nuvali at 50,000 pesos per square meter for dirt. The entire city is living in the Stratosphere believing they are Taguig or Makati without any of the amenities, nor MRT nor the new subway, nor BGC, nor Glorietta, nor One Ayala, nor Parqual. Nuvali is just ordinary. It’s a nice friendly city with good roads to drive around. However it’s far overinflated with huge speculation. No different than Upper East Side Bacolod or Festive Walk Iloilo.

      Gregory is spot on. Nuvali's current prices -50k per square meter for what? Developers are milking people with overinflated prices, and buyers are falling for it. Once the market is oversaturated with overpriced lots and no real demand, the bubble will burst hard. developers need to start pricing these properties based on what they’re actually worth

    Aaaahhhh I really wanna live in Nuvali in two years' time. I ran there once earlier this month & I like it. It's near Makati & BGC pero it's spacious & province-feels talaga (which is very important for me because I lived in a province for 2 decades tas ngayon I live in a condo na super liit lang ng space). I can already imagine my possible business investments in this place. Great job for being soooo informative 🤍✨

    Nuvali is nice town, however, it is heavily automobile dependent. You're need a garage. Probably better with walking diatance like Makati or Taguig. As Nuvali turns into higher density in the next 20-50 years, better commuter rail options, then condominiums will be a more viable option. Today, not sure if it's feasible. Ingat po

    Nuvali is extremely hot and humid compared to Tagaytay. Nuvali has good land use planning and open space. However most people buying lots are just speculaters and investors looking for flips or long term holds. Thus many subdivisions are just vacant lots with little new construction of homes. Nuvali has convenient shopping, though it is solely car dependent with excessive traffic on Santa Rosa Tagaytay Road. Condos don't make sense there because it's not like Makati, Taft, with MRT. In the future, years from now, maybe there is potential use there. However anywhere along the new CALAX corridor going to CAVITEX in Manila will appreciate the same. I personally believe Nuvali is so inflated and speced out, and there are so many better options with far lower initial price points, I would probably pass.

    Im against these townhouses & condo developments in Sta. Rosa. Kaya nga magrerelocate ang mga tao sa south because of more open space & to escape the congestion of Metro Manila. But here we go again. Developers for the sake of money. Will bombard this place with these kinds of housing development. Soon the crowd, over population & the building & traffic congestion of Metro Manila will just transfer to Laguna! We are just repeating the past development mistakes of the metropolitan area just because this area became a hot market. Not to mention yung mga jologs at low-income na titira dyan. No offense. Pero akala ko ba Nuvali is for the affluent market?? Bakit hinalo-halo na ng Ayala mga development nila dyan??

    Waley na si Eton. Dapat ibenta na lang nila kay Ayala yun. Sobrang nalugi na mga investors dun. Hopefully, DMCI would also build a midrise condo development here. But most importantly dapat iprioritize na ng Sta.Rosa government ang road widening project. If not, this will be an Alabang-Zapote Nightmare Part 2.
