My wife and I moved to Cape Coral from Indiana nearly 20 years ago, and we've never looked back. Why I dislike Cape Coral,, Rising Canals during Hurricanes, Water Rats that come out of those canals, also Huge lizards also live in those canals, there are also scorpions, Rattle snakes and huge spiders you will encounter, this place is a nightmare, stay away

Thank you! Here’s a video I did earlier this year that touched on plans for that southwest corner that were current at that time. The Gilbane West project was the name they were using at that time: ruclips.net/video/nMt8tpaslKA/видео.htmlsi=-d3A4RiuN-H8A0fl . The northwest corner had plans to be a large commercial strip center but there have been some additional acquisitions right there and I haven’t heard whether those plans have changed or not. I’m sure I’ll be doing an update video in the coming months that will cover the latest news on the bigger new projects.

Thank you for this! We live in Clearwater, 5 miles from the beach, in a mobile home. Our area is way too expensive to buy a home, 600 sq ft "fixer upper" is 250K here, no where near the coast. We were flooded the very first time by Debbie and lost at least 5K of stuff, including heirlooms. Milton did us in. Of course we had to evacuate and came home to a war zone. Roofs, florida rooms, hurricane shutters were gone. Our shutter was 4 streets away. Our deck railing was almost falling off, we lost shutters, siding, part of the roof etc. We are devastated, my car is totaled.
I’m so sorry that happened to you all. That’s just terrible. I hope you were able to get some aid from FEMA. All the best to you and your family.

great vids, keep them coming, though a question. I keep hearing about how the insurance and now some mortgage institutions are now using the newer climate assessments to raise rates, even deny. Are we all now going to have to check this before buying? Looking at it, darn thing is ever changing.
Hi. Thanks very much. I always make sure my clients and I check insurance rates during our due diligence period, after contracting on a property. It’s good to shop insurance rates because the premium amounts can vary quite a bit between companies. I can’t speak to exactly what all metrics these companies are using to issue rates, but I know that the big ones are the wind mitigation features of the property and claims history of the policyholder for homeowners insurance and the elevation certificate (and of course the base flood elevation of the area) for flood insurance. We do seem to be getting more insurance options these days, so it’s always good to shop companies. I do it on my personal home every year in case a new company offers a better rate.

All Cape Coral homes are concrete block homes.
Hi. Most are, but there are many wood framed homes as well as ICF.
Homes built after 2005 are better built because of the hurricane regulations. Poured walls and roofs being connected to the foundation are better for storm winds.

Dustin, don't mislead folks, Flood Insurance is mandated by Florida law for every home either now or in the next 3 years.
Hi. The mandate is only for Citizens Property Insurance Corp. (state-owned) policyholders. All of these homes should have no problem qualifying for private insurance and therefore wouldn’t be subject to the Citizens policyholder mandate.
Thank you for the clarification. I bought a new build home in a non evacuation, non flood zone. I have private insurance and was concerned that I would have to purchase flood insurance.

Hi! Hurricane Milton largely spared our area, so yes, most everything is already back open, and certainly by the time you arrive things will be back to normal for our busy season. Cape Coral had virtually no damage. The barrier islands got some water but nothing like Ian two years ago. Everything’s good and the beaches are open! Please come!

Your house is very low to the water, so at some point you can expect to be flooded. I'd be getting some polyethylene and some flexseal and sprayfoam and sandbags to wrap the house. I've seen it done and it works. Be prepared.

After 18 yrs in SWFL we have left for higher ground. I think the difference between hurricanes from 1990's and back, is they were typically wind damage events......our hurricanes now are also creating more dangerous surge & flooding as climate warming brings higher sea levels and more moisture.

We use Water Medic too. I had the strap on for Ian and the cabinet still blew apart. I now use two straps. The one water Medic gave us for over the top and another one I wrap around the middle. We also called LCEC and had them install a surge protector on our meter. Since then we haven't lost another modem or computer board on our appliances.
Those are good tips! Thank you! I didn’t show it in the video, but the doors on my RO cabinet came off in this storm. They luckily didn’t get far, and they just snapped back in, but I’ll definitely be wrapping one around the middle like that next time. Thanks!

I stayed up in the NW Cape. Quick silver lake. Scary for sure. We lost power around 10PM too.
Yes, I think most of us lost power when those power poles on Burnt Store Rd went down. Pretty wild watching the sky light up whenever a transformer would blow.

My first hurricane occurred 5 months after i moved here, Hurricane Ian. Like Dustin said not to minimize what anyone else may have gone through with Helene and Milton, but here in Mid Cape, i didnt even lose power with either one. It flickered during Milton but that was it. Hurricane Ian was awful. It hit and we were back to the stone age. No Water, No Electric, No Gas, No Restaurants, No Groceries for atleast a week. It killed everything, all the trees and even the grass went brown, I had never experienced anything like that, true natural disaster. So these two were nothing in comparison from my pov.

Your cheapest gulf access home made me think of a question about financing and required insurance. Lets say you buy a home on a lot in which the lot itself was worth the entire asking price of the property. Would the mortgage company then require you to maintain homeowner's insurance on the house since even if it burned down or was washed away, all the equity is in the land anyway? Have you had any experience with this, Dustin?
Hi! That’s an interesting question, and I’ve not come across that specific unique situation. The short answer is that the lender most likely will still require a minimum coverage amount that meets or exceeds the loan amount. You normally wouldn’t have to have enough coverage to completely replace the home, but because most mortgages are secured by the entire improved property, and not just the land, the lender is going to take the insurance money directly, in the event you experience a total loss, and don’t make arrangements to replace the home. However, ultimately, it would depend on the lender and the type of loan. My guess, however, is that finding a lender who would allow that would be somewhat difficult unless you literally got a mortgage only on the dirt and not the entire home. In that case, you’d still have to have an appraisal showing the dirt value meets your loan to value requirements.

Hi! I’m honestly not really sure yet. I believe that parcel is owned by the city, so it may end up being a staging area for when the utility expansion project comes through. I believe that area is part of the next zone, which they say is getting started next year (in reality, as far behind schedule as they are, I would imagine there won’t be any meaningful work started there for a couple more years). If I find out, I’ll let you know!
do you have any sailboat lots? …are all these houses “ slab on grade?”. or any up on posts , keys style ?
Hi! Thanks for watching! I personally don’t have any direct gulf-access (sailboat access) lot listings right now, but I have many colleagues that do if you’d like me to send you some select ones. The absolute vast majority of homes in SW Florida are slab on grade homes. The stilt homes on pilings are mostly found on or around the barrier islands like Sanibel/ Captiva and Fort Myers Beach. There are a few here and there elsewhere but those places right on the Gulf like that are the places where stilt homes are essentially code now. Cape Coral has the highest number of Gulf-access homes that are slab on grade, but are still out of the FEMA flood zone. There are even sailboat access homes that are not in a flood zone here. Many of, especially, the newer construction homes have brought in enough fill dirt to raise the base level of the slab up enough to get them above flood zone elevation. Obviously, if the lot elevation is close enough to where you can do that when you’re building a new home, there’s a significant benefit to it.
Great info- a smart investor once said don’t buy something because its cheap- cheap crap is still crap…..with the flooding and insurance situation prices have to fall by more than 50% for the risk reward to be worthwhile

After spending so much time looking for waterfront Gulf-access homes, there seems to a missing element for my case; boat max size, depth, height (cross canal bridges) for a desired 40+ft day/weekend sport yacht. I'm taking a bit off from looking due to these frustrations, and feelings of getting my time wasted.

There are certainly properties that can accommodate the type of vessel you’re describing, but as I’m sure you’ve seen, pricing tends to be much higher.

House construction in the NW has accelerated in the NW section, it's like prarie dogs have moved in there are do many septic humps. MAke sure you require a septic hump, you NEED that extra 8' of elevation.

Hi! There is a solid demand for them but there are also quite a lot of them. If your property has a great pool area with some privacy and it’s nice, you should do reasonably well.
Hallandale Beach Florida and Hollywood Florida is better.
I prefer Hallandale beach Florida beautiful city good beaches and restaurants and growing businesses and communities, and good night life, it’s more land for development and future growth.❤️☀️
1000 car washes and 1 Famous Footwear, basically Payless. No real clothing stores either, Kohl’s, Burlington, Ross and TJ Maxx and about 15 Goodwills. Driving into to Cape on Cape Coral bridge looks like Lebanon or North Korea. No treelined sidewalks to make walking and biking bearable except Kismet, North Del Prado and Veterans. No mans land. Put those wide sidewalks on Sahara Barbara and South Del Prado and on our Parkways
