This week the tiler completed the tiles on the kitchen walls & floor. He also got a start on tiling the front porch. Painters were back for 1 day to get the first coats on the 4 gable roof ends. @RetiredTranquilinThailand - a few viewers asked for a video that shows the countryside around where the house is being built - so out with the drone & up in the air. No a professional flyer but managed some views of the surrounding district, which is generally all bush with a few small farms.       @@andythedriver hi there - the plans were something I drew up from a mix of other designs on youtube, websites & mixing our needs & wishes. Our builder/engineer took my hand drawing and converted to blueprints - a bit of to & fro-ing over a few months to get to the final design. As well as a few adjustments during the building. Cheers

    1) For a smoother hand grip on the railing; consider circular metal/wood rod as the final top horizontal railing 2) To reduce attracting small bugs to your house at night; consider installing warm white/3000K to all your outdoor/exterior lightings

    Coming along nicely Ron, the colours look great IMO, especially with the lower black stone.........................when we built in Chiang Rai back in 2016 our builder just asked for 4 x even payments over the course of the build, a friend just finished a house build near Udon and his builder asked for 10 x progress payments, not sure what is more common ?

      @@gavinrcolpitts1988 are contract calls for 6 paymenty, as milestones were completed. I think it depends a lot on a builders cash flow. If tgey dont have a big cash reserve they propably serk more frequent payments. Our has been ok, but often the milestone payment did not havr specfied items finished, but other things had been completed, so the payment was value for money, in our view. Looks like we are on track for early December completion.

    Been watching and catching up. I meant to comment earlier about the kitchen base cabinets before. Did you consider a "toe kick" at the base? Just something that is taken for granted in western builds. I like the "farmhouse" look with the semi wrap around porch. Pleased that you used the space for the living areas and didn't go overboard on bathroom sizes. All you need is space for the three S's. That is just my opinion. No wasted space. Also someone mentioned the gasket for the toilets. Insist that the building install a wax ring. If you're ever in the mood for a hamburger or cheeseburger, check out Gate 14 in Nakhon Phanom. Great food, owners and atmosphere.

      Thanks - been to Gate 14. There is no toe kick on the thai concrete kitchen, though we did have one in our built in kitchen in Chiang Mai. Not a big issue. Toilet flange is something we have discussed with our builder.

      We have been satisfied with the construction by our builder - having said that, we have monitored the build daily & been in communication with the builder on issues as they arise (to ask questions, clarification or seek rectification). Like many builders he uses sub trades & contracts with others he works with for the build - such as structure, electrics, plumbing & finishing. We have lived in Thailand for 10+ years & have had previous house, so am aware of the Thai way of doing things. Also we have been flexible with the builder in terms of progress/payment schedule. If some things were not completed according to the schedules, but other things had been done to the value of the payment required, then we were happy to make the progress payment. In terms of a recommendation, that is something I don't want to get involved with - as each house build & the trades involved can have a different outcome - plus a clients expectations - are all different. The builder is a young guy, has built a number of houses & we have got along well with him - I would use him again to build - but like all builders in Thailand you need to monitor the build & work with them to get the outcome you are looking for.       They sell the larger river stones by kg - 8 kg is 30 thb. I think 1 cubic mtr is around 1450 kg so it would be - 5500 thb. We are going to use larger limestone gravel - for the grey color. Its about 1100 per cubic meter.

    Hi Ron, Can you confirm if the consular services are no longer available in Chiangmai? The Australian Government website does not clarify this. There is mention of a window in November ths year, but no way to make an appointment or contact you.

      @@kelstuart8525 - There is no longer an Honorary Consul in Chiang Mai. The Bangkok Embassy does an Outreach to Chiang Mai every couple of months for some services.       Its by the cube, and also how much cement is added into the mix. Rough guess in my area (Issan) 1800-2200 bhat per cube, standard mix.

      The response given is about the same pdice range here - depends on cement mixture & grade, distance delivery & other location factors.

    If it not too late; request your plumber/builder to fill up those blue pipes with water and pressurised it up to 1.25~1.5 times of the normal main supply water pressure to check for any leakages especially at the joint points. You don't want to be hacking back concrete or building wall to repair those leakage. Check out American in Thailand's video where he had to do wall hacking to repair pipe leak and sewage blockage.

      For all ...reinforcement before pour concrete, plumming and electrical installations .....take a review/inspection before it's not too late. Perhaps consider Hire an engineer.... for this process

Yes I have built 3 homes and 1 in china ( 2 floors ) and I had to show/teach them the right why to do things....... YES THE RIGHT WAY...... NOT THE CHINESE WAY AND NOT THE THAI WAY......     What is the advantage using a sealing mounted air conditioner instead of wall mounted?

      @@OiAndyAum It blows air in 4 directions & is central to the room for air circulation. If using wall mounted would need 2 on opposite walls. We had one of the ceiling cassettes before in Chiang Mai & it was most efficient cooling. Also a matter of preference.

      I would also add that using a ceiling mounted unit is more aesthetically pleasing. You don’t have this big ugly box hanging on the wall. And also, as stated, a ceiling mounted unit distributes the cool air more uniformly throughout the room! A good option for those that care about these details.

My wife's house is about 5-6 years old, When I was there in August 24 I noticed that the ceiling edges is started to crack. So do you think that the Polly filler is cheap quality or the builder has installed the ceiling wrong...

      @@terryn111 hello - I am no expert in ceiling issues but an online search offered the following - maybe others will provide feedback. Cracks where the wall meets the ceiling, often referred to as "ceiling cracks" or "corner cracks," can occur for several reasons: Settling: As a house settles over time, minor shifts in the foundation can cause cracks in the walls and ceilings. Temperature and Humidity Changes: Fluctuations in temperature and humidity can cause building materials to expand and contract, leading to cracks. This is especially common in climates with significant seasonal changes. Poor Construction: If the building materials were not properly installed or if the framing is inadequate, cracks can develop as the structure ages. Water Damage: Leaks from plumbing or roofing can weaken the materials and cause cracks. Look for signs of moisture or stains near the crack. Structural Issues: In some cases, cracks can indicate more serious structural problems, such as issues with the foundation or load-bearing walls.

Edges I assume you mean where the plaster meets the wall...they dont use cornices here so the do a square set, which is common in modern homes in AU, they should tape the joint before jointing compound is troweled on, if its where the sheets meat each other again there is meant to be a tape with jointing compound troweled on, later a top coat is troweled over, then sanded back when dry if you are getting cracks its either a fair bit of movement in the celling or setting of the ceilings which are steel and expand and contract with the heat and the possibility they didnt tape the joints and for the Gental man here I noticed the plasterers didnt place any glue on the batten's before placing sheets and screwing, now that is standard practice in AU, the risk of a sheet falling off the ceiling is there, we also glue an off cut of plaster to the joints its placed on the screws sheet first then as the second one goes up a dab of glue is placed on the over riding plaster as the sheets are going up to help prevent that cracking...

      Use flexible gap filler. Don't buy the cheapest type. Many vids on youtube how to use caulking gun. Same problem easy fix with a decent step ladder. Don't rush and have plenty dispoable gloves ready to save time cleaning your fingers when alternating between application and smoothing We got a local tradesman to touch the paint up.

We built where we have as my partner of 25+ years owned the land. It is a small rural cimmunity, but close to tiwn and is and feel safe - nevef any trouble. Lamd is wastva problembas it was already owned by my partner. Retiring here 10 years ago was a bit different & simpler, nut I have had no problems - just follow thr requiremets of Govt agencies when doing any transaction. Have lots of patience - thinks can seem odd and time consuming - but a reality of thailand

    You ought to consider at least 10 weeks before moving into the home, allowing it to dry out, cracks may appear so it’s easier to fix the repair without furniture. Just my view and experience

    I hope your not using drywall for your sofits. Hopefully you mean cement board. Do you know if its just cost that they use suspended ceilings over a traditional framed ceiling? And the use of a central ac head unit in the ceiling is interesting. I'm guessing they don't put them in the wall because they don't want to drill holes in the block?

      @@worldadventureman drywall for inside the house, & yes cement boatd for soffits around the exterior. Sorry if I didnt mention the difference.

      @@worldadventureman they also but wass ac units in - we will have 3 in eas bedroom & one in the kitchen. The cassette type is for the large lounge/dining area of 8.5 x 6 meter so best way to ac the soace.

      @@worldadventureman The use of suspended ceiling with drywall is the standard practise here. Allows for ease of access & modifaction later if required.

    I don't understand why most of the people use the 7.5cm blocks. The heat insulation will be much better with Q-CON blocks with 15 or 20cm thickness. And you avoid all the corners next to the pillars....and you don't have to use two raws of blocks.

      @@OiAndyAum it likely relates to cost of blocks & construction & related item costs for the likes of windows & door sizes for the wider dimensions. Lots of people are restricted by a budget - is my thoughts.

    I was telling my wife that the electrician was one of the best I have ever seen in Thailand, until there was a closeup of the wires in the wirenuts. There is copper beyond the wirenuts at 17:04 and 17:09, they cut the wire too long before the wirenuts were installed. The tape will help, until it doesn't. If you start getting circuit breakers tripping in a few years, that is the first place to look. Other than that, you and your partner have great taste in house design, we are looking at something similar, but smaller in a year or so. Thanks for the videos.

    Before your roofer team runs off; consider bending all the valley edge of your metal roof by 25~45° downward. The bending work can be done using metal bending plier. The purpose of that metal bending work is to prevent/stop water stains on the underside of those metal roof. Plus, it can also stop rain water sliping into your fascia board and damage your celling. I know there is covering in front of the roof PU foam. However, water and gravity will always win soon or later.
