I live in the Circle C area and I avoid 35 like the plague. Is Mopac busy? Yeah during traffic hours, but at least Mopac is relatively pretty compared to the ugliness of 35

The sphincter of LA hovers over Austin and you get a bunch of already miserable unhappy liberals in a very conservative State without the government programs (although Austin is Liberal af) and in a place that is just as uncomfortablely hot without picturesque mountains or the pretty beaches the unhappy just become more unhappy... I'd be more than happy help you head back home.

Moved to Manor and happy with the decision. Traffic is not too bad, they just started building shops and HEB, very quite sleeping town. School ratings are lower than other suburbs though.

I would only suggest looking in northwest and south Austin before buying outside of the city.

Why don't you mention how incredibly bad the traffic in the Austin area is? Sure, you can be 20 or 30 miles from downtown but it will take you over an hour to get there. Many times even longer. It's taken me almost 2 hours to get to round rock when there's an accident. People need to know how terrible the road system in Austin is.

Local austinite here, don't move to San Marcos it's too far, Rudenberg montoples lamar are by far the most dangerous neighborhoods so dont move anywhere near there.
