All of these homes are overpriced, prior to covid these homes would cost 100k less. The last home shown for 360k is again overpriced for the area. And I guess I am old fashioned but if I were a realtor showing these homes on video I would be dressed in a shirt and tie to look more professional.

I love the 1968 built renovated/remodeled home!! It is the best of the bunch with lots of personality and nice little touches. I noticed the coffee bar to the right as you went out of the back door to the pool. Just so cute!

All of grass growers in FL suck as most of the time when the semi shows up at the property, the grass is already dead or so brown it will die soon.

I really wish they would quit putting the microwave above the stove. It is impractical and actually unsafe for people who are very short, seniors, disabled, etc. It’s very easy to spill something as you try to lift it out of the microwave especially if it’s a pie for you. Please stop doing that. I don’t know why builders continue to do this. It’s so outdated and so stupid.

Home #1 - New construction? Then what's with the dated columns and trey ceiling? And the kitchen is kinda cut off from the rest of the spaces. Not to mention the world's smallest island. Dude, size matters. Also, for $550K, you'd think they could stage it, just sayin. Light fixtures are all over the place between dated traditional and modern with a traditional stencil effect. This house doesn't have an identity. I look forward to the rest of the video!

The kitchen in the first house was old fashioned. I was surprised to see that style of kitchen in a new build.

Note to all realtors and sellers who are going to make a video of the house... PLEASE close the toilet lids before filming. Not impressed with these houses. No living rooms, only a famly room off the kitchen. Houses #2 & 3 had no dining room or breakfast nook, so literally no place to eat, and the non-master bedroom closets were very small. All of the drawers that were described as 'soft-shutting' slammed shut rather loudly. In house #3, the HVAC unit in the garage was on the ceiling - I have never seen this before - how on earth is one supposed to service it, and where are the air handlers that would get a filter? The HOA fees are wonderful, but the houses are overpriced (especially house #1) for where they are and what you get.

House #1….The front and side porch… they choked… not enough room on either of them… The HVAC closet should have been placed in the laundry room, period…BR#2 is an office space… House #2…. No space on front porch… The back Lanai is small as well…

Ryan, thank you so much for your videos, we really enjoy them! Just a suggestion...it seems like you always flash your contact banner whenever you're showing the kitchen, which is the most important room in the house to see detail (bathroom too), and the banner blocks some of the close up views.

My realtor told me that if I buy a home in Citrus County, be prepared to have my property taxes triple or quadruple from the original owner. Why??? Citrus County Property Appraiser (CROOKS) resets the Assessed value of the property to Full Market Value (in most cases.) Example- if the previous owner was paying $1000 a year in property taxes, the new owner may see the new property taxes raised to $3500-$4000 per year. Again, this does not happen in all cases, but why take that chance? If you live on a retirement pension, good luck. Stick with Levy county or Marion (Dunnellon is much nicer than any town in Citrus County.) Marion County did not raise my taxes by much when I bought my home years ago. Their annual property tax increases are reasonable, about 5%. Levy county taxes are dirt cheap, and you get acres of land and privacy.

What does it mean that Citrus Springs is deed restricted? And will that restriction run out in 2025 after 30 years?
