If I were a successful realtor in the GTA I would take some of the obscene amount of money that was made in the last decade or so and spend it on the golf course + travelling. Me thinks y’all in for a slow grind for the foreseeable future. YOLO!

How many of listed properties are vacant, Home? Condos? In Barrie 48% of condos 28% of homes are vacant
Currently 42% of Condos and 24% of Freeholds are listed as vacant across the GTA .. there is roughly another 20% of Condos listed on the market currently with a tenant in the unit.
The condo market is dead! Get out now before the crash, sell sell sell
the condo market is slower due to higher inventory, but is also in a balanced market right now. Alot of investors trying to sell. Will be interested to see if the gap continues to widen between condo prices and townhome prices, if that will begin to put pressure on the condo space.
@@Mattsloanrealestate I rent a 1 bedroom in Montreal and pay half the price of any GTA towns + my balcony is 3 times the size of the ones in any condo tower in the GTA. Why would anyone pay that kind of money for no outdoor space is beyond me.
@@michelfroggy56 yea...but you're in Montreal. 7 months of winter, highest income tax in Canada, higher sales tax, French-speaking environment, broken roads and 80% of the city "under construction" since 1990s. If you want a proper comparison, you'll have to compare Toronto to Chicago. Neither Montreal, nor somewhere like Vancouver, are in any way similar to Toronto.

For condos, yes, it is time to panic. Especially if you are competing in the luxury unit space as those are really starting to see price cuts. Maybe hold on if you have a cheaper entry-level/smaller unit if it is paid off or if you have a good tenant and positive cashflow as an LL. For detached homes, not quite (they are hanging in), but that said, if you have a life event or change coming your way (e.g., empty nest, retirement, move, end of job contract), why wait? Get the house sold and rent until you can get that condo you want to downsize to (or upsize with a luxury unit starting to fall) for cheap. If you are a seller, it is time to get aggressive/strategic (cash out with a plan to get back in the market at a better/cheaper time).

The bond yeild curve short to long term is lower then before the great depression 1929. We're coming to the point of economy collapse & deep recession to a 2 year depression. It's just around the corner, we will see construction slow & stop loss of demand. It's going to be very bad properties drop 50 to 70 %. In Canada, America will be much worse.

I agree, homeownership is not easy. I think there may be too many people coming into the GTA each year for that type of correction though.
"Buyers remain cautious" How about nobody can f'ing afford anything? Investors have stepped back, now the truth behind the curtain is being revealed. This market was propped up by speculation and cheap money. In no universe are Canadian housing prices sustainable. Realtors are doing such a disservice to their clients by claiming otherwise.
Yes affordability is an issue here in the GTA and yes sales are down from the 10 yr average, but even with that being said, prices are slowly trending upwards. IF rates end up coming down (as expected) this will bring buyers off of the sidelines like we witnessed last spring.
