Hi, thanks for your videos, really good, especially for foreigners like I am :) My main question is, why there are so many house listings on Zillow, which is being listed for several months and owners don’t do anything with them? As I understand you have property tax, so if you do not rent your property, you lose significantly. For example 1 bedroom apartment is listed for $3.5k and nobody wants it for 4 months, owner has lost $14k of potential income. Why it’s like that? Why they don’t want to reduce price and rent it out quickly?

Vallejo and Benicia have NOTHING in common. Well one thing, if you live in (the much smaller) Benicia and need any non-common services you'll have to choose between Vallejo which is close or make a long trip to Fairfield or pay to cross the bridge to cities south. Vallejo is to be avoided. High crime, bad streets, you name it. Benicia is a nice and quiet little city but when all you have for major services is Vallejo or a long trek somewhere else, it's not very convenient.

There is NO housing shortage. 1. Stop importing problems with open border and pro drug policies. 2. Pro squatter/tenant laws are prohibiting landlords to rent out spaces. I know plenty who were scammed and they are waiting for right candidates. The like tech workers, doctors, and professional students. They are responsible. 3. Renters want fancy amenities but don't want rent hike. Government charges higher property tax every year but renters don't want to share cost. 4. Public housing should be 5 years max per family. There is corruption, bribery, people abusing the system, and gang development in public housings across the USA. Kick them out after 5 years to update properties. Cheaper than building a new one. Stop corruption and bribery, more people benefit from housing, and check for illegal use of property. People should be enrolled in community colleges to develop skills. Seen plenty complaining about life but only a few would take actions to improve life. X rays technician school is less than a year and they are paid over $30/hr after some experience. Take out student loan, budget, and apply yourself.

This is really interesting. I am still trying to figure out how to get into a rental and how the upcoming General Election will impact rentals in California. Its unfortunate that some property management companies fail to recognize that price gouging is hurting everyone while they line their pockets. Hopefully, there will be a leveling in San Francisco Bay Area so, people can get shelter and prosper.

I grew up in shore acres tell me what you think of Baypoint. I lived off Hill crest ave ten years ago but moved when I got the chance. For the price of houses and rent . Plus the traffic you might as well move to concord and get way better schools for the kids. We need wall street to quit buying up all the houses and turning them into rentals. It’s getting ridiculous.

I would not want to live in Pittsburg! Too many instances of crime I’ve witnessed. The motels in the city are overrun by the nastiest people

As a long time resident I can tell you the schools are fine. Many have been rebuilt over the last ten years. We have the Seafood Festival every year, food truck nights, movie night in the park to mention just a few things to do. Crime isn’t as bad as many Bay Area cities. The City Park which you didn’t show, host many sports leagues and a minor league baseball team. As you mentioned, Pittsburg is in a revitalization mode are sprucing up much of the town. While are neighboring city of Antioch is declining and crime is out of hand. If you interviewed a long time resident they could tell you about “Pittsburg Pride”.

The wife and I lived in Fremont from 1956 to 2018. We left due to the changing demographics and rapidly upward spiraling housing costs. Now that the bike lanes have cut of right turns so to speak, traffic is now stupid level. Also, American cuisine is almost gone. We found ourselves in the Midwest in a home we bought outright for $35K. The city council shouldn't allow developers to pay "En Lieu" fees instead of developing low cost housing. Fremont (Niles) may have been my birthplace, but it's not home to me anymore. Too much change, all for the worst.

Stay away from the Chevron area.. its prone to incidents like Gas cloud escapes from pressurized gas train cars.. Chemical leaks.. and sometimes massive explosions. Dont hang near the junk yards out there.. they got wild dogs and lost souls who used to live in North richmond but now just stay in abandoned cars or sheds.. I wonder how many junkyard men there are now adays.. Stay off the more popular areas where people cross tracks or back trails beside tracks.. If you dont know what to look out for you might get robbed. Heed my advice.. If you plan on visiting Richmond CA. do it during the morning into evening and keep to Keller beach or marina strips that allow quick freeway access at night. Stay out of North Richmond past sun down.. especially driving slow looking around or you might be mistaken for a drive by initiate and fired upon by the paranoid youngsters who set trip a bit too hard. If you live in between old Martin luther King jr school and JFK high that bleeds into Del Norte Bart station area your good to go. Safer than most. Just avoid kennedy manner. Central Richmond is ok if you keep to the store district area nothing really goes on there since they closed down Toys R' Us a long time ago but the library is still decent. If you want your kids in school.. I recommend you drive them to hercules CA., El Cerrito, or the Berkely area for safe standards. The Keller Beach housing area is the Gem in Richmond and has been for some time. Still vibrant.. But the beaches are chemically poluted.. Thanks to the industries spills and pipe run off.. If you do swim in it.. Rinse thoroughly. I was never stupid enough to around groups of people I didnt know or knew were about that life forcused on taking others lives or losing their own. Those cut from a different cloth avoid those like that like the plague. Do that and you wont get shot, stabbed, jumped, or stole from. Stay legally armed. Stay off Chancellor at night unless you live by the tracks.. And be careful going across them to the store.. or to Richmond Bart.. bad guys post up under the bridge corner underpass for easy marks. And if someone tells you housing is easy to get and its in a place called Easter Hill.. do yourself a favor and dont bother.. Its a hill where bullets easily pass through walls and into un intended targets.. Well.. Thats my two cents.. Good luck to you.
