We lived in Forest Lake Hills, where the minimum lot size is one acre. The homes are much better built custom and semi custom houses. New homes cannot compare quality wise;.

If you want to live near criminals, live near a mall. Criminals go where the loot is.

Four out five neighborhoods in this video aren't even IN Richmond. They are in surrounding counties far from the city. This video equates "new" with "best".

Harpers Mill is nice, but it is (for now) assigned to Swift Creek Middle School, which is far and only so-so ratedl. Last I checked, CCS hasn't announced the boundaries for the new middle school in Westerleigh, but if Harpers Mill doesn't make the cut, it'll keep it from being competitive. Conversely, if it DOES make the cut, I could see home values there jumping up even more to be on par with Magnolia and Summer Lake.

It's hilarious watching this three years later and seeing resale homes in Summerlake topping out at $500K. What a time it was to be alive in the early COVID days!

So there is the City of Richmond which is not part of Henrico County to the north or Chesterfield County to the south. It's natural for folks to say, "I'm from Richmond VA" and live in the next county north of Henrico County which is Hanover County. A glance at a map will make this much clearer when you are considering something like, say, school districts.

Good video, guys! We also love Portico. A few we have found to have good eats are Océano, Palermo and Fall Line. And for atmosphere, we like Boathouse. Both locations offer very scenic views of the water although the food might not be necessarily the best, it is still certainly decent place to socialize and have a few drinks and appetizers. ❤
