You're welcome, all of these are optional in Bahrain except the notary. I recommend hiring a real estate agent only if you know nothing about neighborhoods of Bahrain. Every building has a sales team that will do the same job. The developer should refer you a notary to close the deal. For lawyers, I suggest get quotes from at least 3 international firms which have an office in Bahrain. Take any one which includes re-drafting the sale and purchase agreement. Local firms will get it done too but they quoted us the highest.

You're welcome, not totally sure about vacant land. But my guess is if you can get to the stage where you have a property title then yes. This might have some challenges if you are currently a non-resident. From what I have seen, land prices can vary greatly depending on some factors. I think it's best to know a trusted Bahraini to help with this.

Hi. What is this security check? How do i apply for it before buying a property? A usual property owners aware for it? How long does it lasts?
It is a background check done by the ministry that all foreign buyers need to complete. I don't know the exact details, I'm guessing it's anti-money laundering. The property developer should do it for you after the MOU is signed. I think ours took about 10 days to complete but that was during covid

Im planning on moving to bahrain. Iv got loads of info and research but found nothing on tattoos. I have visible tattoos on my fingers and hands. Will this affect me moving or finding a job ?
Hmmm I don't know. There is Henna which is acceptable, but I have only seen it on women. It is a middle east art which is drawn on hands and fingers, it looks like tattoos but slightly different color.

Hello, I heard for golden residence visa it is 90 days. But this is the property investors visa, I was never told any minimum amount. I will be working on our renewal soon and i'll let you know if I hear otherwise.

Helpful video but you didn't talk about the "letter of good conduct". You didn't have to obtain that?
Hi, sorry about that. After you obtain the property title, the next step is go to the eGovernment office in Isa Town. There is where the letter of conduct is printed. Before coming I was a bit confused by this as well because as a new comer of course the letter will show no offenses. We also brought police reports from our home country just in case. Also, there is a process called a security clearance which is done before you purchase property. This is done internally by the ministry.

I think the big thing for foreigners buying property is passing the security clearance which is done before the purchase. I'm not sure what they are checking but if it's rejected then your chance of residence in Bahrain is zero. So no, they did not ever look at the police reports. I believe the letter of conduct is meant for people looking for work permits who have a history in Bahrain. Residence by investment is a program which much fewer people have compared to work permits. So for us I think they just print it and give, but it is required to add that paper in the final residence permit application.

The min wage for a Bahraini with a degree is currently 500 BHD per month, that should give you some idea. I've never had a job in Bahrain so I can't help you much more with this topic.
Does bahrain provide residence certificate to show to ur home country that your not taxable?
Hi, you will be given some documents and an ID card from Bahrain for that but this question depends on where your home country is. Most western countries (US not included) you will have to file a case for non-residence with the tax agency and it is your home country who decides if you meet the requirement to be a tax resident of Bahrain. Some people need professional help with this.

Saudi causeway from Bahrain is much more efficient now since we made this video. If you're coming by car you could face some delays on the first trip for visa issuing just because it is very busy sometimes. I know some friends with Indian passport who did it recently but they used the GCC residence instead of the US visa. I think they are the same as long as you have used the US visa and have a stamp from US entry.

Hello, if you are asking if Bahrain requires you to show that you are paying taxes in your home country the answer is no, or at least I think not. There is one step in Bahrain called a security clearance which I'm not sure what exactly is being checked or who is contacted.

Hello thank you, I believe the golden visa gives employment rights which the investors visa does not. Investor visa can be 10 yrs, but you must pay fees based on how many years (about 100 BHD per year). Golden visa might be permanent residence, you'll have to check with ministry about that

I think you have said both of you are in the property title. If so, you need to have an investment of 100,000 for both instead of the 50,000 BHD required for the two years of residency permit by investment ?
It's 50,000 BHD per family including dependent children, stamped marriage certificate is needed. Primary applicant is listed as the sponsor of the other family members.

alycumsalam brother, I am not an expert with visas but I believe your wife's b1/b2 visa must be used at least once to enter USA before you can use it to enter Saudi by air. But Saudi tourism ministry is changing the rules many times, making it easier and easier. You might still be ok, check with Saudi tourism ministry on Facebook messenger, I noticed they reply very fast.

Hello, Oman definitely exceeds Bahrain in terms of nature and mountains, but Bahrain's advantage is it has the highest reputation of being welcoming and it also has better access to Saudi Arabia which is developing with many opportunities. UAE is too westernized and saturated. I think Arabic and English still dominate, although many south Asian languages are spoken by others. Those people should know some English/Arabic because thousands of Saudis come to Bahrain daily. I say over 80% of Bahrainis know English, but there are a few areas where Arabic is more necessary. Many people live in Bahrain with just 100% English, but I like to learn some Arabic and mix it with English, people appreciate some effort.
@@jcroad thank you very much for your answer, I'd also like to ask you how is it to drive in Bahrain. Is it harder or easier compared to drive in your home country? How is the traffic? How is the process to get the driver's license (how many days did it take you to get your driver license and what kind of tests did you have to do)? And how would you rate the roads/streets/asphalt in your opinion?
The driving certainly requires an adjustment and like anywhere some drivers are crazy but somehow there are not many accidents in BH. Traffic can be bad sometimes especially around schools or if you have a job in diplomatic area. License is fairly easy, they have a list of countries where you can show them your license from your country and they will hand you a BH license without a test. This requires a residence permit to get it. The roads generally are in great condition with almost no potholes.

Lol, people understand both ways of saying it and they know us foreigners often mispronounce Bahrain. About your other question, the only areas with lots of people on streets are souqs, street markets and outdoor attractions. Otherwise it's a big driving culture, that was Seef area in video.

Hi, I think it's very safe here, Bahrain ranked nearly as good as UAE in safety. But food price varies, basics like fresh fruit/veg/dairy is cheaper in Bahrain. In Dubai I think cheaper for some processed foods, household items and eating out at big chain restaurants, maybe it's the lower VAT. Overall cost of living Bahrain definitely lower

If you live in Europe and want to move to Bahrain by buying a property apartment for 50000 dirham, are there any requirements for that? Do they have any specific limit of how much money you have to earn or is it only to buy for 50000 ans then move here?
Hi, there are a few other requirements such as showing an income of at least 500 BHD and showing 6 months of bank statements. You also have to do a government security clearance, this was done by the property developer. www.evisa.gov.bh/ has more detail, see self sponsor visa for property investor

Yes you should be fine by air, but please call airline for details. We only tried by land crossing and got rejected, they said air travel only

Thank you, if your wife gets a job and you are self employed then based on my understanding the school should be able to arrange residence visas (and in some cases a paid place to live) for your whole family, but we are on investors visas so I'm not 100% sure. I think it depends on the employer. Alternatively, you could get the visa from buying property (min 50k BHD) or start a business. Hopefully I can put out some videos about businesses, some are very low barrier to entry in BH.

Hello, I believe the 15k bank deposit requirement was replaced with proof of income of 500 BHD per month and showing 6 months of bank statements. Check www.evisa.gov.bh to see the current requirement.

I heard from other travelers (I live in Bahrain) that it's way easier to enter Saudi now compared to the time I made this video. I found the best and latest info is from tourism ministry facebook page, send them a message at facebook.com/VisitSaudi/ The visa on arrival has nearly the same cost as the e-visa, if at all possible I highly recommend the e-visa. It will save you a lot of time
