You are right.... condos (and most of villas) are by far to expensive for the size.

@@user-jv5vb6hs6f Dominican Republic is one of the safest places in the Caribbean. Plus, Punta Cana, where I intend to get the property, is the safest of the country.

@@frankk.7977 People think Thailand or Philippines are cheap countries to buy real estate, but when you compare the amount of money you pay for the size of the property you get, you will see that they are not that cheap as we think.

Thanks for watching. Sqm starting prices are the same across all unit types. The specific 2 bedroom units we looked are are corner units on higher floors, while the smaller starting price units were on lower floors, this is the only difference in per sqm pricing.

Thanks for waiting. This is a residential condo with the majority of residents either living or renting long term. The completed option where we filmed has similar rules and very few issues of noise complaints from residents. Any disruption caused tenants will be reported and dealt with by juristic as they must follow the residential condo rules.

The reason I ask is there are so many foreigners that are getting involved in renting and sale of condos and according to Thai law as a foreigner you can be an owner or director but cannot get involved in acting as an agent for rent or sale of a condo. Put it this way I am buying at the end of this year a property 4-5 million baht and one of the firt things I will ask is for company docs proving you as the owner or a work permit.

Fair point, the higher priced properties generally don't sell as quickly as lower priced properties. The maintenance fee works out to about 7,120 THB per month or 85,440 THB per year. 40 THB per sqm is average for the market and slightly below average for a condo of this age and quality with these facilities.

If it’s owned by the developer I guess they’re not in a rush to sell. It’s a lovely property nonetheless. I actually ended up buying a unit at Royal Cliff. Bigger size and slightly cheaper.

Thanks for watching. Land in this area of Pratumnak is segregated into smaller plots, with strict rules on building high rises close to the sea. Some of this open land is occupied by car parking for the cafe's nearby, some is used by private residences, and some is vacant land. It's difficult to guarantee a view in this area without being directly beachfront, but for the view to be completely blocked is very unlikely.

Thanks for watching. With this condo having a side sea view, anything built in front of the condo would not impede the view. Anything built beside the condo (left of the existing Andromeda Condo) would need to be low rise. This is Thailand however and we can't guarantee that the view won't change in the future. The things that will remain are the condo's proximity to the beach, the size, the corner position, no upstairs neighbours, the build quality and the exclusivity of having only 79 units in the building.

Units that are available in both Thai and Foreign ownership, which start on higher floors with sea views, are the same price in either ownership.

Studios start on the lowest floors, and the price for Thai/Company ownership is at the lowest starting price per sqm. The 1 bedrooms units go up to higher floors with a higher price per sqm, and the 2 bedroom units are corner positions, which start at a higher price per sqm. This is direct developer pricing offered, without any changes by us.

This condominium is not pet friendly, however we have other luxury properties available that are pet friendly.
