How To Profit From The 2023 Recession (6 Tips)
Thank you for sharing ☺️🙏
Can you please update the data for QLD?
Content was accurate at time of filming (not long ago) check govt website if anything has changed since - qro.qld.gov.au/property-concessions-grants/first-home-grant/
At these levels I don’t see how 99% of boomers will be able to survive without a pension plus downsizing if they own property if they want a comfortable retirement.
Men die younger? Super is being passed onto women? Just guessing.
Sir how much do you on average earn a month living in Australia? Plz reply. Thanks a lot.
Sir do you earn 250k dollars a year? Plz reply. Thanks a lot.
Hi Gourab not sure how that's relevant to this video but yes more than that (and no you can't have any of it)
Super saver account
Can I ask who your buyers agent is please?
G’day Leanne, I used Propertyology based in QLD
@@raycorc Thank you. I’ve heard of them. I’m going to go with Pumped on Property I think. Do you know anything of them?
I don’t know anything about their services, I’ve seen they have a RUclips channel Guess it comes down to who you feel has more experience, has a more thorough process and also - for me I want to know they have a solid portfolio themselves, not just 1-2 properties ahead of me (like many of the new ones out there)
Hi, Corcoran we want to apply Frist home grant in revenue S.A. can you help me???
Hi Priya, check the links in the description for info on applying for each state
Median or Average if that’s all Australians have in Super they are screwed! I have never prioritised my Super but I’d have four times this, and even that’s stuff all!
Vegemite is tastes gross. Fosters beer is also yuck.
Thanks for waffling on for 5 minutes before you got to the point so your video could be 10 minutes long 🙃
thanks for your $0.000003 in ad revenue 🙏
@@raycorc lmao well played lol
Thanks Ray💯
you’re welcome mate thanks for watching
The reason the women catch up that fast is because they are divorcing their husbands and cleaning out their ahusband's ssets. Either that or their Husbands have died and inherited all the assets.
Hey mate, those figures of 125k and 200k for individuals as a limit, is that after of before tax ? Thanks.
Before tax Based on your income stated on your notice of assessment
The reason why women catches up is because on retirement, men are still expected to provide so they spend their super at a higher rate than women. One example is me.
2 important points that are missing from this. When it comes to certification, only deal with someone that is REBAA certified. Also a buyers agent that gets paid as a percentage of the sale is a conflict of interest, don't use them - if they think they should do this I don't see how they can be trusted to negotiate the lowest price for you.
Yep agree I used REBAA certified for mine but I don’t think it’s compulsory - I didn’t decide based on that and I know good BA’s who aren’t (and vice versa) Certainly doesn’t hurt And yep direct fee is the only way I’d use one, thanks for watching the video
How long is the family home guarantee in place for?
At this stage it ends on 30th June 2025
Have you got one for 2024
Hey yep they have released new data since I filmed this video: check it out here www.abs.gov.au/statistics/labour/earnings-and-working-conditions/employee-earnings-and-hours-australia/latest-release
independent
VVIP
At 65 she has worked him to death and inherits his super. Just a theory
What to do when reporting for tax is this generated from app?
At a 7% return, your super will double every 10 years (that's just maths). So towards the end, you get enormous jumps in wealth, if you dont touch it.
Are those after tax or before?
Women catch up because their husbands die and leave everything to them.
Might be good for early years learning but the teenagers stop giving a rats ass. Get to uni and crumble like a pack of cards coz they’ve had their ass wiped for too long.
Yep that is definitely real, I know a bunch of people who went to private school and they literally had life on easy mode for so long. Many of them had zero drive though, and why would you when you have everything..
@@raycorc the opposite of this is when the not so well to do parents sacrifice heaps to put their kid in a private school and they hound the kid on grades and homework and everything. Absolutely turns them off education. In the long term. I’m fairly successful (35, paid off mortgage, earn 100k plus) and I didn’t even finish high school and no one has ever asked me about high school in job interviews.
Thanks Ray , is ANZ CBA good ?
At retirement age my financial adviser encouraged me to give my wife a large sum of my super money to balance her0 investment, sorry. motorcycle motorcycle
Thank you for your video, could you share some thoughts about any down side of the “ help to buy” scheme please? As a single parent myself really hard to get the house loan ,so thinking to use this scheme when available in QLD. .
why did you choose stockspot over more wellknown investment platforms like vanguard?
Now that is an exceptional learning video, kudos teacher & students 🎓🏠
Thank you
Hey Mate, I think in VIC there is no stamp-duty if the property is under 600k not 650k. 1:45
thanks Santosh yep you’re right sorry - editing typo!
It's divorce and payments
there's no men 60-65yrs doing labor type jobs, women stay in work force
Is Biomedical Engineering or Coper/patent Lawyer paid more? Which is highly paying & has flexible working hours
Check Google or Glassdoor for the typical salary ranges I know lawyers generally don’t have flexible working hours. I’ve had clients who are IP lawyers and some worked crazy hours and others did more contract work where it was more flexible Either way focus on something you’d enjoy - no point doing bigger hours in something you hate
Regarding the super scheme the contribution can be concessional which is massive. Biggest free money glitch in the country particularly for those who earn over $100k annually.
Hey mate, genuinely helpful video. If I was living in NSW would I be able to get a grant for a different state, e.g. Victoria??
Thanks for watching mate - we’ll potentially but it’s only for a house that you’re going to live in (for 6 or 12 months minimum for most states) So you’d have to move to Vic for a period first to live in it And you can’t get the grant twice so if you used it for Vic that’s fine but won’t be able to use it again in NSW for example
G’day Ray. Love your vids mate. Do you know if there is anything available in NSW for couples who have owned previously but have not owned for over ten years? I thought I heard some politician mention it last year. Cheers mate.
G'day mate thanks for watching the videos - check out the Home Guarantee Scheme, looks like you might be okay if it's been over 10 years: www.tmbank.com.au/home-loans/home-guarantee-scheme And government website here: www.housingaustralia.gov.au/support-buy-home/eligibility-tool Get a mortgage broker who will be able to check your eligibility and let you know which lenders who can do loans for this scheme. Best of luck
If you buy a established house are you exempted of stamp duty , I’m a first home buyer WA
I believe so - first home buyer using it as principal place of residence seems to be zero www.homeloanexperts.com.au/mortgage-calculators/stamp-duty-calculator-wa/
I'm going to fire my accountant.
You gotta do what you gotta do!
I've put all the links to the different First Home Buyer schemes/grants etc in the description - let me know if there's any I've missed or any that you've used
did you buy your properties in a trust (considering you have a business)?
G’day Samantha, the first 2 we bought in personal name (which wasn’t a problem, and didn’t really know anything about trusts) then 3rd we bought in our family trust (acct set it up for us) then 4th for the family home we bought in personal name so we can take advantage of no capital gains tax when we sell. For ongoing properties we’ll probably buy in the trust (or some people have told me to have multiple small trusts, ie one for each investment property)
Our situation has been different. The HUGE difference was when my wife passed and the cap on super for an individual meant some major changes to comply. She had MS for 26 years and I never worked harder in my life to care for her. After working so hard to build our superannuation up, I then had to take a large amount out. That means I have to pay more tax. Grrrrrr
Sorry for your loss Ron - that’s tough, what a crap situation. Some of the policies don’t take into account situations like this very well
Women are turning single late 50’s/60’s…? Become widows?single? Dividing estates..
Its interesting I am approaching 900K at the age of 57 - I have always invested well and managed very closely. Yes, I have a reasonable income - however the key is to diversify your funds investment portfolio. When your young high growth is still a solid investment. Balance the fund out with some hedged fund drivers and you will see the results. I intend to retire O/S at the age of 60 with a plan that includes multiple destinations. Work hard, play hard, and " Live the life, you love!
Two years later and I still find the app clunky and hard to navigate, despite there being an update virtually every time I open the app.
I agree, could do with a UI/UX refresh
Rent is money in their pockets now. House loans are money in their pockets in 30 years time. Mortgage means Death grip. Engaged in a mortuary deal.
The catchup is due to spouse super contributions.
The husband dies and the women inherit it.
