I belive it, I have 2 jobs. My 1st Job i work on pools. I make 60k a year. I am looking forward to buy my home but I dont want a pool. There is maintenance and also the price of chemicals and fixing things.. you have 2 options do yourself or pay someone to do it. Even when your not using it... it cost money. If you don't maintain it. Your talking about mosquitos at the low end and biohazard and water leak at high end
I’ve heard this all my life, pools are a bad investment. I live in Florida and I can most definitely say the homes with pools sell faster and higher than the ones that don’t. I just not seeing ppl taking losses with a pool home. Another thing, I’m not seeing installing a pool being that hard either. All the pool builders have packages similar to new construction home where if you buy the package (range from 30k to 60k) it includes an everything and install takes about 6-9 weeks. Maybe it’s a Florida thing.. I can see up north where a pool can be a headache .
Pools are not financial investments, pools are fun investments. I value all of the pool parties I’ve had with family and friends. I can’t put a price on those memories. Growing up with a pool was also great. Having friends over in the summer to swim all day was memorable. Heating the pool for winter pool parties are fun too. You’ll miss out on a lot of fun if you’re expecting a dollar return on every purchase you make. If you can’t afford a pool, that’s okay, but “pools are bad” logic is silly.
I have so many great memories of going swimming in my backyard growing up. I am grateful to those memories and I’m fortunate this was part of my childhood. I don’t go swimming that often anymore even when I visit my parents but these days my parents use the pool more than they did when my brother and I were children. My parents are retired and watch movies in the evening in the pool together. With that said you could burn through money on worse things 🙂
Just started looking at houses 2 weekends ago and found a house we loved this last weekend while touring open houses. Already considering putting an offer on it, but im terrified im moving too fast. Everything checks out on it, brought other people to check it out to make sure i wasnt just wearing rose colored glasses, and no major red flags are popping up. I feel like im ready, but just scary because of how fast its happened
Hey Javier I found your videos a few weeks ago and started watching them. Thank you for sharing your knowledge and insight about buying and selling a home. I live in Colorado and due to the cost of literally everything going up so high, especially the cost of insurance, I feel like I have no choice but to move to another state. The problem is that i would be leaving my son and two beautiful grandchildren behind which I love very much! It’s a difficult decision to make but watching your videos are very helpful so thank you very much! I appreciate your humor and humanness. Keep up the great work!
In Arizona I think most us would rather have covered parking than a remodeled dining room haha, it was at the top of my must-haves at least, right next to NO POOL 😂
I bought a house about 2 years ago, and it’s not worth what I bought it for now. A few things. I bought it during the aftermath of of Covid so my taxes showed I made all this money because having kids you have to have this residual income. I used a VA loan and I should have had some money down, and living in FL my property taxes and insurance is kinda crazy. Now at times I do regret it but as of right now I can afford this home, but now I have some leverage on my eyes. When I busted my ass for the credit score, the income wasn’t right. When I qualified with the VA the credit score wasn’t right. It was always something. Regardless it’s my home now and I can leave it for my kids, but it just sucks. I wish I had better guidance and understanding but I learned and moving on.
Thank you for your content. It seems really practical and honest. Like getting advice from an informed friend or family member. Just started my process and I'm glad I found your content. 😊
I’d love to see a video on buying your second house! I used your videos to buy my first house and I have been so happy in it for 5 years. I am completely mystified on how to buy a house and sell a house at the same time though.
Hey hey Javi!! What are your thoughts on separating property tax from escrow for a few years until we refinance? The idea is to use our savings to pay property tax at the end of the year, then put our income tax money in our saving to replace what we took out. Then when the time is right to refinance, we add property tax to escrow. In the market to buy my first home and just trying to think of ways to at least make things "feel" more affordable in these unaffordable times. lol
Yeah it's hard to not fall head over heels with a good looking house. It's good to hear you confirm my strategy! I don't mind painting, cleaning, flooring, simple stuff.
I think you should keep your monthly housing expenses under 30 percent of your net income. Because you will also have to pay other housing expenses such as repairs and maintenance.

You know what a pool is... it is a hole in the ground you throw your money in - former pool owner
And a MASSIVE liability

I'm about to close on my house, but I will say - that diagram at 14:00 is spot on.
Pressure from buyer's agents (not the seller) drives me nuts.. stop working for the commission and help me get the right place.. jeez
Glad your back to the grind
Great job, Mercy!! 🎉
Do a video on how much a pool costs! That be a great video!
Thank you so much for all the great videos. Very educational ❤🎉🎉🎉

Why not just get an above ground pool? Inground pool is a waste of money

Go Mercy!! 🎉
Much love to Mercy! ❤
Paying for discount points can reduce your rate over the loans life
We are Buying a home on march of next year... Thinking of hiring you..
Thank you so much
Javier, your videos Keman Kuh. Thank you
It would be easier to search a home by household income. More income = better maintenance?
Stay within budget
I have to wait till I win the lottery to buy my first house! 🏠 🤞🏾 😅
