I would like to see a video of you discussing escrow. Are there benefits to opting out of escrow and paying taxes and home insurance yourself? Or should you even opt out of escrow? I’m mainly asking if you should do it when you give 20% down or down the line when you built enough equity.

This is a great video. I’m mid of process, near the start. Emergency fund is secure, down payment is secure, credit score is good. The move will be to a different state ( I’m retired). I have a few possible houses picked out. I had talked to a realtor a few months ago about one of the houses and was ready to buy, but before I could contact him the house was pulled off the market. Not sold, but for updating. It’s back on the market, updates look nice but there are some things they updated that are not ideal for my family. But there’s a house for sale down the street from that one that may be a better fit for my family. I’m going to be in that area next week and my plan is to see both houses, to make an offer on one and maybe at giving earnest money by the end of the week. I’m not in a rush to move in because I want my child to finish the semester at his current school. That makes our move in date around the end of May, start of June.
I am closing, and it all happened so fast..... I just went to look at a place now suddenly I am closing... Be careful these real estate agents and mortgage people will have you selling your soul if you aren't careful. I did want the place, but still damn.... Just be careful, these are salesman and they will try and get you to close ASAP.

I strongly disagree with your credit take at 22:00. You should be paying off your credit card debt in full every month. There is zero reason to ever carry credit card debt and paying it off in full every month will save you from paying interest charges and increase your credit score by lowering utilization. Having debt will also hurt how much you can qualify for on a mortgage. Other than that, great video.

Depends if it's 0% APR and in range of your credit still being underutilized (below 30%)
