      Keep it simple, buy things you understand, take some risk but don't try to shoot the lights out. I’m invested in ETFs, equity index funds, and individual stocks and use a CFA. On average, she takes 10% of earnings, but using *Lina Dineikiene's* system makes it much more hands-off. I conservatively follow her recommendations and market entry and exit points, and tbh this makes it fairly simple for me... I am convinced it's not just hard work but smart work :-)

      @FA9082 those companies make up a percentage of the S&P500. Putting £10 into Apple is not the same as putting £10 into the S&P. Basically he is getting a spread from the S&P amd getting more focused exposure from investing directly on top of what he already has in the S&P. Its perfectly valid. I pay into a global fund instead though to get more variety and then directly into other stocks for either more direct growth potential (like Nvidia) or increase overall dividends (something like a REIT or even Coca-cola). Depends on what you want.

    Hey Mitch, as a fellow 28 year old it was great to have a full peep into your portfolio, that employer pension contribution is very juicy, lucky you!
    I would be interested to hear more about your property investment. Is it something you would look to do more of in the future? I imagine with that mortgage amount you have a fairly decent ROCE employed with that flat?

    • @MitchShoesmith
      @MitchShoesmith  5 месяцев назад +3

      Hey! The property investment is ok, not spectacular but not poor. I would buy another one in future, but I think i'd lean towards getting a house rather than a flat. The service charge has massively jumped up this year unexpectedly and its really cut my margins, I'll ideally look to reduce the debt on it when the mortgage is up to increase monthly cash flow so there is more of a buffer. I do think property is a great long term investment and i will likely buy more - all being well!

    Fair play to you mate. Just one word of caution, don't repeat don't panic when your portfolio falls and I mean falls a lot over a long period. You start off saying "its ok I can take it" then after you have lost 29% over 8 months and there is no sign of the markets turning and everything is gloom, do NOT despair! There are always ups and downs and sometimes the downs are long, deep and painful. The sign of a mature and steadfast investor is to put MORE in when markets are performing badly. Yes you read that right. Good luck.

I tried individual stocks for 2-3yrs and went back to 100% OEICs, everyone should have their own strategy... I have around 50% in a global index fund with the rest spread around 3x managed funds, probably get better returns than 8% per year with other strategies but portfolio almost runs itself and I sleep better at night. Also using a money market fund for a property deposit...Moving funds to a bond OEIC once I'm ready to draw from portfolio. Good luck with your investing.

    I’m always a bit concerned with rentals, the property market isn’t great, and doing some maths and assumptions your mortgage would be around £200pm, tax at 40% around £330pm, leaving just below £400pm minus any repairs and issues.
    Just seems a lot of headache considering VUSA could have matched that over the same period.

    • @MitchShoesmith
      @MitchShoesmith  5 месяцев назад +1

      It’s a LTD co so only liable to pay corp tax at 19% on it, and mortgage is £391 a month, I wish I cleared £400 a month profit but sadly nowhere near after accounting for management fees & a recently increased service charge which has hit my margins substantially. I definitely get why it wouldn’t appeal having done it myself for the past 12 months and the stresses that come with it 😂
      Nonetheless over the long run once the mortgage gets cleared and property prices increase, and rent will gradually increase too it should be a very good asset with decent passive cash flow too. Feels a bit like “short term pain for long term gain” at the moment though!

    Great work, i have a similar portfolio but I'm living in my property instead. How do you have such an amazing rental yield? its almost 9% per year for that cost. Which area is your property in?

    • @MitchShoesmith
      @MitchShoesmith  4 месяца назад

      Hey - thanks! It's North Birmingham, but in a fairly affluent area so rental rates are high, however I would caveat that by saying whilst the yield is great, actually monthly profits on it now aren't anything to shout about due to rising service charges (up 30% in a year!).

  • @King_Harrold

    Well done Mitch. Im 9yrs older than you but i think we have a very similar approach.
    Also my career is now peaking and on a 6 figure salary, daughter is approaching teenage years so less demands for childcare, wife can work fulltime etc. with property, savings and pension we are about £400k in equity. Life is good, but hasnt been without its challenges.
    My biggest lesson has to be intentional with my money. My wife and I have an income and expenditure sheet and a balance sheet. We budget and have direct debits or standing orders direct to savings. A seperate joint account we call 'play' and thats our monthly fun money. After bills, the rest goes to investments or savings, such as emergency fund and new car when needed.

      I started investing on Vanguard, then moved over to T212 in 2020, I've just not transferred the ISA over (I probably should though!).
      Re All World, it's not that I dislike it as an investment, after all it's made up of 60+% US exposure anyway. I'm just pretty comfortable backing the US right now, thats where all of the companies that generate the most profits and value are. Other big exposures in the All World are the UK which the outlook is a little uninspiring, Japan, could be a good play as part of the all world but it's an area I haven't researched in any real depth. Overall - just a personal preference!

    Is there ever a bad time to start investing in a S&S ISA if you’re investing for a 10 year period?
    People say we’re in a bubble at the minute with the ETFs etc.
    I’m unsure whether to start a S&S ISA, or pay into AVC alongside my government pension which I can take 100% of I tax free upon retirement. Also with an AVC you get an immediate uplift of nearly 40% because of the tax and NI savings.

      @@LawrenceTimme very true. I just don’t know whether it’s best to invest in S&S ISA, or go down the AVC route with the local government. AVC’s give you an immediate uplift of around 40% due to tax and NI savings.

      Hey - couple of points to touch on. If you invest in an individual stock, the dividends are paid in cash and appear in your free funds in your investment account for you to reinvest or withdraw. However if you invest in a ETF, like the Vanguard S&P500 ETF, you can choose the ticker symbol VUAG which automatically reinvests the dividends, or the ticker symbol VUSA which distributes the dividends in cash. Both funds have the same exposure, they just treat dividends differently. There are other funds that offer this but you'll have to check based on which ones you're interested in investing in. Hope that helps!
