There is so much space lost in this flat. With 150 sqm less, it would be a good bargain, but who is going to spend USD 1.6M for an apartment in Bangkok?
There are plenty of smaller condos at a cheaper price. Nothing wrong with a larger condo at a higher price. If it's not your style, just get the smaller, cheaper one.

I think it is good for families. Yeah it might be to big for a single person.
