    Great video! In terms of not rushing, all the homes I’m looking at in Massachusetts will be on the market for a only few days before offers are due. How can we slow down the process in this market?

      You are absolutely right, @Alex. Usually homes come on the market on Wed/Thu and if they are desirable houses, they have an accepted offer the next Monday or Tuesday, which doesn't give you the chance to take your time and sleep on it for days. The more precise title for that section should be -do not ignore doing your due diligence, take your time to talk to the town/city departments, do your research and check on things. If you can see the house early, before the open houses, that will give you and your agent time to do all the research. If you see it on Sunday and offer deadline is Monday at 10am, then you will be rushing unnecessarily.

    NouneK. I know someone who worked with listing agent without a buyers agent, their rational was they didn’t waive inspection and they went with an independent inspector so in a competitor market, they thought they saved a lot. Thoughts?

      @Kamran Pathan, the Buyers always have the choice of going with the inspector they like. I give them names, if they don't want to do their own research, but if a buyer has an inspector they trust, I am very open to it. Also, you don't have to waive the inspection, as a buyer it is your choice how you want to proceed. It's all in your hands, I am just a consultant, I don't push my inspector, my way of doing things. If it's a strong Seller's market, buyers might lose several properties because of the inspection contingency in the offer, then they start to believe you and they change their mind. If the Seller and the agent allow the time to do a pre-offer inspection, that's the best case scenario, then you waive the inspection in the offer. I don't think your friend saved any money.

      It depends on the house.. I bought one without an agent but the selling agent wasn’t a bad guy and guided me toward closing better than my own agent would.. but if you haven’t selected the house you want, then get a good honest agent who will look at 30 houses with you before you find the perfect one.. just wait it out and don’t buy a dud.. there is always a chance things like artificial intelligence or remote work or some financial crisis can crash the economy and you don’t want to be stuck owing $600,000 and not being able to sell it because it costs $400,000 on the market and the $200,000 would be due immediately. Of course the rule in MA is the sooner you buy, the better you are since we are turning into the next California and San Francisco with small ranchers costing a million dollars.
