    husband speaking age 81 - property lines in the Philippines - my wife bought a large lot years ago that we thought we were going to retire on. Put our home
    in the middle and have several hundred feet from all edges and neighbors. She decides to put up a temporary fence. One city road went up the right side and dead
    ended at the corner of our lot. Another neighbor built a PH home ( not to be confused with a typical U.S. home ) at the corner of the far left top corner. A fence post
    was going in at the right corner and he comes running down, you can't do that, I won't be able to get to my house. We had to get a survey done, turns out at the top of
    our lot, my wife's mother owned the top lot so the survey company told the land locked owner, better be nice because my wife could totally close your little free driveway
    at the back of her property. You MUST have a Mother Title to any property before you do anything or be sorry later. ( for another example, watch What the Hales youtube
    couple and the saga of the 70 acres they bought in Otter Creek, Fla.) Shows what can happen and what it can cost you. This was great ' free ' information, thank you.

    My dad showed me how to use a compass to find the metal pins that mark boundaries. A neighbor was trying to file a quit claim deed on property that was my dad's. When my dad confronted the neighbor, he said that he would buy it or go to court and litigate until my dad lost the property. My dad sold it to him. This neighbor was a rich physician with a judge for a father-in-law. I cut part of my drive way out because I discovered that it was about a foot over onto my neighbor's lawn. He didn't know about it, but I didn't want to be a thief just because I could have probably legally claimed due to the decades of the drive way being there. I learned the importance of having a survey.

    Wow are you correct about some counties are not accurate about property lines. You have to keep your own records.

      And never depend on where the fences are. So often the fences are just a tiny bit off. But that couple feet means you have given free land to your neighbor. Even worse if you have access to something important and the fence has been moved to cut you off.

    When I bought my house, there were three encorachments on my property; two fences and about a foot of driveway paving. When contractors showed up to work on them, I introduced myself, let them know that they had no permit to work on my land, and asked if they would mind just stopping at the property line. Now there's just one fence left, and the other two fixtures are politely behind the line where they belong. But now my plat map is wrong, and it's going to be someone else's problem to pay $500 to fix that.

      $500!?! I WISH I COULDVE BEEN SO LUCKY... $1500.00 to have it surveyed and staked ... the reason I HAD TO IS TOO INSANE TO EVEN GET INTO!

    GIS is an acronym for "Get it Surveyed". Read the disclaimer on the GIS info. provided - the provider generally has no liability to you. Remember your property line is also shared by your neighbor.

    Jerry, your videos are ALWAYS well done. Perhaps you'd consider a vid on the "rights of adverse possession"? It has always struck me as unjust to allow someone to keep property that was paid for by someone else simply by having built something on it for X years.

    The deed can be extremely helpful. Because so often the plot is not a nice square or rectangle. As soon as it follows a Creek.Or a angle, You need that deed to walk off exact dimensions

    The only legal, court tested, way to determine property lines is by a licensed surveyor. The best of neighbors become enemies over property lines. SPEND THE MONEY!!! for a surveyor.

    Talk about counties being a mess with deeds sometimes, we had a cemetery back home in Newcomerstown, Ohio,at Kings Church, that was a real mess, the graves were on top of each other, and no one kept very good records for decades there🫤
