I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

There is no greater freedom than handing back the key to a airbnb apartment knowing someone else has to maintain it. If you enjoy renovating and decorating then perhaps home ownership is for you. For me, property is another way we get tied down and outside of exceptional cases I'd rather invest in stocks to get exposure to real estate and other investment opportunities....

Given current recession pressures, it is unlikely that the stock will yield substantial returns in the near term. However, it may be a suitable investment opportunity. I will monitor market conditions and consider purchasing when there is an improvement in the relevant economic indicators, any idea which stocks this may be?

Real Estate provides cashflow, tax benefits, equity building, competitive risk-adjusted returns, and inflation protection on its own. Straight to the point. Buffet is right and sharp to the point. The government and bank need to stop stepping in and let this big players (banks and real estate investmentors) that gambling with our money burn. They knew that interest rates will go up and still took and gave loans. Now the regular people need to pay for it with crazy inflation and not keeping up with rising costs of living.
If an individual can't get or repay a loan even a small one, it is like the end of the world for this banks and landlords but when they can't pay loans back suddenly we need to forgive them? Why for? Let them burn.
Secure the money of the regular people and let these players go bankrupt. Like a kid that you trying to explain that the oven is hot and it not good idea to touch it. Until the kid won't touch the oven he or she won't learn.

Blah blah blah. The same scary stories were abound in 2008 with respect to CMBS maturity. Banks figure it out. Everyone takes a little hit in terms of valuations short term and life goes on, business as usual. Then interest rates drop and values increase again, rinse repeat. I’ve been investing in commercial real estate since 1990. Let’s just say I’ve seen a few market cycles. The banks don’t want the property back and will renegotiate with operators and developers. Operators and developers will renegotiate with tenants to retain them with concessions, etc. Stop with the scare tactics.
Last, the labor market is already showing signs of weakness. All these snot nosed little punks that assume a Tuesday-Thursday work from home work week going forward will either agree to put their big boy pants on and come back to the office 5 days a week or they won’t have a job. Big tech and other larger employers will soon have the leverage to demand a normalization in office time and productivity, and will no longer carry large blocks of leased space (many leases BTW that run through 2030 and beyond) without demanding employees occupy the space.
The CRE market, like other asset classes, has a funny way of policing itself. Things will be just fine. In fact, if I were a CFO or corporate real estate director, I would be pulling a page out of the 2008/2009 playbook and negotiating blend and extend leases NOW to reduce occupancy costs and maximize concessions while there is some level of market distress in office.
