  • Hi guys today I went through my rentals and did a check up with a few properties to make sure my contractors are on task!

    Your to nice for rental you really try to help some of the worst of and give people chances others wouldn't and you get screwed, stay you stay nice but tighten up who you rent to ,love the vids

    As a business owner myself i would probably sell the portfolio and start over with nicer properties in better neighborhoods so you can bring in higher rents. Also by selling everything you can hopefully start over debt free.

    I would fix up your vacant locations and get them rented asap in this market, own and manage a contract company with employees for your work and make them available for local contracts as another income stream. Focus on curb appeal with your commercial locations and renovate to maximise services and comfort for your guests, make places to sit and perhaps a picnic table and garbages. I would promote a rent to own agreement with tenants in hopes they will take some initiative on preserving their investment but they must agree to strict enforcement of the rules or risk losing the agreement. Frankly if you can rent a home for 25 years as a landlord you have made back your investment, made a good profit and reduced workload on that property. I think you are doing great and I hope these suggestions help.

    You should never rent something for 300 bucks a month. The people you attract are too destructive. Raise the rent and look at FICO always.

      With what I make, I could only Afford to pay $300 and I am Not like Most of "Those Type" of people that are attracted to that price. I don't Drink Or Rarely do on a Nice hot summers day, Do NOT do Drugs Period! And I would Clean Up before I moved out because I do Not own it. And I am Quiet. Tho I don't think he would allow me to have a Dog that Is House Broke and Only Barks if Threatened.
      But Thank God I Own Everything and Everything I own is Paid for, even with what I make.... $1300 a Month.. And Live in Florida where it's "Warm" in the Winters and the 4 Monthly Bills I have are only $235 a month... And I HATE neighbors that are like the Majority that can only pay $300 a month... Had them and Still Have them on the Lot next to me... and Behind me.... Don't get me started on them...

      You do not go far enough. Include divorce, criminal citations, verified income, legal status to be in the country, past evictions, pets, the vehicle they use. If you are a landlord, and have not thought of these then you are in for a big surprise!!!

      @@InvestmentJoy that’s how it was with my dad he was helping people from the street and he would pay them to take care of the house and 4 other properties and end up stealing all the copper, washer and dryers, refrigerator and more and then want to sue you for the properties in Mexico.

    I'd honestly do up that big house to high spec and sell. Cheap rentals, don't keep adding floors and curtains, f that.

    I'd find the units that could be salvageable for the least amount of money and produce some decent free cash flow, I'd sale the properties that required too much time and work and invest that money elsewhere (stock markets, higher end property, or start saving for a newer apartment complex/community).

    Have said it before, will say it again, being a slum lord is a good way to get started building cash flow and wealth but it's time to move on. Sell your portfolio of rent houses and invest the proceeds in quality commercial real estate where the tenants never destroy your property, virtually never move out in the middle of the night, and often, in the case of an absolute NNN lease, are responsible for all operating costs, maintenance, and repairs. Of course, that means your youtube revenue will drop because it will be pretty boring just watching you log into your bank account every month and watching the rent checks get automatically deposited.

    There is too much demand for rentals because the cost to buy a house is unrealistic for 90% of Americans. In Oregon a rental 3x2 $1800 to $2800. The cost of housing has Star Trek warp eleventeen past pay scales.

      @@InvestmentJoy Didn't like the sound effects because there were so many in a small amount of time. Also odd that the first half of the video had tons of text/sounds and the second half had very few as if the editor got tired half way through or if it was edited by two different people. Liked the video editing, didn't like the production.

    if I was in your shoes I would sell all those low price properties and I would turn all of them into one house in a better area, and I would certainly meet better tenants after that, And for this reason, I was relieved about not seeing any property damage.But of course I am not in your position and I cannot fully understand you

      To clarify- Exterior siding. You don’t can’t put in New asbestos siding.

      Asbestos used to be just about everywhere. In the house I grew up in the siding was asbestos tile. They're about 1/4" thick and break easily. The floor tile was asbestos tile. Sometimes the drywall had it in it. Ceilings, etc. The other bugaboo is lead paint. A lot of older houses have lead paint. It was exterior paint though a lot of people used it for interior applications. Paint left over. Some states like Maryland are very aggressive in lead paint law enforcement.
      I'm sure I've inhaled some asbestos. I hope it doesn't get me at some point.

    It seems like managing other people is something you do not enjoy, and your business has grown to the point where that is the majority of your time. Everyone has their strong suits. I am not bashing you just saying maybe you should liquidate and do smaller projects that you could manage. Cash is starting to be more profitable than it has in many years, so holding onto it is not so bad as it was even 2 years ago. What part of your business ventures do you enjoy the most? What part is your strengths? weaknesses? You have the luxury now to choose. Don't be too concerned that the next opportunity that you enjoy and meets your strengths will not come along. After all, you have found a lot of them so far. You will find them again.

    If I'm in your shoes, I don't see any reason why you don't sell your "cheap" rentals. They seem to cause a lot of headache and will continue to have their struggles in the future. It's great time to sell out of them with the value of real estate this high, especially since you said people are interested in purchasing a portion or the entirety of your portfolio. Why not take the proceeds of the sale and reinvest in better rentals? Could there be a possibility of a 1031 exchange? Are there different avenues you would want to explore with the proceeds that'll add content variety to your channel?
    I'm sure you and your accountant have had discussions on what the tax picture looks like if you sold your entire rental portfolio. I look forward to see what you end up doing with these properties.

    I'd say it come downs to using your head and not your heart on selling everything. If it makes financial sense to sell, then sell and use the money to fund your next project, but don't stay in if it's just your heart telling you that you worked so hard and long for what you've built and cling to what may turn into an Albatross around your neck. My opinion, and $5, will get you a nice cup of coffee though.

    Get rid of your "manager" and then your "contractor", then the housing units in the bad neighborhoods. Start over with a few nice rentals or some Airbnb properties. Too many worries and headaches, I wouldn't even be able to think straight or sleep at night losing that kind of money. Not to mention the legal problems involved. Too much time involved for too little money, I'm out.🥴

    Brandon, you obliviously learned nothing from the Ed McMahon 2002 lawsuit. None of your properties have proper ventilation nor humidity control. You never show a carbon-monoxide detectors. You don’t use No or low V.O.C. paint. The stair case going up to the second floor is both flimsy and have no traction strips on each step. You are fostering lawsuits. Once that happens, your insurance co. will throw you under the bus.
