There are currently 5 new builds in Forest Hill, Glencairn and Thornhill (traditionally more desirable areas than King City which is essentially farmland). Eventually things will revert back to normalcy in the housing market so to hold long term value you should never pay $14 million to live anywhere this far north of the city. Asking to lose your money. THERE IS A REASON THIS HOUSE HAS BEEN SITTING UNSOLD FOR 3YRS

So a house like this would most definitely be appealing to say for example an international buyer such as i.e. a blue chip international company CEO.
