    Option 1 is ALOT of work.
    As beautiful as the vet office was its sad it's gone. But.option 4, the store rental looks pretty decent and more of a face lift rather than structure reno! I know it's a rental but that one looked the safest so far

    I think it sounds like you need a loading dock. My daughter is faced with the same dilemma. As real estate prices & interest rates sore the longer you rent the tougher that leap in is. My gut says it’s probably time you buy something and have equity to leap into something better in three or four years. If you can make a few improvements & the business grows that may be possible next time to get more of what you would like. I am so sorry the market is insane. I wish I had the money to buy a house we looked at 1,000 sq feet smaller than she’s renting. A huge bidding war going for over 300 per sw ft highest ever in the area. Not possible it was remodeled move in small but perfect. Best of luck 🙏 going your way for inspections to make it clear. Cash offers way over asking waving all inspections are hard to compete with.
