Houston something to think about I think is to have a gated driveway because you would hope that a fair number of guests would be renting your cars so the added security would be nice. and if they are renting jet skis or side by sides its even more important.

Porcelain tile how much $$. Here where I live in Florida I just built a new home and paid 3.00 per sf for install labor had 3800sf installed so just under 12k. Did you say a couple hundred thousand?
He was probably mistaken by calling it porcelain. It is probably a natural stone, like marble. Laying those big 24"x24" tiles is time consuming, especially if they're laying it properly. (You'd be surprised how many luxury homes I go into and the tiles have hollow spots. The last one, almost every single tile was hollow. The thinset not touching the entire back of the time and the entire substrate below.) I highly doubt those times are regular porcelain/ceramic tiles with a design printed on them to look like marble.
