    If your property is heavily wooded, you could sell the trees. This could bring income vs. cost money.

      Good idea, I would add to check what the zoning and town allow because some may limit the # of trees the homeoner can cut down.

      In Ontario, Canada, you can apply to take care of a forested area on your property.

    I ended up doing rental 'arbitrage' with someone elses land that's permitted for tents and tiny houses etc

    Great video… what if the property is in a great area with an existing structure but needs to be demolished and the land needs to be cleared? Is this something to consider?

    I had to pay 7 grand to put in a gravel driveway. It does add up.

      Hello! Yep, I'm assuming that was a relatively short and narrow driveway? When you start widening (two lane) and going hundreds of feet it can get VERY expensive. Not even talking about asphalt or concrete yet either, which normally will require a gravel base. :(

    Found great property in a great area with several acres it has a house but needs to be demolished so water and electricity on the land lots of trees also needs to be clear. Will this be considered a good prospect?

      I've consulted a few in Canada. Obviously, I can't be as specific about zoning and codes, but overall principals are the same.

    Hey I have a question pleaseeee help lol .. I want to buy 32 acres for 77k I think that’s a great deal but it’s completely wooded my neighbor is some typ of chick plant there’s a large river on there side I believe they use it for their water source ... the land is flat the area is rural but not completely deserted people are around!!! Houses Are 5 minutes away and on other lots close I see houses so utilities must be near ... I have a near water source I may ask to use, but I do believe I can make my own , I can definitely develop this spot I believe I can something’s telling me I could but I’m scared any tips guys ???

      That does sound like a good deal! It sounds like a good property- what is next to it? A chick plant? More than anything, do you have a good realtor in the area that is a local expert on the permitting, zoning, etc? And if you are wanting to water and utilities on the property, make sure that it is suitable for septic and a well. There is a lot that goes into it. We would love to answer additional questions! We are in the midst of building a glamping business in TN. :)

      @@buildfixflip yes it’s beside a chicken plant that has a huge septic so what does that say about the area ? And a few neighbor’s here and there …. Rural Agriculture land …. Yes it’s flat but totally wooded owners used it for hunting turkeys and stuff lol

      @@stickymacvae6679 Sounds like it could be a great property but as Andres and Chelsea said, it's so difficult to answer specific details without being an expert on the area. A realtor could be a good start for potential on permitting and zoning (or you could dig into the codes yourself, I'd recommend it if you're serious on this particular area as a realtor may not be an expert on this type of business). If you're really serious about this property, it may be worth it to hire a local engineer to do some very preliminary research. Looking back more than 6 months on our project development in Arizona, hiring experts earlier can definitely save a lot of time and headache! Out of curiosity, where is this property?
