  • Looking to make a timeshare purchase. It's easy, but there are a lot of ways to do it. In this video I go over where and how to go about buying a timeshare. I also cover things to do to make sure what you are buying is what you want and how to protect yourself by using a timeshare closing company.

      Yikes I just got Westgate why not Westgate? Please tell me!!! I just lowered the cost of a timeshare from 45k all the way to 15k with unlimited getaways. So why is it bad?

    Been watching your videos a few weeks now. Wife and I own a week at a resort in aruba but are attending the MVC presentation at the surf club in a few weeks. What's the difference if I were to buy MVC points on ebay etc and just deposit to interval international? Thanks for the great content

      MVC points are best used by booking directly into other MVC resorts with Marriott. Depositing into Interval International has a big limitation in that you can't use those points to book other Marriott resorts. Resale points are definitely the cheaper option compared to direct from Marriott.     How many weeks do you get with a Marriot vacation timeshare (Deeded, Floating, Weeks 18-21 & 35-50)? Does that mean I get 2 weeks per year within those weeks? Or 1 week? New to timeshares. Thanks.

      No, those are the weeks in the season that you would own. If you own one deeded week then you can reserve any of those for your one weeks reservation. If you buy a two or three bedroom lock off unit, then you can potentially reserve two weeks using each side of the lock off.

    Again, thank you I bought marriot grant chataeu 2 bedroom lockoff. I already exhanged it into interval and got 1 full week in Cancun and 6 day short day in Palm Springs. I still have one short stay left. So essentially I got 19 nights out of my grand chateau!
    Question...
    Which resorts outside of interval/Marriot have a high value like the Grand Chataeu?
    Im looking into Hilton and RCI but Im kind of lost without knowledge.

      I know that a lot of people like Hyatt, but Hyatt trades internally with points. They have some great resorts, but the number of properties is pretty limited.

    Hi there, I would like to purchase a resale time share on eBay, but I don’t know where to start or if it’s safe. Can you tell me more info, or is there is a video you have that explains the step by step process for an eBay resale agreement?

      Ebay listings are pretty straight forward. All the details should be listed in the auction. The sellers are usually brokers or companies that sell large numbers of timeshares and they handle the closing. They may or may not have you sign an agreement or contract. If you end up finding a private owner selling and you buy from them, then you would want to work with a reputable timeshare closing company.
      The most important thing to understand is what you are buyig and what the value of that really is. It is very easy to buy a timeshare but not necessarily easy to get rid of it later. There are some timesnares listed on Ebay that end with zero bids. You need to be careful with those because there is a reason they don't get any buyers.

    Almost pay $16k for 44000 points at Cancun Westin Langunamar… its a week one bedroom villa every year and they offer another week in Hawaii for free… after checking out several your videos, thank god we changed our mind last minute…

    If I buy an RCI timeshare with 15000 points, does that mean after i use the points in a given year, i get those points again next year? Kinda like a prepaid mobile service where every month I will get new 30 minutes to use?

    I am an owner at Sheraton Flex and Westin Aventura. I'm interested in increasing my star options, but I don't want to buy them directly from Sheraton, can I buy someone else's timeshare on resale and increase the points I already have?

      Yes, you can. BUT it is IMPORTANT that you seen out a resale deeded week that is at a Mandatory resort. Only deeded weeks from Mandatory resorts allow StarOptions to be transferred to a resale buyer. If you buy at what they call a voluntary resort, if you buy resale you can only use the week or HomeOptions at your home resort or to exchange with Interval International (or RCI).       Adding a note here. Any resale week you purchase at a Mandatory resort will only give you StarOptions. You won't be able to exchange the VOI for Abound Club Points in the new program.

      I know many people that use LT Transfers. They are a deed prep company that can help with simple deed transfers and resort notification.

      @@chipstroz3846 Prices can vary quite a bit, some of the cheapest is around $250+document recording fees and some can be as high as $500.

    Somebody is offering me a timeshare for $6000. I am not sure if it is a good deal. Any advice?

      Hard to tell without knowing the name of the resort. Without that, the only advice I can provide is that most timeshares are worth $0 and very few are worth $6000.. Are they offering you $6000 to buy your timeshare or wanting to sell you theirs for $6000?

      Why would you say most are worth $0? I’m buying one tomorrow for 3k and its value brings 50k RCI points and rents for $400 a day. I would get it annually for 7 days.
      Any thoughts??? How could I get an even better deal? This is going through an agent at condo association for a foreclosure. How could one get one that’s being given away?

    he only thing worse than Time Share Industry is the Time Share Exit Industry. Avoid them, Brother---Put the money in a dividend paying mutual fund and use dividends to pay for vacations.

    Hmm, he doesn't seem to like, that Timeshares are cheap now 1:20 , i wonder why that is. You shurely wouldn't want to take advice about investing in real estate renting from someone, who makes a commission off of it, right?

      I went back and watched this and I'm not sure where I said I dislike declining prices. Certainly the devaluation of the product overall isn't good for owners. This makes it very hard for many people to get rid of their timeshare. I picked up several resale timeshares very cheap. As a buyer I like declining prices but if I were selling I would like increasing prices.

      @@DestinationTimeshareEver increasing maintenance fees which never end, desperate timeshare owners trying to unload their timeshares for a fraction of the prices they paid, transfer fees etc. Better to rent vacations without the liabilities & legal responsibility.

      We have had a timeshare since 1995. We traveled with our kids and stayed at luxury resorts with two bedrooms, living, dining, full kitchen, balcony or deck with grill, often on golf courses or oceanfront views, lots of on-site activities from $250 to as little as $50 a night!!!
      If you use timeshares correctly it can be wonderful. If you take only 1 week vacation every one or 2 years, or don't take the time to understand timeshares, it's not for you.
      Compare it to buying a car. Buying a used car is always a better financial option than a new car, but there are many reasons to buy a car and for some a new car purchase makes sense.
      With vacations, when we were newly married all we can afford is to visit relatives. Then we went to Motel 6. Then we started staying at nicer hotels but then for the same money or less I could have a two bedroom luxury condo.
      If you like to take frequent vacations and have kids, this is ideal. Now that our kids are adults my wife and I still have great, affordable vacations. During the 2008 crash, I still went on vacation.

      It looks like some type of Vacation Club that provides access to RCI inventory. I am interested to know how much the upfront cost is along with annual and/or ongoing reservation fees. Thanks for watching!
