For The Orie's dual key layout, there is an option to rent it to a small family or use either side for own stay. For Gem Residences, the layout is fixed and is 3 small studio units. In terms of capturing a large future buyer pool, the layout at Gem Residences would not be able to attract upgraders as there is no option to enlarge the living space.
