We don't like immigration agents - the ones' that aren't authorized by ICCRC and qualified to help you with your application in exchange for money - first of all, it's not legal to do that, and second of all, it's so easy that you don't really need paid help! We are a young couple who started their Canadian Immigration journey in 2018 and moved to Canada 3 days before the pandemic hit in March 2020. Over the course of our application, we have seen so many people getting screwed over by greedy / fraudulent and unauthorized immigration consultants who promise you the world in exchange for thousands of dollars and deliver a whole lot of NOTHING; to an extent that in many cases, the applications get rejected, due to their negligence.
Therefore, we are taking matters in our own hands. Congratulations!! Hope you have gotten confirmation from the seller that the tenant will move out after the sale.
Just a tip for anyone watching. with condos, you should still have a financing condition, even if you are pre approved. Because with 5% down , along with bank CMHC also need to approve the mortgage. There are buildings (like 36 lisgar st in dt TO) which CMHC simply won't insure . So unless you know for sure, others were able to get insured mortgage for that building or you have more than 20%, always have a financing condition for Condos.

so few questions-
1. how were you able to get pre-construction with 10% down? Isn't it required to have 20% down for pre-con?
2. how were you able to get condo with only 5% as it is not your primary residence?
3. shouldn't it be $130K (20% of $640k pre-con) + $84k (20% of $420k condo as its second property) + closing? I was amazed when you said both houses down costed you $90k.
4. how did you qualify to get 2 mortgages which is almost over $950k in 1 year of credit history?

1. Not necessarily. Depends on the conditions of the builder.
2. It is our primary residence. We will be staying in it till we close the precon in 2023. It is also our first house, as pre con is not in mortgage / insurance yet.
3. Pre con won’t get into mortgage till possession in 2023, so we only had to get approved for $420k house now which is well within range.
Guys have been watching you, good vlogs, you also bought townhouse by Heathwood homes and now you bought condo, amazing in few months u become owner of 2 houses. how is townhouse market in Kitchener? Good luck

Congrats on your first home . Home Prices nowadays are skyrocketing. 1 bedroom plus den for $400 plus, just wow!! InToronto you can get 3 bedrooms within $450. We just remodelled our condo bathroom in Toronto by extremely a very reasonable plumber. If you need one, just ask. Good luck and stay safe.

Is there a status certificate for the pre construction projects as well that we have to look for?
You are correct on process of buying a condo but unfortunately everyone forgets one of the most important issues. The need to check out thoroughly of the Property Management Company and the Property Manager of your condo. This is very important issue when difficulties arise and they will. The Kitchener/Waterloo has some good/bad Property Management Companies. Its very important to check out the Property Management Company and Property Manager who manages your condo before final purchase.

Not a Buyer market. I bought a brand new Townhouse back in 2017 in $330000 and then a brand new detached house in kitchener for $550000 in Kitchener. The old the Condo is the more the Condo fees goes and the price of the Condo itself decreases.

@@raghavagarwal4653 condos have grown by 7% on average per year in the last 15 years average... with that logic it’s likely to hit 600K in 4-5 years. Last 5 year average is more than 7%... so maybe a little more esp when we bought in a low market.

No, it’s still there. Possession 2023
