As a chartered surveyor, i see a lot of bad building work. What always amazes me is how many people have heard of planning but not building control. Whilst planning is important for neighbour considerstion and aesthetics, undoubtedly building control is far more important as it is legal checks on the design and key dtage inspections during the construction process. If you are considering getting building work done, I'd recommend contacting your local authority building control team and telling them what you plan to do. Thry will be happy to tell you what needs building regs and what doesn't. Too many people take their builders' word at face value and believe everything they tell them. Another thing to watch out for is builders who will tell you they will sort all of the building regs out and apply for permission, etc. As well as thr council private companies can now provide building control services, and in my experience, customers need to be very wary of a builder who uses private inspectors. The reason for this is that the building control inspector should be there as a fully independent impartial professional who has the clients interests at heart. Builders tied up with private inspectors have a financially mutual relationship with each other. In other words the private inspector isnt going to visit site much and thry certainly wont be looking for too many problems on site because if thry do thr builder will be annoyed and will just seek out another more "accommodating" private inspector who will be happy not to look too closely at the work provided thr builder keeps appointing him to look after his jobs. You may ask why would thr private inspector be prepared to do such a thing?, surely they would end up with a claim against thrm?. You would think so wouldn't you, but it doesnt worknlike that. No building control provider is liable for ecconomic loss, liability rests with the builder and home owner. So with this in mind you can see why private inspectors are very happy to just accept phone calls and photographs from builders instead of visiting site because thry are safe in thr knowledge that if something expensive goes wrong thry cant be held liable. On that basis i always advise my clients to use the local authitlrity building control service because even though they wouldnt be liable either at least you will get site visits and they wont have a cosy mutualky beneficial financial relationship with the builder.
This looks like a nightmare job. Hats off to you guys for taking it on. I really think you should name and shame the cowboys, so no one else has to go through all of this. Makes me sick that someone can be so inconsiderate and put a family in danger because of their greed and incompetence. Good luck!
It would make a good investigative programme in itself - piecing together the journey to this point. I imagine none of the participants would be too keen though!
i aint a builder but i can remember 30+ years ago doing a bricklaying foundation course and the first thing you start doing is learning how to correctly build 90* corners it is a must or you just end up with large slabs of brick/block that are very unstable. i guess the saying is true " You get What you Pay For" pay for a cheap job and that is what you get.

Man that is one almighty bodge job, how do the cowboys get away with it? is there no such thing as building control in the UK, aren't there inspections that need to be signed off for each construction stage??
1st inspection is footings. 2nd is the oversite (check sub base, DPM, insulation) 3rd is roof plate. 4th is final check. The electrician has to give customer his report and paperwork for it to be deemed above board for potential future sales and insurance purposes.
