If the registered tenant uses the residential property for personal residence, it may not be subject to GST And if he uses the Residencial property for commercial purpose then he should pay gst under rcm(18%)

If that rental area is exclusively used for business then you can claim ITC. Or else ITC can be claimed as per Rule 42 and 43 of the GST act.
