    Seems like number two is a tear down , it’s just nasty and tiny and for almost 200,000 crazy expensive

    The first hse needs too many updates for the price, & you have to pay HOA. The water damage is a no, no. Although it is a lot of great space. The 2nd hse, would be good for a contractor. 3rd home is a good one for me, especially since it has no HOA and no repairs are needed, but I would have to possibly negotiate the price.

    When the market finishes crashing the first house will be worth around $260k and the second house will be worth around $65k...this must be old inventory you're trying to get rid of. You know those houses are way over priced for the amount of work that has to be done to them.

      These are not his listing. He said that at the beginning of the video and listed the listing agents info also. Yes I agree the market is way overpriced. That is thanks to county auctions being opened up to foreign Saudi and Indian multi billion dollar investors that purchase home was above value and just sat on them. The the influx of people moving in from those blue states really raised the prices.

      I personally don't think the market is going to seriously take a hit for a long time. There's too much influx and overseas money being spent here.

    It’s amazing the wealth gap in this country and how many people would actually be able to afford a $400,000 house for a second home without batting an eye. If you didn’t live there full-time, there would be other expenses, such as someone to do the lawn care and care for the pool. Meanwhile, there are people that can’t even afford renting an apartment in this country.

    I enjoyed 🏡 house number one's tour! The price point under 💵 400k in a gated community was outstanding! I love two story homes, and with some paint, flooring and an 🍗 island install, I find it a great investment with instant equity! However, the $200 hoa and 💵 4k taxes. is cause for pause!? Great video Kaleb! 🎥

    If the price is right. Even a burn out shell of a structure is worth the price.
    I once bought a repo that sent people running the other way in fear it was so scary but much of what the bank was yet to do was not done. Yes it was horrible in every way but it was going to get a new roof, new paint, new carpet, new appliances etc. So if the bone of a place are right and the location is good then look at the numbers and imagine a time machine snapshot of what you will have when the renovation is over. Take all emotion and fear out of it.
    I made out like a bandit that property and a few others. What is more difficult and expensive? A renovation or a new build. In almost every case it would be the new build so again. Just run the numbers and they work great, and if not then pass.

    I cannot stand not having a fence for privacy. I have a small yard, and my neighbors are close. I don’t even know they are there unless they are entertains guests. The fence goes all the way around giving us the privacy we need. A $400.00 a month HOA fee, well that cost only goes up.

    Enjoyed the video. I have a suggestion. Since a lot of people watching aren’t in FL, and have no idea the cost of repair and replacement, maybe you could give us a rough estimate of what it might take to bring them up to standard, cost wise. I realize you aren’t seeing everything that could be an issue…..Maybe a low end (mid range materials and doing most work yourself) to high range….It’s hard to know if a property might be worth the work unless you have some idea what you can save buying in “as is” condition. 😊

    Hi Kaleb, enjoyed the viewing ❤. Number one should be less because needs extensive renovations. Home number two not sure but would be good for someone who doesn't mind the challenge and Home number three, very good starter home but needs to reduce more.

    Hey Kaleb. Hope all is well. 1st home. Wow. At quick glance, all the homes the same color. Like the front elevation. Oh. A pool. Open. Agreed. Would redo the kitchen. The stairs a wreck. Appreciate the pool bath. No wet bodies running through the house 😂. Big enclosed pool. Good size primary. Closet small. Would redo the en-suite. Good size guest bedrooms and bathroom. Potential once revamped. 2nd home can’t really see it from the sidewalk. Well it’s a hot mess but the layout is ok. A 2nd bathroom would’ve been nice. Big backyard. Definitely see potential once gutted and redone. 3rd home. Basic front elevation but like the view on entry. L shaped open concept. Nice kitchen. Big backyard. Bedrooms ok. Primary en-suite/closet a little small but not bad. Thanks for sharing and see you next video.

    Thought all 3 were overpriced for the work needed, but would need to know more about the neighborhood they are in in terms of crime, quality of homes, etc., to know if investment would be worth it. Comps! Thanks!

    The taxes and HOA monthly fees are high. I owned a 4 bd/3 full bath home in Davenport. It has a pool too, but I am not paying that much in taxes and HOA.

      Not everyone wants to spend their time off mowing a lawn in 90F sun. $200 mo covers the cost you'd pay on your own, otherwise diy. I travel a lot and don't want to keep track of all of it while away, and I'm near 60 yrs old, so I know when I'm 75 I doubt I can keep up with it all. So it depends on your circumstances and how you spend your free time.

    Carpet might have been ripped out due to water damage. Note the house next door has extensive damage to the roof. There's extensive water damage in house 1 and possibly mold. This first house is way overpriced given the damage. The second house needs someone who really knows what they are doing to renovate. 3rd house was the best if your kids are younger because the bedrooms would be ok for smaller children.

    Any HOA that allows rentals in their subdivision is a big red flag. Tenants coming and going in the neighborhood create instability and erode sense of community.

      HOA’s are a bad idea anytime a third party can put a lien on your home and sell it is bad.

      That house won’t be worth 150k before long. As the power is off the a/c is off. This doesn’t work well on modern buildings in Florida.

    The first place could use some sprucing up and the lot is small, but it's otherwise pretty decent. The second place needs a total renovation but still may be a good investment. I love the big trees! The last one has had the reno treatment, possibly just builder-grade but move-in ready. This might be a good deal for a family that needs four bedrooms.

      All bank loans are fraudulent. Money modern mechanics book from federal reserve states banks can not loan money. Hmmm. Banks take promise to pay exchange them for credits. You tube beat the bankers. They say make america great again I say make Getmo great again. Banks have no skin in game. Rico act them all jail time. Bankers give it up loset

    The taxes for the new owner will be different as in higher.The insurance will be much higher. Do you due diligence. The second house in concrete block with no stucco? That certainly lowers you potential rent and quality of renter.

    Hello Kaleb, thanks for the video. #1 was a nice house, the 0.11 acres lot size the only draw back, but could make a good rental. #2 does have great potential, love the lot size, and also a good rental. #3 was the best in this video, loved the unique charm, and the lot size. Yes, that tree has to go. 😊

      #3 Poinciana is not a great location if you have to commute ANYWHERE at ANYTIME!!! Go back in time, this house is still overpriced .. bank needs to stop being like overpriced sellers. None of these are worth the price ESPECIALLY once you factor in the cost of insurance. Tell the WHOLE TRUTH!!!

    The first home is priced to high for an investment. Especially since its bank owned (higher then average closing cost) with a high HOA. Looking at around 40 to 50k of renovation. Banks are still banking on the overinflated market. Once their portfolios start getting stacked with foreclosures these homes will be listed accordingly.

    Banks are usually way to late as the property deaerates to a bug infested humidity sweltered home.
    Many are way to late for someone to just move in and diy renovations.

    It looks like water flowed down the stairs in that first home. I wonder what that place smelled like. I'm guessing mildew. That front door tells the whole story. House left to rot for months by a bank that does not give an s.

    Nice homes, do you come across horse properties in Ocala area on 2-3 acres, I'm a equestrian individual researching and considering moving to Ocala area if I can find a nice home with horse facilities on the property. I will be involved with the National Equestrian Center.
    My main concerns are Home and property insurances, taxes , and the state of affairs in florida currently. There's only one insurance company left in Florida now, all the others have gone bankrupt or moved out of state...I'm sure your aware of the housing situation in Florida.     The first 2 homes was trashed for the asking price. The 3rd home was okay, but didn't like the old trees or the price. Otherwise keep the videos coming.

    WOW! I am shocked at the first house price. What a DUMP! For almost half a million and HOA is ridiculous and high annual taxes! I wouldn’t pay $200K for that dump. It is just a basic box house. Yuck

    Cheaply built homes still asking premium prices even after foreclosure. I wouldn’t pay more than $200k for the 1st home with water damage that needs so much work. Actually I’d never buy any of these homes.
