You are absolutely right for 103. I had a flat in grand IVa. Sold it because of lack of access road and security to approach at night . Project is good bt project access is from back gate. Will take 10 yrs to develop with stalled project in vicinity
Sector-103 has distinct advantages over other nearby Sectors, such as:
1. No railway track, No sewage treatment plant nearby, unlike Sector-104
2. Sector-103 is not a low lying area like Sector-104 with water logging problems
3. No drains cross through sector 103
5. Sector-103 is having institutional belt with reputed Schools like DPS
6. Sector-103 is in the vicinity of Shitla Mata Hospital in 102A.
7. Close vicinity to largest open space on DEW coming in 102A
Only thing sector 103 lacks as of now are sector roads which is the common problem with all sectors on DEW and new gurgaon... Gmda is yet to construct sector roads
With development of sector roads 103 will see rapid price appreciation reaching about 30,000 per sqft by 2030

The video is published without checking all the facts of sector 103. I am not in favour or opposite to this video. My questions/suggestions are before marking stamp that sector 103 is dark sector.
1) On DEW, which sector is having proper sector roads, like 24, 30, 60 mtrs?
2) You have given false/Inaccurate information of many projects like sidhartha, Ansal Highland and Oxirich, please correct it.
3) You explained the problem part without explaining what solution has been made by Govt authorities for the sector 103.
4) Please suggest a sector/Project name, where properties are in range of 1-1.2Cr (as sector 103 having) without any problems. This is my direct question to you because this is only my budget range.
I want to wright many things, but post may get longer. IN short, my statement is that negative things spread too fast rather than positive, He explained negative side to get more views and publicity.
I true influencer is the person who talk with proper information and data.

1. This is the largest sector among all new sectors around northern periferal road ….
2. Mall with PVR, nursing institute , and and with so many government facilities in master plan .. already connected to expressway way via daultabad n very near to gurugram railway station ..just wait for approach roads .. the rates n rentals in indiabulls centrum park and Eva will touch the skies due to non available sufficient completed projects as per demand … sector roads may be delayed but no one can cancel them due to connectivity laws … so it will be brightest day after this temporary dark for this sector 👍🏼👍🏼👍🏼

FYI Ansal Highland Park has got SWAMIH fund from SBI Caps & fastly coming to its completion….5 tower’s out of 8 will get OC in coming 4-6 months & possession will also start happening.
I am from Rwa of HLP…rate has also crossed 7000 by year end it may be somewhere between 8-9000.
This project is low density & we the Rwa is assuring it’s completion by all means….

Hello sir I was born and bought up in sector 103 there is a village daultabad...I am surprise why people are demanding 18-20 cr per acre or more than that..few people are not selling on this Prices.. that's why whole land is vacant..I don't think so this sector will develop..it will take 10-15 years minimum...there are not a single road inside this sector...don't know when govt or builder will develop 24mtr wide road
How is Indiabulls centrum
Only drawback is that connectivity is not there.

Dark sector became shinning sector after Godrej launched 7BHK flat in sector 103. Instead of creating negative mindset of ur audience, if you have invested in sector 103, you would have became crorepati in last 2 years only. Time heals almost everything, just give time sometime
