You will save much much more, say around 30% at least, if you build your own house but you have to research a lot, have patience. Definitely worth it, if you have time.
Great discussion Engr. Slater and thank you for explaining scopes of each trade. Would also like to add that during production of MEPFS drawings, the Engineers will likely be doing their drawings independently, away from each other. Thus, their designs will ALWAYS have conflict with each other. On this stage, the Architect plays a major role of coordinating all these drawings. Eto yung madalas nagpapatagal ng design especially when you have a more complex system of MEPF.
As an Architect, I appreciate this kind of content so much. Let's be honest, Architect and some Civil Engineers in the Philippines are not in good terms due to some Engrs whose been claiming that they could also plan and design a building which make clients think that is is ok which is not, for it is not their forte and it is illegal. Architects spent 7yrs minimum to be a Licensed Architect (5yrs in college and 2yrs apprentice before we can take the board exam) to master our field which is planning and designing (di lang po to drawing drawing), while Civil Engineers spent 5yrs min to be a Licensed CE and master their field which is "structural" designing. Glad to watch a content from a very influential Civil Engineer who discuss how and what it should be. EVERYTHING STARTS WITH AN ARCHITECT!
I agree marami pong architects and engineers ang nagtatalo sa social media at pinapalaki ang issue. Karamihan sa kanila mga amateurs na architects at engineers. But I disagree na illegal para sa mga civil engineers to plan and design a building. Generally, civil engineers are capable too. Here in Philippines which is a 3rd world country at madalas tamaan ng bagyo at lindol mas priority pa rin ng mga mahihirap ang safety over aesthetics lalo sa mga province na kulang ng architects. If simple design lang naman they can go with any trusted civil engineer. If they can follow the standards and codes why limit the human capital of our country? Btw, I'm an an architect so as my husband . We both have 25 yrs experience. Waiting for our son to be like Engr. Slater someday.
Obvious 'to. Even in IT industry iisang tao madalas ang gumagawa ng Software Architecture and Software Engineer, makatipid lang. Pero that's the value of having an architect and a separate engineer.
We did not start with a licensed architect. Our plans were all signed by various engrs. But we had an archi grad who knew how to draw, how to talk to various subcons, I had an engr to supervise the construction. I was the purchaser and the QC inspector. I am an accountant, mind you. It was all worth it.

The suggestion is fine but also the designer might not agree with it, idk. Cuz i think some people or those who' are doing an illegal designing ( Illegal Practitioner ) would take note of these design idea which is not okay. Ps: sorry for the bad english :)
Mahirap kasi mag-sabi na below 1M ang isang project. Prices of materials vary per area/city. Cost of labor varies per area/city too. Usually 25K-35K per SQM ang presyo ng isang solid na bahay. Kaya may mga mura na nagagawa kasi ang kinukuha lang na gagawa ay mga experienced na karpentero/mason (hindi sila engineers or architects). Sa building code natin may minimum requirement na 6 SQM/bedroom. May size requirements din sa banyo at kitchen. May requirements din ng allowed na size ng bahay mo based sa size ng lote nyo. Sa 1M, most you can get is 40 SQM sa 25K/SQM na rate. Walang kasamang lote ang presyo na yan, bahay lang (completed structure na may pintura, ceiling, bintanda, bathroom fixtures, electric sockets... ready for occupancy ika nga). I've seen people promise to be able to build a house for 500K or less. Sakit naman sa ulo kasi palpak ang finished product... that is, kung di ka nila tatakbuhan dahil ubos na budget pero frame pa lang ang tapos so para kang nagtapon ng pera. Best to check your options in Pag-Ibig.
@@LadyModerne Please define low cost housing para walang misguided expectations. Is it gawang foreman? Is it basic finish (walang ceiling, minimal outlets, unpainted yero ang bubong, etc). Pls specify the price range per SQM. May proper docs ba like building permits? Maganda lang yung you set proper expectations para yung client di naghahanap ng beyond what they can realistically get. I am aware of developers na ang nag-ooffer ng below 1M pero the sqm is around 20 SQM lang, bihira pa yung may loft. Saka the people share both walls with their neighbors... So specs are better shared para di over ang expectations.
Sa totoo lang kung magpapagawa kayo ng bahay wag niyo sobrang tipirin , kung makakaipon din kayo ng 1M paabutin niyo na ng 2.5M or higher. Isa or dalawang beses kalang magpapagawa ng bahay sa buong buhay mo gandahan mo na. Sorry to say pero yung 1M kulang na kulang , kung may papayag man na gumawa nyan sure ako hindi maganda , tapos in the long run unti-unti lalabas mga kamalian , dahil tinipid , may masisira , tapos gagastos na naman pampagawa. Akala mo nakatipid ka pero hindi. Rewardan niyo na yung sipag niyo ng magandang bahay na hindi tinipid , pinagpaguran niyo yun wag niyo sayangin.

An architect is indispensable in a construction project if you want a beautiful house, functional at that with less dead spots and we'll planned orientation. More on aesthetics. The engineer sees to it that the house can withstand the strongest possible natural calamity that can come. So it's more on strength.

Very helpful content💕💕 Yung father ko kasi contractor siya and pangarap kong maging civil engineer kaso nahihiya ako sa papa ko magtanong kung papaano gumawa ng kontrata. Then eto napunta ako sa vlog na to which is naging sagot din sa tanong ko na dapat kong tinanong sa father ko😂. Sobrang idol ko talaga yung father ko kasi hindi siya nakapag tapos ng high school at lalong hindi nakapagcollege pero ang dami niyang alam pag dating sa mga floor plans and pagkokontrata. Very thankful ako kasi sa kabila ng lahat ng paghihirap na ginawa niya hindi niya kami hinayaan na dumanas ng hirap. Sir slater, you've mentioned an almost 1 year consulting period with your architect before the construction. Can you give us, viewers, info or an idea of how that process is priced and perhaps how to communicate professionally with the architect (aside from what you've said in the video and all)? I understand the psychology why most filipinos want changes or additional things during construction, cause I think most of us filipinos also don't want to appear "makulit" or "fickle minded" or lacking conviction(macho), kaya uncomfortable sa mga mahabang "talking stage".Most 1st time homebuilders would also assume that architects can't stand "demanding" clients. I myself can't believe that it took you almost a year with the design/layout. Ang pagkaka alam ko, for a house, an ave. of 3 design meetings with an architect ang kadalasan nangyayari before going to the construction stage.
To clarify - It was almost a year of back and forth before having a final design but I don’t mean that we were doing a years worth of revisions - a big part of it was the actual design process. But whenever i had changes in mind, I took my time to be sure of those revisions BEFORE i told the archt. We have to respect the time of the architect and be sure of our decisions before asking for changes. And I believe that architects SHOULD charge for additional major revisions because it takes time on their part as well - but it would still be cheaper that changing on-site. Pricing and payment style is very dependent on the architect. (Famous archts charge higher)
Hi! I work on a real estate developer company. And I tell you, a year should be enough for the design process only on a house dwelling. How much more pa kaya kung high rise buildings ang projects. And frankly, some owners talaga as long na hindi pa nagsstart ng construction let's say on that specific floor, changes sa plan will always be there. Medyo complicated lang kasi from time to time, magchange yung market study/ demands of the clients OR developer owners want to sell properties na kasi naghahabol sila ng deadlines. For a house, I suggest if hindi din naman kayo nagmamadali, or you're in the process of saving money pa, take the time to involve on the design process already. For the revisions naman, some architects won't charge if it's minor lang so before you decide on the revision, talk to your architect first in a professional way and ask for their recommendations if possible yung pinapabago considering it will not have a huge impact sa cost, just like what Sir Slater is saying. :)

One of the engineering field that most of the time missed out in the construction world is the Electronics Engineers. They are the ones that design Fire detection and alarm systems(FDAS) , if you install CCTVs that too needs electronic plans.
I am an archi grad and I recognize them. But honestly I know that most contractors without architects will simply get CCTV suppliers and installers to do the thing kasi nagtitipid. Kaya better if you get in touch with architects in-charge of design who would surely be needing your service, instead of going to contractors.

The suggestion is fine but also the designer might not agree with it, idk. Cuz i think some people or those who' are doing an illegal designing ( Illegal Practitioner ) would take note of these design idea which is not okay.

Mahirap kasi mag-sabi na below 1M ang isang project. Prices of materials vary per area/city. Cost of labor varies per area/city too. Usually 25K-35K per SQM ang presyo ng isang solid na bahay. Kaya may mga mura na nagagawa kasi ang kinukuha lang na gagawa ay mga experienced na karpentero/mason (hindi sila engineers or architects).
Sa building code natin may minimum requirement na 6 SQM/bedroom. May size requirements din sa banyo at kitchen. May requirements din ng allowed na size ng bahay mo based sa size ng lote nyo.
Sa 1M, most you can get is 40 SQM sa 25K/SQM na rate. Walang kasamang lote ang presyo na yan, bahay lang (completed structure na may pintura, ceiling, bintanda, bathroom fixtures, electric sockets... ready for occupancy ika nga).
I've seen people promise to be able to build a house for 500K or less. Sakit naman sa ulo kasi palpak ang finished product... that is, kung di ka nila tatakbuhan dahil ubos na budget pero frame pa lang ang tapos so para kang nagtapon ng pera.
Best to check your options in Pag-Ibig.

@@LadyModerne Please define low cost housing para walang misguided expectations. Is it gawang foreman? Is it basic finish (walang ceiling, minimal outlets, unpainted yero ang bubong, etc). Pls specify the price range per SQM.
May proper docs ba like building permits?
Maganda lang yung you set proper expectations para yung client di naghahanap ng beyond what they can realistically get.
I am aware of developers na ang nag-ooffer ng below 1M pero the sqm is around 20 SQM lang, bihira pa yung may loft. Saka the people share both walls with their neighbors... So specs are better shared para di over ang expectations.
Sa totoo lang kung magpapagawa kayo ng bahay wag niyo sobrang tipirin , kung makakaipon din kayo ng 1M paabutin niyo na ng 2.5M or higher. Isa or dalawang beses kalang magpapagawa ng bahay sa buong buhay mo gandahan mo na. Sorry to say pero yung 1M kulang na kulang , kung may papayag man na gumawa nyan sure ako hindi maganda , tapos in the long run unti-unti lalabas mga kamalian , dahil tinipid , may masisira , tapos gagastos na naman pampagawa. Akala mo nakatipid ka pero hindi. Rewardan niyo na yung sipag niyo ng magandang bahay na hindi tinipid , pinagpaguran niyo yun wag niyo sayangin.
A very informative and comprehensive "lecture", giving emphasis on the basics (details on how to start the project like concept on the design, manpower involved, etc...) For a layman, it has given a better understanding on the procedure and the pros and cons and finally the right choice... Thanks!

An architect is indispensable in a construction project if you want a beautiful house, functional at that with less dead spots and we'll planned orientation. More on aesthetics.
The engineer sees to it that the house can withstand the strongest possible natural calamity that can come. So it's more on strength.

Use the architect and be sure of what u want way before u start to build. 2. MEPF. 3. Labor plus materials contract. 4. 30% down then progress point payments with 10% holdback. Fight to the death discrepancies in the agreed upon contract (materials and workmanship) Thanks!

Yung father ko kasi contractor siya and pangarap kong maging civil engineer kaso nahihiya ako sa papa ko magtanong kung papaano gumawa ng kontrata. Then eto napunta ako sa vlog na to which is naging sagot din sa tanong ko na dapat kong tinanong sa father ko😂.
Sobrang idol ko talaga yung father ko kasi hindi siya nakapag tapos ng high school at lalong hindi nakapagcollege pero ang dami niyang alam pag dating sa mga floor plans and pagkokontrata. Very thankful ako kasi sa kabila ng lahat ng paghihirap na ginawa niya hindi niya kami hinayaan na dumanas ng hirap. And sobrang daming kabatch niya naiinggit sakanya kasi daw hindi naman siya nakapagtapos bakit may dalawang sasakyan siya, 2storey house, and tatlong motor. Kaya ako sobra sobrang hanga talaga ako sakanya, kaya nagustuhan ko narin maging civik engineer.💕waiting to the other inspiring content mo sir Slater hehe💕

As an Architecture student, I appreciate this a lot! This would in the progress of the future Philippines where professionals work together in harmony and teamwork. Sir slater, you've mentioned an almost 1 year consulting period with your architect before the construction. Can you give us, viewers, info or an idea of how that process is priced and perhaps how to communicate professionally with the architect (aside from what you've said in the video and all)? I understand the psychology why most filipinos want changes or additional things during construction, cause I think most of us filipinos also don't want to appear "makulit" or "fickle minded" or lacking conviction(macho), kaya
uncomfortable sa mga mahabang "talking stage".Most 1st time homebuilders would also assume that architects can't stand "demanding" clients. I myself can't believe that it took you almost a year with the design/layout. Ang pagkaka alam ko, for a house, an ave. of 3 design meetings with an architect ang kadalasan nangyayari before going to the construction stage.
To clarify - It was almost a year of back and forth before having a final design but I don’t mean that we were doing a years worth of revisions - a big part of it was the actual design process. But whenever i had changes in mind, I took my time to be sure of those revisions BEFORE i told the archt. We have to respect the time of the architect and be sure of our decisions before asking for changes. And I believe that architects SHOULD charge for additional major revisions because it takes time on their part as well - but it would still be cheaper that changing on-site. Pricing and payment style is very dependent on the architect. (Famous archts charge higher)
Hi! I work on a real estate developer company. And I tell you, a year should be enough for the design process only on a house dwelling. How much more pa kaya kung high rise buildings ang projects. And frankly, some owners talaga as long na hindi pa nagsstart ng construction let's say on that specific floor, changes sa plan will always be there. Medyo complicated lang kasi from time to time, magchange yung market study/ demands of the clients OR developer owners want to sell properties na kasi naghahabol sila ng deadlines. For a house, I suggest if hindi din naman kayo nagmamadali, or you're in the process of saving money pa, take the time to involve on the design process already. For the revisions naman, some architects won't charge if it's minor lang so before you decide on the revision, talk to your architect first in a professional way and ask for their recommendations if possible yung pinapabago considering it will not have a huge impact sa cost, just like what Sir Slater is saying. :)

One of the engineering field that most of the time missed out in the construction world is the Electronics Engineers. They are the ones that design Fire detection and alarm systems(FDAS) , if you install CCTVs that too needs electronic plans.

I am an archi grad and I recognize them. But honestly I know that most contractors without architects will simply get CCTV suppliers and installers to do the thing kasi nagtitipid. Kaya better if you get in touch with architects in-charge of design who would surely be needing your service, instead of going to contractors.

We are planning our dream house soon at nasa stage pa lang ng house concept or design and what I like most is lahat ng na-discussed mo will be my questions sa aming contractor (suggested by my brother-in-law). I do plan on using the lite block instead of the regular hollow block due to its obvious advantages.
