    Hey Friends! This was a lot of pounds ago. lol As I was preparing for Tom Ferry's Success Summit 2020 I dropped back by this old video to see how much of it still applied and I was surprised that a lot does. If any of you have found value in it, I hope you have put some of these things into practice and it has helped you along your real estate career. I would love to hear about what worked and what hasn't now 3 years after the fact. I'm on instagram as @RayZorback. I hope you can all make the virtual Summit 2020.     Tom, do you have any videos on how to study the market? I'm in the proccess of getting my license and want to gain as much knowledge of my marketplace as i can.

      lakshaye kumar hey Lakshaye. I’m not Tom but I can tell you where and how I got started. Econ 101 is going to give you a great theoretical base to start. I bet there are some great RUclips resources out there for that. Look specifically for information regarding supply, demand, “market pricing”, & “absorption rate analysis”.
      Once you have that, you can start digging around in your mls using the search they provide to find the numbers and data you are looking for.
      I also encourage you NOT to bend the data to fit your conclusions but to study the data and interpret it accurately for what you can see, or cannot see. This will build trust with your clients when they know that you will give them the data & accurate information and not puff the numbers to benefit yourself. This sounds easy, but it is not. You have to be able to get out of your own head.

      To get used to the Camera one can go to Music apps like Smule and try doing a few video songs/ recording practice . That will help.

      I use onlnie marketing for SOME immediate lead gen but it is also about the long game and the conversion of your own sphere.

Study the Craft & Stay Alive 2. Study the Market 3. Hire a Coach. About 2 and 1/2 years after selling houses in this market, I shot my first video.       @@duncanblade lol. Just saw this follow up. I guess you can say that I techncially could *afford* a donut but it was a luxury. The coach in my opinion was not a luxury but a necessity. I also waiting too long to hire my own and made costly mistakes. So you guys are the best kind of correct, technically correct. lol Thanks for checking it out Duncan.       Some would say a new agent can't afford not to hire a coach. You need a coach or a mentor to help guide you at the start. They can save you thousands and thousands of dollars that may have been wasted. A good coach will earn you more than they cost.
