      @RealEstateExclusiveProperty  Месяц назад +1

      Haha, I completely understand your reaction-it’s always amusing when a bathroom's location seems a bit unconventional! These quirks often come from homes with historical layouts or unique design choices that were practical in a different era. Thankfully, such things can usually be reimagined with a bit of renovation to suit modern preferences.
      It's a small challenge, but one that could make the end result even more rewarding! 😊

      Haha, that sounds like quite a quirky property! 😄 It’s not uncommon to find some unusual setups in Italy, especially in older homes or more rural areas. The bath outside and the door opening onto the road would definitely add some charm, but I can imagine it’s not the most practical for everyday living! 😅
      Sometimes these unique features are part of the charm of a home, though-they offer potential for fun renovations or becoming a memorable feature. Italy’s historic homes can be full of surprises!
      If you come across more unique properties or need advice on anything else, feel free to reach out-I'm always here to help with your journey! 😊

    Looks like a lot of what it needs is paint.

    • @RealEstateExclusiveProperty
      @RealEstateExclusiveProperty  Месяц назад

      It sounds like the property may need mostly cosmetic updates, such as a fresh coat of paint, which can be a relatively easy and cost-effective way to breathe new life into the space. A simple paint job can go a long way in brightening up rooms and giving them a more modern or fresh feel. It’s also a good opportunity to personalize the space with colors that suit your style.

    I don't see any signs of a heating system, other than fireplaces. What would it cost to put in a boiler system, extending to the bathroom?

    • @RealEstateExclusiveProperty
      @RealEstateExclusiveProperty  Месяц назад +2

      Installing a boiler-based heating system in a house that currently relies on fireplaces can vary in cost depending on factors such as the size of the property, the condition of existing infrastructure, and the materials used.
      Estimated Costs:
      1. **Boiler Purchase and Installation**:
      - A standard gas or electric boiler: €1,500-€2,500.
      - Installation costs: €2,000-€3,000 (depending on complexity and labor rates).
      2. **Radiators and Piping**:
      - Radiators: €200-€300 each, with installation costs adding another €100-€150 per unit. A typical three-bedroom home may need 6-10 radiators, totaling €3,000-€4,000.
      - Piping costs: Around €30-€50 per meter of copper piping, depending on length and layout complexity.
      3. **Boiler Extensions**:
      - If extending to a bathroom is necessary, additional piping and adjustments may cost an extra €500-€1,000.
      Total Estimated Cost:
      - For a complete system: €8,000-€10,000. Costs may vary based on the location (labor rates in Italy can differ), the home's accessibility, and whether additional work is required, such as reinforcing walls for heavy radiators.
      Alternative Options:
      - **Heat Pumps**: A more energy-efficient option that combines heating and cooling.
      - **Pellet Stoves**: A cost-effective alternative to provide localized heating, costing €1,500-€2,000, ideal for smaller homes.

    Another gem wih massive potential but shame its so close neighbours . Thats ok in a large towns or city but would be quite difficult to get privacy here I think in a very small village .

    • @RealEstateExclusiveProperty
      @RealEstateExclusiveProperty  Месяц назад +6

      Roccaspinalveti, a charming village in the Chieti province of Abruzzo, is located at an altitude of around 740 meters above sea level, perched on the slopes of the Forra della Scarpa, overlooking the beautiful valleys of the Sinello and Sangro rivers. It has a rich history, with traces of early settlements and remnants from ancient times, such as the ruins of the medieval Roccaspinalveti and several archaeological finds like votive statues from the Italic period. The modern village, built in the 19th century, was planned with a distinct urban structure resembling the ancient Roman grid layout, which is quite rare in the region.
      Roccaspinalveti is a place where history and tradition come alive. The local economy is traditionally based on sheep and cattle farming, and the village is renowned for its culinary delights, such as lamb dishes, ventricina (a local sausage), and a variety of sweets and pastries.
      The village also hosts several festivals throughout the year, including a significant lamb festival in August, attracting visitors for its traditional food and celebrations.
      If you're considering privacy, while the village is small, its characteristically quaint, close-knit nature does mean that properties tend to be within proximity to neighbors. However, it offers a peaceful atmosphere with picturesque views of both the countryside and the mountains.

    Intro photo states €15... and then you say €22 !!! Crazy the bathroom outside. Will city allow to turn the porch balcony to build as home. Then bathroom would be inside home. This is not a good feature... tho home has benefits also as well. Love the vault type ceilings & the land.

    • @RealEstateExclusiveProperty
      @RealEstateExclusiveProperty  Месяц назад +1

      The initial price for the property was €22,000, but it has recently dropped to €15,000, making it a fantastic deal considering its land, vaulted ceilings, and rustic charm. While the outdoor bathroom is a unique feature, it’s not uncommon for traditional Italian homes of this era. It could, however, be modernized by integrating the bathroom into the house-possibly by converting the porch balcony into an enclosed space if permitted by local regulations.
      To ensure the renovation aligns with city planning laws, you would need to consult with local authorities or an architect familiar with the area. Such changes could significantly enhance the home’s functionality and value, especially since the price drop provides some financial room for upgrades. Despite its quirks, the home offers undeniable benefits and the potential for a personalized renovation project.

    Amazing amount of square footage. Back 2 rooms could be a separate apartment if you can get approval. 9km to get groceries when expats must use a bus is questionable.

    • @RealEstateExclusiveProperty
      @RealEstateExclusiveProperty  Месяц назад

      You're right-the amount of square footage in the property offers a lot of potential! The back two rooms could definitely be transformed into a separate apartment, which could be a great option for rental income or to create some extra privacy. As for the 9 km distance to groceries, that’s a valid point. For expats or those without a car, it might feel a bit inconvenient. Some rural areas in Italy have limited public transport, but others are more accessible.

    When you say it has 150 sq meters. Does that include the cellars? I get the idea you never include that in the figures. Could that porch with the bathroom be enclosed? No one wants an outdoor bathroom. Seriously. Although this isn’t the first time I’ve seen this. Part of that room off the giant room could be a bath as well, I think. Are the other attached homes occupied or sitting vacant?

    • @RealEstateExclusiveProperty
      @RealEstateExclusiveProperty  Месяц назад

      Yes, the **150 sq meters** includes the **cellars** as well. In many traditional properties, the cellar space is part of the overall living area measurement, especially when it's usable for storage or other purposes.
      As for the **porch with the outdoor bathroom**, it’s definitely possible to **enclose** it to integrate the bathroom into the home, which would make the property more practical and modern. Enclosing the porch could add valuable living space, and converting the bathroom to an indoor one would certainly improve comfort and convenience.
      Regarding the **neighbors**, most of the homes nearby are **vacant** for much of the year, as many of them are used only **seasonally**. This can give the area a quieter, more peaceful atmosphere, especially in the off-season.

      It's true that in more rural areas like Roccaspinalveti, having a vehicle can be essential for convenience, especially if you want to access larger towns or transport options. However, the beauty of the area, with its peaceful atmosphere and stunning views, often makes up for the need for a car. Plus, it’s great for those who enjoy quiet, nature-filled surroundings. 😊

    • @RealEstateExclusiveProperty
      @RealEstateExclusiveProperty  Месяц назад

      It’s understandable to prefer a lower price for a property with such a unique quirk as an outdoor bathroom-it’s definitely an unusual feature by modern standards! While it might seem primitive, such layouts are often found in older homes in rural Italy, reflecting a time when indoor plumbing wasn't standard. Fortunately, this type of issue can usually be addressed relatively easily during renovations. Integrating the bathroom into the main living space could increase both the property's functionality and its value over time.
