This idea of condo ownership is great but gee wiz it has lots and lots of dos and donts but most donts sounds more like common sence than just dont do it. I have been married to my faithful philipino wife for 36 years and a condo or reasanable priced house sounds like my retirement dream. Now i have tetired. I love the philipino way of life and a condo sounds perfect. Or a 2 bed house in the province.

Too much trouble to deal with. I don't think I will buy a Condo anymore. House & Lot is better.

Is there a Philippine law on how many people can stay in one unit?

Condos are a bad investment, There is no control on the HOA fees and the Maitinance. In 50 years the cost of repair will be higher than the value. How can you resell if you only have 25 years left. These properties will not increase in value. They are very expensive per Squaare Meter. You are paying a large commision to the sales broker. The parking space is not included and will cost almost as much as the unit.

I suspect the only way to make it worth the trouble is if you live in the unit part time (vacation home) and keep it booked on Airbnb during the times you are not using it.

Condos are good investments for 3 reasons - 1. rental value similar to a hotel room (airbnb) 2. low maintenance 3. hedge against inflation (value and rent go up over time)

No. They are not. All three reasons are false. People please do your research

This is true with our experience. I don’t know with other people. We have different tastes. “A Bee don’t have to explain to a Fly why honey is better than shit.”

Any disadvantage po with joint ownership ng condo unit? What happens if 1 owner dies?

Co-borrower po ang tawag Jan, automatic if may co borrow ka, yung responsibility ng condominium sa Co borrower mappunta.
If wala kang Co-borrower, tapos naka Mortgage redemption insurance ka automatic fully paid na yung unit kapag namatay yung unit owner in natural cost. Insurance!

Hi! So, scenario... a condo admin notified unit owner suddenly (on same day) that Meralco is going to remove the unit's electric meter since unit has not consumed electricity for certain months... obviously because noone currently lives there. However, condo dues already paid for approx. a year in advance. Condo admin said, for owner to pay (load electric meter) atleast 100 pesos each month to maintain the meter. The unit owner did not agree. Condo admin has not responded. Meter was forcely removed. Question, then, is it legal? Appreciate your willingness to share you knowledge with Philippine laws. I'd love to here your thoughts. Thank you

Ang alam ko, may sarili kayong contract kay Meralco. Not with PMO niyo.

Some of the most convoluted and restrictive policies I've ever heard off; bar North Korea.
Leasing is not ownership, not in the common law sense of the word. Ownership would mean you can also dispose off your property as you see fit. A lease is thus by default not ownership. Condo "ownership" idem, since you are beholden to other master deeds, legal entities and temporal limitations.
Buying a condominium, unless you own the corporation is NOT ownership.

Two types of ownership of a condo. Perpetual ownership is better and that exist in some developers.
