Hi, I work in the real estate industry so I just want to share that condominiums are generally more affordable compared to house and lots within Metro Manila. A house and lot will only be more affordable than a condominium if it's located in the northernmost part of Quezon City around Novaliches or Caloocan City. And I totally agree that condominiums have cheaper upfront costs because real estate developers offer stretched payment terms for the 20% equity whereas, for house and lots, the equity is around 30% unless the property developer doesn't have a license to sell which is illegal. An update regarding the existence of corporations, as per RA 1152, corporations may exist perpetually so long as the Securities and Exchange Commission is notified. This is the reason why the leading real estate developers keep on developing luxury condominiums which cost as high as P 100 M +. Thus, with the condominium being future-ready and owners having perpetual ownership, condominiums may be inherited much like a house and lot. Same with you, I prefer living in a condominium. It's what I bought and cheers on hitting 3k subs:)
How about own vs rent. Ownership you're less mobile. Rents are so darn cheap, I just can't see the benefits of ownership. I'd rather keep my money in stock investments.
Just want to share that we bought a condo because it's 1) secure and no one can randomly go up to your unit and 2) it was within our budget while allowing us to save for a house in the future. But when you buy a condo, it's better to buy the parking space together with the unit. Parking space prices can go up really fast so if your condo unit is still pre-selling, might as well buy a parking space as well.

I think the 'making renovations' part was not that much emphasized here. In the investment perspective, that should be a huge factor coz one could easily increase the Market Value of his property with few renovations. And yes, looking at things in more than 50 yr horizon, houses win. Unlike your equity in condos that keeps on depreciating, the value of your land will keep on appreciating over a long term time.
Yeah I don't actually understand why she keeps on saying that the condo appreciates in value in her other videos. On a short term basis, that may be the case but in actuality, the property actually depreciates over time. It's really land that's most important to invest in when it comes to real estate.
I prefer to see green space, We bought a lot in novaliches area, although near the city, there are enough greeneries and air is really fresh. The streets are private, plants everywhere. The total cost of the lot is only 400k pesos (2000 per sqm) plus house we spent 1.5M to construct. So in all we spent roughly 2M for a 200 sqm lot with 120 sqm floor area.Our area is not really far from malls like SM and even puregold, its just 5 mins away.
For me I preferred to buy vacant lot inside the metro manila even though it cost a lot of money, estimated 145k per sqm. And after that pag nag kapera na tsaka na ko mag papatayo ng minimalistic house cost 1.5million. And pag nag kapera ulet tsaka ko na itutuloy ang extention sa minimalist dream house ko 😊😊

I surrendered my condo because of the 50 year rule, as the condo gets older it gets cheaper, aside from estate tax there is condo dues, oversupply is another problem why it gets cheaper. I prefer purchasing residential lands and farmlands, as well as house and lots or townhouses( which Im doing now).
Cost definitely goes to house + privacy :") + you can do whatever you want like decorate your own garden have your own pool etc. Houses are good if you are financially stable and sure

Work from home kami so no need to commute, pero if need mo ng malapit sa mga malls hospital schools it depends if may kids ka or elderly, or kung ok lang malayo layo sa kabihasnan basta may kotse ka, so depende talaga sa mga pangangailangan mo at syempre the budget. May house and lot na near malls hospital etc but limited na and pricey, ang murang house and lot is provincial na or sa bulacan rizal, mura pa mga bahay dyan. Mas maganda if you list ung mga needs mo at kung ano budget mo.
Horses for courses. Working from home as in IT has it's advantages nowadays. You don't need to travel, thus saving money and time commuting. With Condo's it's important to stress that a beautiful view can be obscured by another high rise building in the future. As for investing, buying a condo to rent has it's downsides. Tenant organisations often bar individuals from turning their complex into a giant AirBnb building. Plus, rentals are set by availability. If you have a multitude of condo rentals in an area, it can drive down the rental price.

Hi there 10:56 MAINTENANCE! I think if you need a maintenance in your house you can find one in your neighborhood. And it is an advantage if you know them already, In case you need a quick fix or short term project,etc you can call them right away. When it comes to service charge it is much cheaper than hiring a contractor. You can get a quality work and at the same time you also help them for their own. Helping communities🙂 makes happy neighborhood🙂✌
3 years late on this, but I just wanna comment that a lot of those maintenance fees for house and lot can easily be mitigated or controlled because you have control on what mats goes in and out of your house. Assoc dues increases yearly, and most condos at 3m(3.5-4m now) are built on poor quality.
Good video very informative. On the flip side you should do a topic on inflation. I do real estate build and sell, yesterday I got info from agents telling me average lots around Quezon City,Cainta, Pasig,Marikina, and Antipolo has gone up around 1-2k per square in just one year. Labor and materiayales also gone up. A house and lot 100sq meter that use to be 6m is now around 6.4m in just one year. Everything from transportation,tuition,products, food, and etc has gone up. How can an average saver /investor keep up with such inflation especially when the wages doesn't keep up with the inflation?

I chose house and lot for our primary home due to our lifestyle. I got two units side by side nalang for larger space, kasi, we have pets, we cars and we like plants and have seniors sa bahay. Additional expense kasi ang carpark sa mga condominium unlike sa house and lot, its part of the house na. With amenities and security, condominium wins most of the time talaga. Though there are numbers of reasons na hindi patok sa amin if Condo. I considered earthquake risks din since we have seniors and we will be seniors too in the future kaya plenty of stairs is not an option should a emergency or calamity arise. Ambulatory access din is one factor for me, we need the ambulance as quick as possible and a high rise can delay the response time in cases of emergencies. Limited din ang space for gardening and limited space din for pets for a price that can get me two house and lots na. You can't expand your condo units if you need more indoor space also. Ang negatrons lang sa House and Lot is you maintain your own property thus your own expense and your own effort. Unlike sa Condo na itatawag mu lang they will fix it for you. Swimming pool is maintained by the association unlike sa bahay namin kami nag mamaintain and its not cheap kaya malapit na syang maging tilapia pond. Over all depende talaga yan sa lifestyle and foresight mu sa buhay. I have seen a lot of people na sa Condominium na tumanda and they are opting to get a house and lot eventually after selling their condo. So to save myself from complications when dissolution of the building comes, derecho na ako sa bahay at lupa.

Rents are incredibly inexpensive in the Philippines. I can’t ever see a compelling reason to ever buy. Use your capital wisely. I keep a lengthy spreadsheet of companies to invest in depending upon market conditions. Buying real estate in foreign countries is at the bottom of my investment list.
Rent and loan payments (10-year mortgage) are actually more or less the same! More reason to buy. Philippines is not a foreign country to me so that makes a huge difference for the content of this video

For condos it depends on your location for example like near schools, hospitals, supermarkets, also consider the amenities of the condo i.e pool, gym etc (which houses dont have) (this is an ideal location if you want to have a lucrative investment). House and lot located in the city center is very attractive for a busy family but very costly and doesnt have amenities. In short, for practical investment and more lucrative (for rental) condo is better, for selling it really depends on how old is the condo and the location. However, house and lot are pricey but it has more benefits and well worth it in the long run since the land appraisal gets higher as time goes by as compared to condo (which you can earn more if you buy and sell), even the outskirts of the Philippines land prices are going up.
I hope that your also have a topic about the future of condos in Metro Manila. Because of the West Valley Faultline, I am not sure if buying condo is okay in the long run.
It's so expensive buying a house in NYC, so I'll most likely get a condo since it'll be more affordable. If I want a house, i'll probably have to move somewhere else in the US.

mushi mushi mushi they’re all still “good” or valid for 50 years, but they’re renewable ☺️ For others that have a land lease of 50 years, that’s 2 things they have to renew and will definitely be double the hassle but newer condos now own their lots. 🤔
Ready2Adult PH don’t know about renewal,after 50 yrs some are for renovation,i said some are good for a lifetime because i have a friend who work in filinvest,the condo that they are selling are big enough and it’s good for a lifetime,50 years mostly condo units of SMDC.
you should make sure you will not run out of water and electricity which is the most important part of living either in a house or condo , which this peolple are not talking about.they are more concern about selling.

MR. BLUE there are great condos also outside the city perfect for retirees (Mactan and Talisay), they’re also cheaper. Low-rise Condos are great for retirees since you have access to maintenance and amenities without stressing too much about them.

But for roi (return on investment) is your passion then Philippines isn't the best place for that but for living life eating and friends convenience then Philippines is great . I always look for investment properties but the only issue I have is that Philippines is meant to buy and live in not buy and expect great returns. There are special exceptions to the rule. Example sm light residences 4m to 6m generally depending on resale or new. Monthly rent usually 15k in sm light residences. But the mortgage is way higher. In the other example las Vegas 8m to 9m after 20 percent down mortgage is about 40k-45k pesos. But rent is 65k pesos. Thanks for a great video. Please dhl mang inasal please someone help lolololol

Meh. Location, quality of the units will determine demand for that condo. Know your target market and renting it out will not be an issue

Metro Manila condos for 25 sqm is more than 3m for the top developers. (SMDC, Century Properties, Avida, Camella, etc)
This is in Cebu context for the sake of example 😊 There are 3M condos in MM but not from top developers.

Rents are incredibly inexpensive in the Philippines. I can’t ever see a compelling reason to ever buy. Use your capital wisely. I keep a lengthy spreadsheet of companies to invest in depending upon market conditions. Buying real estate in foreign countries is at the bottom of my investment list.
Rent and loan payments (10-year mortgage) are actually more or less the same! More reason to buy. Philippines is not a foreign country to me so that makes a huge difference for the content of this video

Hi Charm, in your opinion, which is better to purchase between a condo unit and a lot if the purpose is for investment return (rental, selling, etc) and not for personal use? Thank you!
For condos it depends on your location for example like near schools, hospitals, supermarkets, also consider the amenities of the condo i.e pool, gym etc (which houses dont have) (this is an ideal location if you want to have a lucrative investment). House and lot located in the city center is very attractive for a busy family but very costly and doesnt have amenities. In short, for practical investment and more lucrative (for rental) condo is better, for selling it really depends on how old is the condo and the location. However, house and lot are pricey but it has more benefits and well worth it in the long run since the land appraisal gets higher as time goes by as compared to condo (which you can earn more if you buy and sell), even the outskirts of the Philippines land prices are going up.

There are some condo's that are good for 50 yrs but there are some that are good for a lifetime.
mushi mushi mushi they’re all still “good” or valid for 50 years, but they’re renewable ☺️ For others that have a land lease of 50 years, that’s 2 things they have to renew and will definitely be double the hassle but newer condos now own their lots. 🤔
Ready2Adult PH don’t know about renewal,after 50 yrs some are for renovation,i said some are good for a lifetime because i have a friend who work in filinvest,the condo that they are selling are big enough and it’s good for a lifetime,50 years mostly condo units of SMDC.

MR. BLUE there are great condos also outside the city perfect for retirees (Mactan and Talisay), they’re also cheaper. Low-rise Condos are great for retirees since you have access to maintenance and amenities without stressing too much about them.

But for roi (return on investment) is your passion then Philippines isn't the best place for that but for living life eating and friends convenience then Philippines is great . I always look for investment properties but the only issue I have is that Philippines is meant to buy and live in not buy and expect great returns. There are special exceptions to the rule.
Example sm light residences 4m to 6m generally depending on resale or new. Monthly rent usually 15k in sm light residences. But the mortgage is way higher. In the other example las Vegas 8m to 9m after 20 percent down mortgage is about 40k-45k pesos. But rent is 65k pesos.

I agree that prices in Metro Manila in particular are very competitive and hard to earn from investing in real estate. Prices are crazy
But from where I am, Cebu-you can get a 2-4M condo, 10-15k mortgage, and earn 20-25k/month.
Now that's good numbers
