    I work in building and builders are collapsing all around me and the government is not doing anything to stop it and on the other side of the coin are approving dramatic levels of immigration? Surely the government cannot be so incompetent?
    Unless they are owned by global corporates who have an agenda of hyper inflate until collapse to then swoop in and cash in for a purchase on the penny?

      @@jameslay1348 but its clearly a Ponzi scheme? Propped up by rich immigrants (mainly chinese)buying at one end and poor immigrants to make it look like the economy has supply and so is functional.
      The reality is that the middle class that naturally sustains and grows a country is diminishing at a huge rate and thus the result is a few haves and mostly have nots and that creates huge issues around crime and racism etc. What's the point of living in a rich house on the hill surrounded by a favela?

    When the middle class gets eroded, the least of anyone's concerns will be how many properties they own. Extreme inequality always leads to civil unrest and violence/crime. Homeowners and investors actually need to go against their short term financial interests if they want to maintain a society in which they want to live.

      That's THE million dollar question. We know that the PK crew has been buying in Townsville, Bunbury, Mackay, Rockhampton and Perth and that they started buying in the northern suburbs of Melbourne, most likely in the Hume council. So I agree with you about the Perth yet to come, but unsure about the current Perth number 2?

      @@noskich government is planning to putting plenty of supply in north and west of Melbourne in the next decade. So don't think that would be good idea

    Its a tight rope of seizing investment opportunity vs considering the higher good. Housing shortages and fast rising prices isnt a good thing. Dont let greed get out if control. Im looking for my first property but im not looking to go crazy. Is Townsville the next Perth? Where is the next next Perth? Id like to fo PK course but im bitten once twice shy with courses.

    Mayhe Australia should focus on driving up immigration levels where no average worker can afford to live. In that way the government can say how well the economy is doing 😕

    Real issue is coming from gov. One hand say increase housimg supply, other hand says the builder needs to follow complicated building rules, short consultant, short trades, short of material, interest high. How do you thing they can build more house if the gov squizes the builder to do their job. The condition right now pretty bad, not only many builders falling apart and also the good one call quit. If the gov does not wake up..price will always go up and you can only buy apartment or townhouse that affordable. No other choice to meet the demand. That is what the gov think about meeting the housing supply.

    The assumption only newly built homes constitutes the inventory is patently false. Most properties bought or sold are not newly built.

    The reason house prices go up more than apartments and townhouses are because of body corporate fees. And people like to be able to have a conversation without your neighbour hearing you from a room as close as another bedroom.

    Hi mate, it would be great if you could cover the fact that there’s close to 3000 homes in nsw that are selling for below listing prices and being discounted at upto 40% and in inner Sydney. Victoria has close to 5000. These are not properties for sale but properties that have been significantly discounted. Stock levels that are rising by the week. No of job losses in especially with the TIER 1 consulting companies. The collapse of the Chinese economy and what it means for our biggest export sector. I do believe that the other side has to be captured. Try driving through inner Sydney past all these new high rises at night. How many lights do you see on? There’s a lot of empty buildings. I feel that a certain narrative gets pushed over and over again.

    The gov should incentivise builders by creating incentives for those that build over x a year. No company or income tax to that that achieve the required levels. no duty / tariff / tax on goods used to build. Etc etc. Demand state and local gov rezone land within x of a city centre. Ensuring multi family and high density. Treat it like the crisis it is.

    Land titles are the issue, if that was streamlined and made development easy….. 7 star energy rating amongst the rest of red tape for new builds

      He owns 3 homes including his PPoR. He recently sold another in 2021 for $2.2m which he had to split with his ex-wife, so likely pocketing $1.1m in cash as there was no mortgage attached to it.

    Another great insightful video. So is a unit or townhouse better than nothing? I own 2 rental properties on the Sunshine Coast and all things considered, being single income I can only borrow another $350,000.... I cant afford to buy detached house and land but i can get a townhouse/unit in Townsville for that for example. Do I invest in a unit or sit tight on what i have paying down PPOR motgage..... Im 40 hoping to be financially secure by 50...I dont expect an answer just thinking out loud, Thanks mate.

      @chrisscullynz I strongly suggest you shop around to brokers to get creative before you use up the borrowing power the current one is saying you have. I definitely think you should invest if you can afford to but you don't want to limit yourself for the next one. Also...do PKs course, best money I've spent in property and that includes properties that have more than doubled in 3 years.

    Hello Pk, i am in delima whether to buy established house to live in or building new in Perth. supply of house in the market is so low resulting higher price. So in such scenarios would it it be good to build new? Your advice would be highly appreciated.

    There is no shortage, the investors are holding up 10 to 50 or 100 properties. All held by way of mortgages. It only takes one big economy to collapse which has a ripple effect on other economy, businesses will collapse, unemployment will rise, no one can afford to buy or rent.

      Have you thought of the poor families suffering the housing crisis?
      Large disparity between the rich and the poor makes the community unsafe and it is not our interest making it worse.
      We ARE rich because many people didn’t have the property ladder.

If they did care, they would be peaceful protests and everyone calling for a stop to migration until housing and infrastructure caught up and for albo to step down. But no one is! What does that tell you? More people have houses than don't have houses. And most are voters who want to see there house prices go up. God bless albo for house price and rental growth.

      @EastWood2004 no one cares! Australians don't care!. If they did care, they would be peacefully protesting and asking Albo to step down. But they are not! All investors and home owners want to see their house prices and rents to increase and Albo has done an amazing job by making so many home owners rich. And theres more home owners that are voters than non home owners who want to see their homes go up in value. And long may it continue. I think he allowed 1.6m people into Australia last 3 years. I'm hoping if he's re-elected he can beat that record and do 5m in 3 years with very few new houses. This will continue to increase house prices and rents.
