For long term? You can check rents by shopping as if you needed a place to live. Look on facebook marketplace, craigslist, zillow etc for 1,2,3, etc bedroom apartments. You can also use www.rentometer.com which allows you 5 free area searches and will give you rental ranges. As far as vacancy goes, you can call real estate agents or appraisers in your area and tell them who you are, what you're trying to do and ask if they'd be willing to share the data they have on the market - specifically vacancy. Just make sure you show appreciation, be concise with your questions and know exactly what you want to ask. Don't waste their time and they'll be happy to answer a few questions.

Absolutely. You can Airbnb rooms within a house. We do something similar, but instead of a room, we just rent a unit.
