    Hi Mark,
    I've been a notary for some time now, and am about to become Notary Signing Agent. I am also preparing to take this course. My question is, Living in the state Florida, what are the things I should keep in the front of my mind going into this. Your time and attention is greatly appreciated.

      hi randy! the biggest thing you should keep in mind is that Florida is a great state for signing agents!
      you are in an escrow state and people relocate to florida by the herds!
      you have been sitting on a money making asset for a while!!

    Do I need to setup a business entity for Loan Signing or can I operate as a sole proprietor?

      i cant give any tax advice but what i will say is, i run my signing service business as a sole prop! hope this helps!

    In MA as you well know...only an attorney can (perform a closing). Now does that mean there is no place in the home buying, refinancing, etc, process...where a notary public can perform a signing agent job? In other words...can a notary public do the loan signing process...and then forward documents to bank, lawyer, etc...for closing? Thx.

      the short answer is yes.
      you can also do signings that originate out of state as well. meaning if the property is in NY and the borrower lives in MA then a notary signing agent is allowed to do the signing as well.

    Hi Mark, I was just about to sign up for your course, when I double checked requirements are for WA. state. The National Notary Association says that I need be NSA certified and "background screened by a reputable company".
    I hope you do not take this as an insult, I am trying to understand their terms. Does this mean a accredited course or ? Why wouldn't my notary background screening suffice? Your course is top notch, I have my fingers crossed you will tell me that it would be accepted. I am mostly concerned about the background screening, as I don't believe that is part of the course. Thank you.

      hi!! first and foremost i am by no means offended!
      you will absolutely need the NNA certification to maximize your income in this business. in fact, there is a link to their certification in my course! its only $65 and includes the background check.
      what you are confusing is the difference between a certification anda signing agent training course.
      the biggest difference between my course and the NNA course is the NNA does NOT focus on signing agent marketing. they only focus on how to do a signing with a borrower.
      in my opinion, learning how to get signings is arguably more important than knowing how to do an actual signing. its kind of like knowing how to drive a car, but not actually having a car to drive.
      i focus on teaching you how to actually make money in this business.
      i teach you how to go get business from mortgage officers, real estate agents, escrow officers, loan processors, transaction coordinators and the list goes on.
      i focus on teaching you how build a real sustainable business.
      Just because you are NNA certified. It does not mean Signings fall in your lap.
      a certification is great, but if no knows you are certified, then whats the point of being certified?

      it is 100% online! and understand being a signing agent is the same state to state.
      The principles to get business are the same and how to do a signing is the exact same-that is why an online course is effective!

    Can a signature by mark be used at a loan signing???

      if approved by the lender.
      Usually if signature by mark is required, the loan officer would advise the underwriter and funder of the unique case prior going to docs.
      usually in a case like this, the underwriter would allow a signature by mark or they would encourage a POA (power of attorney) signing for the person who can not sign their name fully!
