I honestly still don't understand this C of O thing. Why is the C of O in view? If there are few lands with C of O in Epe then why are there so many developers advertising estates over there? Please can you do a session around this land title topic and its navigation.
Most epe lands are freehold. Meaning that there are no encumbrances. Technically you can still alienate the title because it’s under customary law. You can then work on your c of o starting from getting a registered survey. I’ve actually spoken about it before:
