Sir, The 35L per acre must give you higher yield. Also, some of the farms in this band could have the "Tender Coconut" breeds that are generally sold for a higher price than traditional coconuts used for coconut oil extraction and cooking. Moreover the price of Copra has been increasing steadily since the video was released a few month ago. From Rs.90 per kg, it has now increased to Rs.130 per kg So, the higher price also means that the revenue is higher. But, the ROI may still remain at the same level as I have mentioned in the video (since both numerator and denominator are increasing) The most important thing to keep in mind (which I have also mentioned in the video) is the land value appreciation over time. The ROI calculation doesn't include this, but your investment decision making process has to consider that Also, please note that NOT all farms are sold at 35L. If you get on the field and show real intent to buy and ready with cash for immediate settlement, you can still find farms for 20L or even lesser per acre Some viewers may not agree to this. But, this is my point of view. Thanks.

Sir, May I know if you have zeroed in a location at district level? I'm from West TN and familiar with Coimbatore/ Tiruppur Districts Only. Traditionally, Labour is little expensive in these districts, but it will not be a deal breaker. IMO, appreciation doesn't vary much based on the location. It is a system wide factor. Water source is difficult to comment (even at a Taluk level it varies vastly) and you need to see the specific farm.

Sir, To be honest, I don't have any clue about the prevailing prices there. However, the Price of Coconuts/ Copra and other products are almost uniform across the south india. States. Also, if you are buying 1 acre for investment purpose, it may not be a great idea. It will work out only if a family.member can take care of all the work. But, if you have a lot of disposable money and are considering to buy as a summer vacation farmhouse, then, you can go ahead and buy.

Some of the key traits of a high growth stock are: It operates in an industry that has a good potential, it has a visionary CEO, it has been performing well in the past 2-3 years, It may already have a higher valuation (P/E), the products/ services offered by the company are innovative and target customer segment is large is size. Most often, it is a small/ mid cap stock when you analyze today. (Reliance Jio, Amazon, Tesla are exceptions that continue to grow at faster pace in spite of already being large)
Hello Sir, If it is less than 3 acres, then it is better to have the owner or a family member work in the farm. It is not advisable for small acreage because the overhead cost (wages for farm worker) will be higher. Also, you won't get the economies of scale which means getting contractors to pluck the coconuts or even buyers will not be easy.
Not advisable as an Investment Sir. But, if you are looking for a summer/vacation home and if you have lot of money, you can consider. You need to pay the same.money to the caretaker whether he is taking care of 1 acre or 10 acres. You may not get the whole share of well/ power connection. Even for plucking the coconuts and selling, you will be at a disadvantage of you own just 1 acre.

Sir, It may take a few months to see the results of good rain. Also, if you are new to coconut farming, reach out to the block/ panchayat union level agri department officer. They will freely inspect your farm and suggest appropriate fertilizers, if needed.
Sir, You have to pay the stamp duty (registration) amount as per the guideline value or the value you mention in the document. There is no IT on the.income you earn from agri and also there is no capital gains tax, if you sell it for profit in future (as long as the agri land is more than 2 kms from the municipal / corporation limit.

Dear Brother, Wrong Information. Agriculture income is taxable if you have anyother income. Total income is calulated and taxed. if you ae paying then this income will increase the slap rte and may pay upto 30% incometax.
Sir, Agri income is not taxable. But, if you have other income (Salary or Business) and also Agri income, the lower tax slabs, deductions and benefits that you can get from Salary Income will be reduced by the Agri income amount. For example, if you have 10L Agri income and 10 L salary income, the tax treatment becomes tricky. For example, if you have Agri Income of 10L and Salary Income of 10L, IT is calculated for 20L, then this amount will be reduced by the IT calculated on Agri Income Amount. (This is called as Rebate). So, effectively, you will pay tax on 10L salary income, but at the highest slab for the entire 10L. :) Good Point Sir. Today, Copra Price is Rs.135+.per kg. But, it used to be Rs.85 - 95 a few months back. As the prices of coconuts increase, the prices of farms have also increased and hence there is not much change to the ROI.

Sir, This works typically like Real Estate Industry and there are no professional consultanys. But, if you have finalized the farm and if it is in Coimbatore/ Tiruppur DT, I can certainly find some reliable person who can assess and appraise you for a fee. If you don't have prior experience in Agri, you should take two opinions - one from someone that I don't know.

Sir, There are lot of Transactions happening in our area. But, if you are new to agriculture, you need to do a detailed evaluation before you make the decision. I would suggest you to plan this when you visit India. Don't try to buy from Dubai.

Sir, I don't understand the economics of Paddy Cultivation since we never practiced it. So, I'm not in a position to comment whether it is an economically wise idea or not. Coconut Farms have long gestation periods - for about 7-10 years, you will be only spending without any revenue. Advantage is that it is less labour intensive.

Dear Brother, Wrong Information. Agriculture income is taxable if you have anyother income. Total income is calulated and taxed. if you ae paying then this income will increase the slap rte and may pay upto 30% incometax.
Sir, Agri income is not taxable. But, if you have other income (Salary or Business) and also Agri income, the lower tax slabs, deductions and benefits that you can get from Salary Income will be reduced by the Agri income amount. For example, if you have 10L Agri income and 10 L salary income, the tax treatment becomes tricky. For example, if you have Agri Income of 10L and Salary Income of 10L, IT is calculated for 20L, then this amount will be reduced by the IT calculated on Agri Income Amount. (This is called as Rebate). So, effectively, you will pay tax on 10L salary income, but at the highest slab for the entire 10L. I'm sorry Sir, I haven't seen/ heard of 300 coconuts per tree anywhere near our farm. There are some dwarf hybrid varieties with lower life span where you can expect around 180 coconut per year, but not beyond that. If you have any proof, please share and I will pin your comment sir.

But, the overall ROI may not vary much. The yield might be higher or lower in some varieties and regions, but their farm prices and appreciation will also vary proportionately.
